Spotless rooms with a friendly, very informative host in a quiet but convenient location in Liverpool with a perfect continental breakfast.
We will certainly return as this is the nicest place we have ever stayed in Liverpool

My husband and I had a lovely stay at square tree house. It's very conveniently situated in walking distance of the city centre, but far away enough to be in a peaceful area. We felt very looked after and nurtured, every little thing was thought of right down to usb charging ports by the (beautiful antique) bed. We slept really well, the en suite was clean and generously stocked with toiletries, towels and face cloths. The shower was lovely and hot.
Breakfast was delicious, so much food including hand roasted almonds and it was such a treat having tea and coffee made for us by John. John is a wonderful host and good company. Diolch yn fawr!

Three couples stayed overnight , each room different but all tastefully decorated in keeping with the property.
Very clean, beds very comfortable .

The house was spacious and beautifully furnished throughout. Everything was excellent, we were given loads of information and maps to help us navigate the area.
We can't think of anything negative, we're already planning our return trip.

Room was clean and bed very comfortable very clean bathroom facilities decent continental breakfast and free parking outside approx 1.5 miles from centre. Owner was very helpful would definitely use again.

We had a fabulous time in a lovely room at the top of this house. The room was huge, and although the bathroom wasn’t en-suite, it was right next door and robes were provided. John was a fantastic host sharing local knowledge and great stories. Breakfast was a good variety of fresh fruits, yoghurts, sourdough toast and croissants with strong coffee. There was free on street parking right outside. A short walk through the park brings you to Lark Lane which is bustling with an abundance of bars and restaurants. There are several bus stops 5-10 minutes walk away which get you quickly and cheaply to the city centre. All in all a great place to stay, much more fun than a bland chain hotel and a complete bargain too.
Liverpool was full of interesting things, we have only scratched the surface. We intend to return to Liverpool, and to Square Tree House.

John, our host, was very accommodating and kind. Check in was a breeze, our bed was very comfortable and clean and our bath had lots of extras. Breakfast was superb!

The room and bathroom were well presented and had all we needed in plenty. The only issue was my husband was a bit too tall for the shower, but he is over 6ft. He made it work anyway. Should we stay again, we would ask for a room with a bathroom that might accommodate his height.

John, the owner, is an absolute delight. Warm, chatty, interesting and very accomodating.We were up staying for a wedding and he was happy to lend us an iron and ironing board and an extra heater while we were staying.Breakfast is lovely and the beds are warm and cosy. Everything you could possibly ask for in a classic B&B

John is very friendly, welcoming and helpful. The property is a relatively easy walk from the city center and theres sufficient street parking if you arrive by car

The room was large, and pretty comfortable, though it is odd not to have a TV these days. Wifi didn't reach my room (1st floor front), but I didn't worry as I have good data service on my phone, and i wasn't spending too long there anyway.
The biggest disappointment was breakfast. Expecting a hearty full English, there was only a random 'continental' style mix of croissant, soda bread, cherry jam, smoked salmon, cold boiled eggs, and fresh fruit. Everything was measured out for the number of people coming for breakfast.
Glad I hadn't paid full price for my breakfast.

Standard of cleanliness you very rarely see. SPOTLESS !! Lovely owner John. very friendly. we didn't have breakfast as we didn't have time. it did smell fab though. the only slight niggle I had is that I was very hot in the night and couldn't open the window. A stronger person would prob have been able to. I am disabled. I am also very glad to see that John had retained the majority of the original features in this Georgian house. We would defo stay again if we were in the area.

Lovely weekend stay at Elegant House . Owner John couldn’t be more friendly and helpful . Nothing to much trouble and full of useful information including maps to help you get about. Lovely large rooms , Quiet area with free on street parking and opposite a nice park . And public transport close by.

This is a fantastic hotel, athe rooms are large and very clean. The owner ( John) makes you feel welcome and his customer service is truly great. Stay here if you are lucky enough to get the chance!
