It is a very great place to stay in Venice. The location is good. The communication with the Owner Monica was excellent and very useful. The place is well decorated (Exactly as in the picture) and very comfortable. It was a great choice for my family and I.

The apartment was exactly what we expected for six- two grandparents, two parents, and two teens. The neighborhood was great- on the water( Guidecca Canal). The canal was there when you came out of the apartment gate. Vaporetto to get there was crowded and difficult with suitcases but that’s Venice. Alberto our host set up a water taxi when we left for the train station-quite an adventure but great. I would definitely stay there again.

Our apartment was spacious enough for our family of 5. We enjoyed the kitchen space and the little touches throughout that made our stay more comfortable. The hosts were very responsive and one met us at the pier to walk us to the apartment.

Well-located, comfortable, and modern flat on the lagoon in Venice. Steps to transportation and amenities. Property manager was very responsive. We will be back!

Apartment was very much as advertised. Very close to Conad supermarket. Relatively easy walk to San Marcos square. It is slightly off the beaten tourist tracks but still plenty of restaurants around. No direct view to the canal from the apartment windows, but there are lovely courtyard views and this also minimizes the motor noise from boats in the canal. Although, the apartment is situated directly outside of the Santos Spirito waterbus stop, you will most likely be arriving by either the #5.1 or #2 water bus from the train station and those stop at the Zatere waterbus stop, so it was a little longer walk than first anticipated. Our host was lovely and spent a good deal of time going through the apartment and also pointing out local attractions and how to get there. Our texts to her were quickly responded to and she was very helpful in arranging a water taxi on the last day when an 8 hour strike prevented our use of the waterbus system. Only 70€. Would definitely consider staying here again on our next visit.

Even if we were a bit late because of delay in our train, we have been warmly welcomed by Monica who waited for us. She took time to give us advice on the area and answered all of our questions during check-in. The apartment had a great space for kitchen and lounge, the beds were comfortable. We have been able to use the washing machine and it was practical to have a large hanging support for letting it dry. The small grocery and vaporetto stop were very close and made this place extremely convenient. Only little point to note, it would be great to have an espresso machine in the kitchen, I think this is the only thing missing to make it perfect! But this is very minor considering the overall score. I would definitely go back there without any hesitation. Grazie!

A great location by Spirito Santo, within easy walking distance of Salute, so good access to vaporetto routes. A very comfortable, warm first floor flat with a large well equipped kitchen. A quiet neighbourhood, very close to a supermarket and bars and restaurants. Communication was very easy with Monica, who met us at the vaporetto stop and showed us round the flat. All in all, a lovely week. Thank you.

The home was excellent well-maintained very cute condo. You do want to take on consideration once you get off the water bus you will need to walk quite a bit with your luggage. The host/owner waited for us to walk us to the home, very nice of her. The home is well equipped, for example European plug-ins that were excellent to us. I would definitely recommend this place to anyone who likes the at home feeling.

We (a family group of five adults) stayed a week in this lovely apartment in Dorsoduro. It was exactly as shown in the photos - very light, very stylish, very comfortable. Definitely a great place to return to after long days of exploration. It was well-equipped and very clean. We had the choice of two vaporetto stops close by - one on the Grand Canal and the other on the Giudecca Canal. We were also within close walking distance of a Conad supermarket as well as some very nice restaurants. We would have no hesitation in returning to this quiet corner of Venice.

We spent three nights at this excellent apartment. The location is perfect— steps from the Spirito Santo water bus stop. The neighborhood is an easy 15 minute walk from St. Mark’s Square but isn’t crowded at all with other tourists. There’s a grocery store within a 3 minute walk with a great selection and unbelievably low prices. Monica was easy to communicate with and provided everything we needed.

As a family of five (adults, three teenagers), we all had adequate room and appreciated the refreshing A/C in this beautiful space. Public transport, grocery, pastries, museums and major tourist sites were all easy to access. Monica was quickly responsive and so helpful. We had an unexpected, late arrival and her communications made check-in mercifully easy. Hope to return! Grazie!

Wir haben vier Tage in Venedig verbracht und haben uns in der Wohnung im 1.Stock sehr wohlgefühlt. Das Haus liegt direkt an derVaporetzostation, aber ruhig etwas zurückgesetzt vom Kanal. Die Küche ist geräumig und gut ausgestattet für gemeinsames Kochen und Essen, die Zimmer freundlich und hell mit liebevollen Details eingerichtet. Die Kommunikation mit Monica war super. Gerne wieder!

It was a great pleasure to discover Monica's apartment. We are seasoned travellers and frequent visitors of Venice. This property was the perfect base for exploring the city, conveniently located next to the Alilaguna water bus from the airport and a short walk from major sites and museums. The apartment itself was very tastefully furnished and impeccably clean. Monica was a great hostess and -although away from Venice when we visited- always present and very reactive in answering the couple of questions that we had. Thank you again, Monica, we'll certainly be back!

We enjoyed what was our second stay. The apartment is well equipped and located. Usually a quiet location but our stay coincided with building work on the neighbouring property. For 5 of the 10 mornings this acted as our alarm clock as the noise started at 8.10am. This was unusual and won't be a regular feature, we were just unlucky. It would not stop us making another visit in the future.

Die Wohnung ist sehr schön und alles ist top sauber. Die Lage ist perfekt. Wenige Meter bis zur Station Spirito Santo und 200m zum Canal Grande. Wir haben uns wohl gefühlt und kommen gerne wieder.

Eine sehr schöne Unterkunft, um einen längeren Aufenthalt in Venedig zu genießen. Die Lage ist traumhaft, und die Wohnung selbst sehr schön. Sie ist mit allem ausgestattet, was man braucht. Wir kommen gerne wieder.

Abseits vom Trubel aber dennoch zentral, zeitlos moderne Einrichtung, komplett ausgestattete Küche für 6 Personen, es fehlte nichts. Wir kommen auf jeden Fall wieder!

The check in and in the days prior Monica was always available to help us very nice. The appartment is right on the canal as you exit the building gate 50 metres away from the Vaporetto stop. Quiet neighbourhood, close to everything with a 10-15 minute walk. Superbly equipped and very big. All in all worth the price.

Schöne geräumige Wohnung in guter ruhiger Lage, Schiff, Supermarkt, Restaurants und Sehenswürdigkeiten fußläufig- alles hat gut geklappt, gerne wieder

Tutto molto confortevole. Casa ben arredata, cucina fornita per preparare colazione e cena. Eravamo 4 adulti e 2 bambini. Tutto bene.

Sehr schickes Objekt mit geschmackvoller, zeitlos moderner Einrichtung. (kein venezianischer Plüsch, sondern unaufdringliche Eleganz). Bücher laden zum Stöbern ein. Gute Matrazen und durch die 2 Bäder auch entspannt bei gemeinsamem morgentlichen Aufbruch. So wie es auf den Fotos aussieht, ist es auch! Wir waren mit 5 Leuten da und waren mit 3 Schlüsseln gut ausgestattet. Die Wohnung ist im ersten Stock (kein Aufzug) - und vor allen Fenstern sind Fensterläden - so waren wir bei Unwetter, Hochwasser und Sturm sicher und gut geschützt. Die Heizung wärmte uns (im November) gut auf, für den Sommer sind genügend Geräte für eine Klimatisierung da. Monica, unsere Gastgeberin, hatte uns alles super erklärt und der Eincheckvorgang war entspannt. Dort könnte ich "immer" wohnen und komme gerne wieder! Der Anleger "Spirito Santo" ist nur 50 Meter entfernt - doch die Linie 6 fährt nur Werktags (und auch nicht im Krisenfall bei "acqua alta"), aber auch der Anleger Zattere und Salute sind nur etwa 5-10 Minuten entfernt, Anleger Academia 10-12 Minuten. (dort auch ein Supermarkt)

We arrived early at the apartment and Monica was there to greet us, she was very helpful with lots of information about the area and the apartment. The apartment was in a great location easy to get to and from the airport and for getting around Venice. Lots of bars and restaurants near by and a supermarket just a 10 minute walk away. The apartment is very clean and comfortable with everything you need for a relaxed stay. Lovely décor, very comfortable beds and great air conditioning. The kitchen diner is very well equipped with good quality crockery and appliances, even small details like a shopping trolley on wheels, which is very useful. Monica was a very good host and she replied to all our enquiries either by email before we arrived or by phone when we were in Venice. The entrance to the courtyard to the apartment is set off the Canale della Giudecca, the courtyard is pretty and smells of the jasmine that grows there. The apartment is on the first floor, but was very quiet, we didn't see or hear any of the neighbours. On the canal outside the apartment you have the experience of watching the enormous cruise ships coming and going, it's quite a sight. We would happily recommend this lovely apartment and we hope to return one day.
