The Royal Anne was even better than I expected from the pics online. The room was very clean, comfortable and bright with the huge windows. I was in an upper room so had a great view out to the water and mountains. The staff was very friendly and the breakfast was great - especially loved the fresh fruit. And only a couple of minutes walk to the waterfront 👍🏼

The outside fan noise was strong when the balcony door was open but the good thing was the windows were soundproof when the door was closed.

Nice atmosphere. Rooms were spacious. The staff friendly.

My room was near the lift and there were a few noisy guests loitering there. It was a Saturday night.

Fantastic breakfast. Inviting lobby and very friendly staff. Room was comfortable and clean.

The noise travels through the hallways and from the street. Kind of felt like people were right in your room.

The staff were friendly and helpful. The room was clean and the location excellent.

The bathroom basin was small and would splash water onto the vanity .But this was only a very minor issue as the hotel was excellent value.

This hotel has an excellent location downtown Kelowna. Walking distance to shopping and restaurants. Very comfortable beds. Housecoats in the room are a nice touch. The sauna was also nice.

The soundproofing is not very good in this hotel. Doors slamming are apparent at all times. In the early morning, garbage pickup was very loud, even from the 4th floor. Bring ear plugs.
