I spent two wonderful luxurious nights at the Rosebank. The service, attention to detail and care for the customer was 5 star.

I struggle to think of anything outside of "fantastic" for this great little place! The owner, Caroline, makes you feel incredibly welcome, and goes above and beyond to make your stay enjoyable. Will definitely be making a return when we are in the area again.

Warm, friendly welcome. Owner Caroline always ready to provide local knowledge. Room a little tired (wonky toilet seat, towel ring coming away from wall) but comfortable. Good shower. Free wifi. Furniture included desk and comfortable chair. Found TV controls difficult, but then I'm not a tech person. Excellent breakfast. Pleasant walk across park into town.

This guest house is top notch. Caroline and Barry are very friendly and welcoming...nothing is too much trouble. The rooms are very comfortable and spotlessly clean and provide guests with everything they need for a great stay. Breakfasts are cooked to order to your personal taste and ingredients are locally sourced and top quality...strawberries and blueberries were particularly good when we stayed. The guest house is in a good location, about 15 minutes walk from Perth city centre where there are lots of nice restaurants and pubs as well as shops. We can't praise Caroline enough for her attention to detail and her warm welcome. The guest house is a credit to her hard work. We are already looking forward to staying there again... a true home from home.

Very kind host. Warm welcome. Perfect room condition with refrigerator, big bed, clean toilet. It can be batter. I'll visit again whenever I go perth. Most perfect stay of my whole trip. And also you can park your car.

Caroline and Barry were great hosts, nothing was to much to make our stay great! The room was immaculate and little extras provided. Breakfast was to look forward to in the morning and I would highly recommend Caroline and Barry.s guest house and would definitely return! Very impressed!!

Ive stayed in quite a few Bed and breakfast/guest houses in my time all over the country , and this had to be one of ,if not the best Ive stayed in. Caroline the owner, was extremely friendly and helpful. The fried breakfast was fantastic, and it was presented with pride not just dropped on the plate, like a lot of places. It is on a fairly busy road , but that cant be helped, no doubt when it was built it was a lovely quiet road. But a little bit of road noise is nothing really in the scheme of things and all the other B&Bs in the area will have the same problem.

My daughter and I loved our stay. The room was in a lovely addition only two years old, and we had everything. (Even washcloths and a hair dryer which are missing in many B&B's) The breakfast was great and Caroline was so helpful regarding the area. She suggested a great restaurant, the Bothy, which we really enjoyed.

Warm welcome and excellent breakfast prepared by Caroline our host, a very easy going place very close to the city centre about 10 minutes walking. You can leave your car and walk. My best to Caroline and her staff for their fantastic attention.

I cant say enough about this place to stay. Caroline is a lovely host who couldnt do enough for us. I wish that we could have stayed longer. Comfortable bed, quiet room and everything you could need is provided and more.Highly recommend.

In Perth for the Southern Fried Festival, Caroline the owner was very welcoming and helpful. What was very noticeable was her focus on ensuring everything was "just right", and her attention to detail was exceptional. Breakfast meant that there was plenty of fresh fruit , and the hot food was always perfectly cooked. Excellent B&B and we'll go back there when in Perth.

My brother and I stayed 1 night at Rosebank Guest House and had a really lovely stay. The owner couldn't do enough for you - helped us with maps, directions, bus plans and good restaurant recommendation - so really enjoyed our stay here. The breakfast was also delicious and the room really nice - so can only recommend this place.

We were warmly greeted and brought through all the details we needed to know for our stay, such as breakfast and how to work our shower, and even helped carry our luggage to our room. If we needed anything, such as directions to somewhere in town or extra towels, we was ready and happy to help. The following morning, we enjoyed a delicious breakfast and enjoyed a few funny stories. The service we received was unlike any we've received in the past. Caroline and Rosebank really raises the bar for other B&B. She just made our stay absolutely amazing!!! I would recommend Rosebank to anyone and everyone heading to Perth - just give her a shout and you won't regret it!!!

We loved our stay at the Rosebank Guest House, and we highly recommend it! Our room was super clean, and because they had a cancellation, we were upgraded to a larger room for free! They have a wonderful variety of rooms to choose from--so they will surely have what you are looking for. The staff is warm, welcoming, and very knowledgeable about the area. If you are looking for a great B&B in Perth, choose this one.
