Travelled with girlfriends for a fall weekend at the beach, condo did not disappoint. Clean, and organized, helpful instructions for all electronics & wi-fi. The condo is right on the boardwalk, easy walking to restaurants, shopping, & steps to the beach! Enjoyed sitting on the deck & the hi-top chairs made the oceanview even better. Excellent communication with the owner! Had a great stay, highly recommend it!

We really enjoyed the property. The large balcony overlooking the boardwalk and ocean was beautiful. We were there for the music festival and the property was within walking distance of everything. The owner was very responsive to any questions.

The condo was great for our family vacation. The layout was perfect, with three private bedrooms and two full bathrooms. The balcony was nice in the afternoon and evening (hot in the morning sun). Booking and check in were super easy and Phil was very responsive to any questions. There is an elevator for the building - and even a luggage cart to help with check in/out. We were with my elderly parents, but for anyone that didn't have walking restrictions, you would never even need to touch your car! There are plenty of restaurants and stores nearby. We will certainly try to get this unit once we finalize our dates for next year!

This was our first VRBO experience and it didn't disappoint at all. Great location, great views, very clean. Would recommend this location to anyone and will consider booking it again next year.

The property location was fantastic! We overlooked the quieter end of the boardwalk, which we loved because it gets a lot more congested toward the south end. The family room and master bedroom overlook the beach so we woke up every morning to the peaceful sounds of the ocean waves crashing onto the beach. The condo was very clean; and so were both the beach and boardwalk by our condo for that matter. Aside from the linens, towels, and person items we knew we had to bring, the condo had everything else we needed for the week. Phil was a dream to rent this property from and he genuinely seemed to want us to have a great experience while we were there. He was very available if we needed anything during our stay. If we ever make it back to Ocean City, we would love to stay at Phil’s place again and would definitely recommend it to anyone else looking for a great place!

We enjoyed our stay and will definitely stay next time at ocean city. Location was great. For 4th of July week it was pretty quiet. The only hiccup was we were late leaving town and got there 2 hours after check in time and the cleaning crew was still cleaning. They said the original crew had an emergency and they had to come in and clean. But it all worked out and it was very clean!

This was our first VRBO booking and it couldn't have been better. From booking online, to working with the Property Manager, to the condition and location of the property. You gave us a wonderful, memorable vacation.

Adult only trip to car show. The location was perfect to watch for parade on the board walk from balcony along with being ocean front. We are already planning our next trip.

We've never stayed on the boardwalk in OCMD, this location was perfect. The condo was very comfortable and nicely appointed. The second floor balcony is very private with a nice variety of comfortable furniture. It's a great place to enjoy the ocean and people watch on the boardwalk. The parking spot under the building is also very convenient, as is the keyless entry. We highly recommend Phil's property.

This place is perfect for just relaxing and viewing the ocean. It also has convenient access to the beach. It is right on the boardwalk, but no need to leave the condo to enjoy a spectacular view. It's all available right from the balcony, or from inside the condo which has full length windows. Great host and always very helpful. This is a favorite of our family.

We had a wonderful time here! The weather was better than could be expected and the view of the beach and ocean while enjoying Thanksgiving dinner is SO memorable. Thank you Phil for your hospitality!

We are not big "play in the sand" type people. We are, however, very much into sitting by the ocean and relaxing with the view and sound of the ocean. This property is perfect for that. There is great access to the beach, but if you want to just sit on the balcony and relax, there is nothing obstructing the view and the sound of the ocean is prominent. The weather was nice enough we were able to leave the door open and just close the screens so the crashing waves was our "sound machine" throughout the night. Once again, we were able to see some dolphins running the coast. Thanks Phil for a great place to stay.

This was a nice place to stay for a long weekend. The property manager was very helpful and quick to get back to me and worked to get us checkin a little early. The unit had good TV functions and internet. It was quiet, super convenient to the beach and parking was easy. There was only 1 roll of TP in the whole unit at checkin which was disappointing and there was also no dishwasher soap. Overall a good experience would rent again.

This was our 10th year staying here. Always a comfortable and enjoyable stay. Looking forward to returning again.

We really enjoyed our stay at Regency 7. It comfortably accommodated our group of 5 - 7. Check-in/check-out was easy. The 2nd floor condo is located on the quieter end of the boardwalk. The best feature is the spectacular view of the ocean from the balcony, kitchen, dining/living room & master bedroom! Parking for one vehicle is reserved underneath the building. We could pull into the center of the parking garage to unload, but our Toyota Sequoia was too high for the actual parking space. There's additional parking outside the building and along the street on a first come basis. The building has a small elevator and a cart which made moving in quick and easy. The kitchen was sufficiently stocked. We found the beds to be comfortable. Plenty of extra blankets & pillows. Nice sized bathrooms. FYI...vrbo pictures are not up-to-date for sofas or balcony furniture. On the surface condo looked clean but it needs a deep cleaning. Carpet has some staining and is showing its age. Noticeable dust/dirt along carpet edges, baseboards, ceiling fans, etc. Living room furniture showing some wear, too. I professionally cleaned homes & offices so I may just notice these things more than others. Phil is a top-notch owner and was quick to answer any questions and even stopped in to make a small repair on the dryer. We wouldn't hesitate to stay here again. Thanks, Phil.

This location was perfect and the condo was fabulous! Very clean and great size! Only down side was there was no toilet paper on arrival and we didn't realize *toiletries ment tp as well. We got in late so it was a little frustrating to not have any, but thankfully the convenience store near by hooked us up! We loved staying here and would stay again! Deff worth you buck! Overall great stay and location. Condo was very accommodating with lots of space for everyone. Communication with property owner was also easy and responded quickly.

Everything was great. Only issue was our aramada was too big to fit in the garage. The owner quickly got us a spot outside via another owner and we were golden for the week. Would recommend including parking size limitations in future listings for the condo.
