The pool and arcade will keep us coming back. We never stay somewhere twice but we've been to Kingsgate during spring break twice already. We'll for sure book next year.

We had a wonderful stay! The kids loved all that the resort had to offer - pool, arcade, mini golf! It was a convenient location to all that we wanted to do in the area. We would definitely return.

The room itself had some issues. AC didn’t really work in the bedrooms so we had to have the doors open to get the air in there. The shower doors in the one shower did not close all the way. Reached out to owner who told me to reach out to the front desk. They took forever to come out and never did fix the AC problem. If it weren’t for these issues during 90 degree days our trip would have been great. I will Def make sure not to stay here next trip.

This place is really great. This is year two for us staying here and we will be back next year. The pools are clean and wonderful. Big enough so it's not crowded. The guests that stay here are respectful of one another and the rules. No loud parties or cursing, just family fun! It appears that they are renovating the units, block by block, so they may be more modernized in the future. Even so, they are nice as they are. Great value, free arcade, great staff.

We were grateful to find a good size pools, and even an audiotape only one! The property was great and lots of extra activities to do on site. The suite we stayed in was very spacious, although slightly dated, it was clean and well kept. We would stay there again if we were to visit Williamsburg or Busch Gardens. The location of close to a lot of attractions and shopping.

Our family loved the property, pool, arcade, mini golf, etc! It was centrally located with easy access to colonial Williamsburg, Busch Gardens, restaurants, shopping and more. We would definitely stay here again.

We used this space as a home away from home during W&M drop off weekend. It was perfect. It provided us enough space and also had plenty of activities to engage in. We loved the pool and the arcade. And the distance from the school was easily navigatable. We would definitely stay again.

The resort is amazing with so much to do. I would rate it 4.5. Not a 5 because the inside needs attention to some small things.

Great size for our family of 4 and very convenient. Kids loved the pool. The beds are super comfortable. It was great to have the kitchen and laundry. The only con was that the bathroom and kitchen wasn’t cleaned that well before we arrived. We’d go back there though because of comfort and convenience.

When I booked this unit as a place for my husband and i to stay with our daughter and son-in-law while we were in Williamsburg for a family wedding, I had no idea there would be so much fun available! The resort is a great place for family with kids, as well as adults who just want to have fun after being so restricted for the past year. And it's clean and meticulously maintained. We're already planning to return

We were pleasantly surprised at how nice the property was. The suite was large-the size of a small apartment. We enjoyed the amenities included in our stay such as the mini golf, game room, and pool. We will definitely recommend this to friends, and we hope to come back.

The property was great! We used the tennis courts , the pool, the game room and played mini golf. We had to force ourselves to leave the property. Great restaurants and sites are close by.. the room was just right except no cream and not enough sugar for coffee. If they had food on sight for lunch that would be nice . And a cabana person offering drinks would be paradise! We would stay again.

We had a very nice stay. Large space in each unit which was nice to have with multiple kids. Pool, mini golf, grilling area were awesome. Also a great location. We were no more than 10-15 minutes to colonial Williamsburg and Busch Gardens. We will definitely come back one day.
