Spacious suite with comfortable beds. The hotel is really run down. Only one shower worked. Towels were old and not enough for a family of four. I asked for more towels and the receptionist refused to give us more! The rooms were dirty and had to wear shoes as the floors were not adequately clean. The hotel common areas were absolutely filthy.
The staff were far from friendly or helpful. For the amount of money we paid we paid, this was a total rip off. Stay clear from this hotel.

Hotel location is just perfect for a quiet stay right on the beach! We had a Deniz standard room, but nothing was standard - the room was just huge, well furnished, climate controlled, comfortable bed, a spacious walk in shower and a huge balcony offering an unforgettable view of the sunsets! Hotel manager Mr. Sabri went far and beyond to situate us in a room and make us feel home during our stay. The lobby and walkways are all welcome you with flowering pots, so you feel walking through some paradise. There a few dining options and a fresh bakery shop on ground and around. The Ladies Beach was not crowded, safe for small children, good for experienced swimmers and even offered options for some water sports activities. I would definitely recommend this hotel for travelers who enjoy quiet nights on the water.

The location of the hotel is great. Room size is also great. And the staff is also very nice. Only thing is the maintenance of rooms, building etc is in need of improvement. Light bulbs not working, plates missing, loose screws etc that easily could be fixed and give the overall feel a much higher quality. Also the noice from children etc goes through the walls. If you do not get to disturbed by such things then the place if definitively worth staying at. We also plan to come back and stay here again. The beach is a few steps from the hotel, grocery store as well. There is plenty of restaurants and the taxi is right next door. We could see they were working at the hotel to make it more fresh before peak season which is very good. Overall you get what you pay for.

We had a plumbing issue in our bathroom. They, unfortunately, tried to pass it off as fixed and it happened again and it was a complete waste of time. I also work remotely and the internet was not reliable at all. They tried to blame this on the number of guests at the hotel, which is an unacceptable reason in my opinion in 2022.
I had stayed here before, twice and it was better, then (1 year ago and 2 years ago). It seems that they did not have enough staff to maintain the grounds properly. It is a very nice location and the rooms are quite nice and large. The bathrooms could use an update.
If the management increases the staff and improves the conditions, it could be nice again. - Currently would not recommend it, unfortunately.

First time to Kusadasi area, our room was huge and in an ok condition but you get what you pay for. Even though you have a kettle in your room there was not tea/coffee or sugar. We took our own tea bags anyway. Room cleaned every other day.
Did have a small problem with a dog that was kept at the hotel heard it once barking at 3:30am and early morning around 6 and 7 I did complain about it and sort of rectified. As the property didn't have a pool we asked the Hotel next door think it was called the AYMA if we could have access to there pool, it cost us 100 lira each which was good. All in all a lovely stay.

The only good thing about it was close to sea! No swimming pool,beach is not there owned! No one comes round to change your bedsheets or cleaning the room! Unfriendly receptionist she looked mad at all the time! False advertising! Not recommended and over priced! We won’t be returning!

I booked a connection suite for my guests. A family of four with two grown up children. Instead they gave them a large triple room and refused to change their room. When we asked an extra room they asked extra money for that and asked a higher fee than their online internet fees. So I had to book it through expedia. The hotel was in bad condition without any or very little maintenance. There were old beds around. My clients said there was a bad sewage smell. The beach was crowded. The hotel is in a commercial center where there are other businesses. Elevator bultons did not work.

The hotel is in a great location and view of adjacent Ladies Beach. However, the hotel is pretty run down and in fact the front of the hotel nearest the beach looks like it was literally hit by a bomb and falling apart. Our room was ok with a great view but again was pretty run down and in need of a little TLC.

+ Lots of parking, large apartment, great location close to beach, bars and restaurants and staff were helpful.- Terrible internet service, kitchen had virtually no dinnerware, cups glasses, cutlery etc, tv’s didn’t work although I just gave up and didn’t even bother contacting reception to fix the problem. Murphy beds are not Murphy beds they are old and uncomfortable fold up beds. The whole exterior needs a good clean and update, it’s old and tired.

Was extremely gutted with the hygiene of this property the bedding had make up on the pillow and dirt marks clearly wasn’t changed

It was a beautiful suite with a breath taking view of the Sea and a lovely balcony to enjoy it too. A very clean place and an amazing breakfast too. The area was great with a lovely place to dine and walk beside the sea. The staff was also super friendly and helpful.All in all I had an amazing stay here and would love to visit again.

It is nice and quite spacious apartment and sea facing but i am surprised that two stove was not working and when we feedback to hotel receptionist, he told me that it is like that only. If they know then why r they not repairing? . There was no hot water coming in the apartment even during winter, hotel staff came and spent 1 hour but still no hot waiter coming. We requested to shift us into another apartment but they told us they do not have similar apartment. At the end they opened us another room for us to take shower. The apartment is equipped with kitchen but utensils provided less for us to use. Anyway it was just for one night stay but hotel management look into it.

This property has the best location, right at the beginning of Ladies Beach, however, it the property is dirty everywhere. Corridors are dark, dirty or smelly one or the other. Lighting is poor everywhere. Our room upon arrival was not properly cleaned and stenched of cigarette smoke, even though it said non smoking. The bathroom was dirty and floor had sand stains everywhere. I immediately requested a room change. In the new room, the floors were clean but the shower had black mold stains on the grout, the toilet bowl stained with idk what. The towels didnt feel fresh and clean. They clean every other day. I had hot water sometimes and this was a hit or miss. Kusadasi is beautiful, but this hotel may have ruined my impression of a great old town.

Perfectly located right near Ladies Beach (2mins walk). Hotel is perfect for family with young kids, especially if staying in a suite that has a living room and a joining bedroom. Staff are friendly and so accommodating. Town less than 10mins bus ride, with bus stop literally across the road. Surprisingly the bus service was excellent and so frequent and stop wherever you want. Highly recommend.

We had a 3 bedroom residence. Wow! It was big! Note that if you want to have a beach chair it will cost you, but going in the water is free.
