Lage: sehr gut in Bezug auf die Biennale mit kurzen Wegen zu den Giardini und zur Arsenale.
Größe: sehr passend.
Sauberkeit: sehr gut.
Sehr freundlicher und fokussierter Mitarbeiter der Organisation bei der Schlüsselübergabe, ausreichende Erklärungen zum Inventar. Kontaktaufnahme mit der Organisation per Email ohne Probleme, rasche Antwort!
Keinerlei Probleme mit der Kreditkartenzahlung.
Sehr gute Qualität der Fenster.
Beleuchtung in der Küchennische anfänglich defekt (positiv: rasche Reparatur nach Benachrichtigung via Email!).
Ausstattung mit Küchenutensilien und Geschirr: nicht ausreichend! Zwei Messer bei einer 4-Bett-Wohnung; zu wenig Tassen.
Kapselkaffeemaschinen sind in unserer Ansicht nicht zeitgemäß wegen des erheblichen Müllanfalls.
Geschirrhandtuch: ein einziges vorhanden.
Bad: sehr strenger und unagenehmer Geruch, dessen Ursprung nicht aufzufinden war. Häufiges Spülen sämtlicher Abflüsse sowie extensives Lüften konnten keine Abhilfe herbeiführen. Auf Anfrage bei der Organisation teilte diese mit, dass es sich am ehesten um ein Phänomen handelt, das auftritt, wenn es in Venedig feucht und regnerisch ist. Diese Aussage ist zu akzeptieren, da nicht widerlegbar, wenngleich uns diese olfaktorische Belästigung noch nicht auf unseren zahlreichen Venedigaufenthalten zu unterschiedlichen Jahreszeiten untergekommen ist. Der Geruch hat uns die abendliche Rückkehr in das Appartement von Tag zu Tag schwerer gemacht; eine Gewöhnung ist nicht enigetreten, ein Ignorieren war nicht möglich.
Ein kleiner Schreibtisch zur Laptop-Positionierung und zum Schreiben ist sehr wünschenswert - Platz war vorhanden.
Vorschlag: Austausch der großen Decke für das Doppelbett gegen zwei Individualdecken.

Appartamento situato in zona comodissima, a due passi dai Giardini della Biennale e dalla fermata Giardini dei vaporetti. Struttura molto accogliente, luminosa, particolarmente adatta ad una coppia o ad una famiglia. La posizione ad un piano alto garantisce anche una bella visuale sui tetti intorno all'edificio. Check-in puntualissimo ed estrema disponibilità dell'host alle nostre richieste.
Come già scritto in altre recensioni l'appartamento è posto al secondo piano dell'edificio senza ascensore e con scale molto ripide, quindi non adatto a persone con limitazioni. Abbiamo avuto un qualche disguido con la chiusura elettrica dei velux (che non ha consentito di oscurare la luce) ma penso sia stato un caso perchè non leggo di altri che abbiamo avuto lo stesso problema. Odore spiacevole in bagno.

The location was excellent.
The weather was cold and there were no blankets just a thin sheet on the upstairs bed.
There was a small kitchen but no tea towel.
My daughter had brought along a few expensive wines and there were no wine glasses just thick glass tumblers
There was a smell from the bathroom area of sewage.
Paying for an extra night was extremely complicated and involved several text messages once I had made the transfer of money.
Three steep flights of very dirty stairs to reach the apartment. These should have been cleaned.

The flat was really nice. It was clean, quite spacious with good view, you could even see the sea. The beds were rather comfy. Kitchen is well equipped, everything you need was there. The location was good as well. Pretty close to all the main attractions, vaporetto stations, restaurants (cafe Majer serves great coffee and Nevodi PizzaLab makes amazing pizza to go) plus there’s a supermarket just around the corner.
There were couple of things. First of all you need to take into consideration there are very steep stairs, it’s not a major concern, but be aware. Then we missed the ironing board, asked for it specifically but never got it, again not the big issue but if you stay for a week, you’d need to iron some of your clothes. The third and most disturbing thing was the bathroom. It was clean, comfortable and big enough, with white towels, but it was very stinky.

If you have issues with stairs, then this place isn’t the best. You have to walk up a few flights.

Almost everything was perfect (see negatives for what was not). The location is superb -- close to the very touristy center, VERY close to the Bienale gardens and very close to the excellent and slightly less touristy Via Garibaldi (don't miss Nevody, the best pizza in Venice and their sister 'upscale-ish' restaurant with brilliant service and cuisine). The apartment is especially suitable for a couple with one or two kids -- the kids get their 'secret' mini-rooms upstairs and the parents get the excellent double bed. All the facilities are great (including the perfectly working A/C unit, which is not always the case in Italy). The host was just fantastic in meeting us there and explaining everything. One very important note: the apartment is located on the last floor of an old building without an elevator and with 3 flights of very steep stairs. This was not a problem for us at all, but if you can't climb the stairs - this is not an apartment for you.
1. During the day we've had a couple of waves of bad smell coming from the pipes in the bathroom. The smell was bearable but very strong. The host consulted someone and explained that the problem is probably with the sewage system and that the only workaround would be to use the air-freshener to try and neutralize the smell. We cannot say whether the problem is persistent or was due to the very hot summer, but it was definitely real, hence the rating of 9 and not 10+ as this property would otherwise deserve.
2. As mentioned before, you need to climb three flights of steep stairs -- not a problem for us but may be for others

Very nice place. Clean, good air conditioning, good wifi reception. Close to restaurants, a grocery store and a nearby park. Walking distance to all the tourist spots. Also nice that it had a washing machine and they provided laundry soap and a drying rack. It was a very pleasant stay.
There were a lot of stairs to get to the place, ok for us but might be a problem for some. We couldn’t get the tv to work but not a big deal.

The location was excellent. Very central and close to Giardini vaporetto. I liked the extra space next to bedroom to hang clothes and store suitcases. The kitchen facilities were adequate for our needs.
I was not aware until arrival that there are three steep sets of stairs to reach this top floor apartment. Fortunately I could manage but many other people of my age (78) might not have been able to. My daughter stayed in the upstairs bedroom but knocked her head a few times due to the sloping ceiling.

The location was great and easy to find. Nice to be slightly out of the hustle and bustle of Venice, but literally within 10 minutes walk really of the main centre. It was a good size apartment for myself and my husband and our 1 year old son. And the decor was tasteful and simple. Caterina met us with the keys and was super easy to communicate with. She WhatsApped on the day, and made sure to time her arrival at the apartment with when our Water taxi was due to arrive. She was waiting at the foot of the stairs when we arrived. Very smooth.
It wasn't as clean as we would have liked. Both the rug on the floor in the living room, and the shower had hair left on them which was disappointing to find.

Location was perfect, we had parks right on our door, fantastic if you travel around with dogs.
The fridge was not working well. I told the owners and they said it will be fixed. We ware only there for two days so we managed. Everything else is fantastic.

Excellent excellent. At first wasn't really sure about the location. The whole area is very close (1.5k to be exact) to San Marco, yet out of the tourist radar. Also, just 100m in front of the house is a vaporetto station, a weekly vaporetto card made everything easy to get to anywhere. Just next is Arsenale, another very nice district to discover. Here is more Bienalle crowd (lucky if you visit Venice during a Bienalle 👌) Venice's gardens are here, so so green. For runners, it's a good run route from one end to other. I ran every single day, i should tell it is one of the highlights, running thru Venice is also special.
Also there are so many good restaurants and cafes around, tips that they gave were excellent, tried to try most of them.
The house is exactly as in the pictures. Small but very handy, we stayed 2 adults, 2 kids (kids rooms were small (a bed and a drawer), low ceiling - was really ok), very nicely fit. Everything we needed was at the house, simple, basic, modern, cozy. Market was 100m away, everything was so easy to handle for a family.
Such a lovely and unforgettable stay. We adored it like our own house. 🤗
Some machines need some maintenance. As we entered the house air con wasn't cooling properly (because apartment is on top floor, it gets really warm inside), we opened the filter, it was so so dusty, uncleaned for perhaps at least in years 🤭 we washed the filter, it was cooling again. ☺
Refrigerator broke the last 2 days before we left.
Apartment is located on the top floor of an old building. I love the climb, but anyone that has a problem with stairs, just you need to know. So this is Venice. 😘 Some steps you need to pay attention.

Wonderful apartment, bigger than it looks on the pictures, with lots of light and absolutely everything you need to be comfortable. Great location to visit the city as it is close enough to all the main touristic areas, with lots of restaurants and shops around the corner, but also in a quiet neighbourhood with beautiful parks and close to a more local area where the restaurants are amazing. Very helpful staff and pet friendly (perfect for walks, Venice is a very pet friendly city). We stayed more than a week and we absolutely recommend it.
The only thing you should be aware is that, as announced, it is a third floor, but if you have no problem with stairs then know that it is worth it.

Location is a little out of the way from the main tourist destinations, so a bit of walking is needed but this was exactly what we were looking for. A great location if you want a quiet night's sleep and a more "local" experience. Restaurant availability nearby is a bit limited but there are still some good options. Would highly recommend this location!

The accommodation was excellent, very comfortable, clean, warm and well equipped. It was important for us to stay near Giardini Biennale so the location was excellent. Just around the corner there is a wide street with good restaurants, take away food, supermarket and a pharmacy. The host, Veronica, was very attentive and provided all the additional information we needed during our stay.

The apartment was very comfortable for 2 adults & our 2 teenage daughters. The girls had adjoining loft bedrooms & we had the master bedroom with a separate dressing/storage area....plenty of room. The apartment has been tastefully and simply renovated with a a well equipped, simple kitchen. There is also air conditioning...very helpful in July
It is in a great location, a side street of a lager pedestrianized area, (1 minute walk). This street was full of bars, restaurants, a Coop, pharmacy, cafes etc...not full of tourist like the Piazza St. Marco area.
We were only 10 minutes walk to Piazza St. Marco or the Vaporetto water-bus stop was 2 minutes from the apartment.
One slight improvement..in the loft rooms, there needs to be some hooks on the wall to hang up clothes....
no dislikes .....just be aware that the apartment is on the top floor... 57 steps up. Not easy if your elderly etc, but this will be a challenge in any old apartment block in Venice.
