Great location to visit la Biennale - Giardini and Arsenale at 10min walk. Lots of great restaurants and bars nearby where to enjoy food, drinks and the local atmosphere.

The spaces are very comfortable - big enough bathroom with shower and bidet, nice entrance with two chairs and a table, big bedroom with drawers, closet and desk. Our room was facing an inner courtyard, it was so quiet at all times. Even if was not foreseen, there was a light breakfast included, nothing special but it was very appreciated, especially the coffee capsules to use with a Nespresso machine. Also two wine glasses and a cork were in the room, for special moments or just to relax at the end of the day. Wifi was fast enough. The location is perfect for Art Biennale and close to a street with all the facilities you may need, supermarkets, bars, restaurants, etc. The apartment was cleaned daily with new supplies provided.

The rooms could be better soundproofed from each other, but was no big deal, the other guests have been quite careful, we could mainly hear the entrance door closing.

this property was beautiful! the location was nice and the room was clean and well maintained.

i did not realize the other areas would be common areas but overall the property was very safe.

- No safety locker - No fridge - Bad soundproof - No reception; I would like to see the staff in person rather than communicate via Whatsapp

it was not clean at all. it was full of hairs of people before us all over the place, in the shower, all over the floor, beddings, toilet…

The bathroom door was dismantling and wouldn't close. Wifi didn't work in the room.

- Comfortable bed - Nice room, modern bathroom (room name: 'Barbara') - VERY efficient and quiet A/C - Quiet accommodation (no street noise) - Great location, a bit offside the main tourist paths - Good value for money overall and nice place - low rating of 7 only due to the main issue described in detail below)

- Lots of random hair on bedsheets - Stained pillow case (yellow spots) - Clogged shower - Wifi: Very weak to non-existent in room 'Barbara' (we used our mobile data instead) - The major issue: Very poor support by host. We arrived and found our key to the assigned room missing. It was because another guest incorrectly checked into our room - no mistake by the host there, BUT: As we couldn't access our room we called Veronica (host). It took a few minutes to reach her. Communication was poor as she hardly speaks English. Her internet connection was also very weak. We eventually used google translate to communicate. We asked her to come by to help resolve the situation but she just said that she is far away and can't. She was NOT apologetic about the situation at all. So it felt like there was hardly any support - very unpleasant and stressful way to arrive. We eventually got a different room assigned. The WORST of all: Veronica initially told us to use the master key for all rooms to verify if another guest was indeed checked into our room (to do so, she texted us the secret hiding spot of the master key). This is extremely questionable and unprofessional behaviour as it creates a major security issue - telling random strangers how they can access all rooms. We did not feel particularly safe about our belongings after that.

Great location, nice room, easy checkin.

I don’t want to tell you this in case I want to return! But this was a wonderful location to explore Venice from :) Large comfortable bed and powerful shower.

The only thing I can find to improve on is that the pillows were a little flat and hard. Would be great to have the option of a softer pillow too.

Perfect location if you’re in Venice for the bienniale, but also close to San Marco. The rooms are in the Castello district which has a nice park, lots of nice places to eat and also a water bus stop close by. The rooms were even better than the picture, clean, the bed was comfortable and there was a communal kitchen with a small fridge and a microwave.

The only downside was the really small fridge in the kitchen as it was used by all the residents and there was no place in it.

Nice, clean room, just like in information. Good instructions to finding guest house. I liked location, peaceful but near restaurants. Nearest Vaporetto stop 5 minutes walk.

You can hear everything from the corridor. No fridge in the room.

The location was perfect. Only 20 minutes walk to St. Mark’s Square. A lot of cute restaurants and bars in the vicinity.

The wifi in the room could have been better, but we didn’t really care about the internet anyway 😊

The hotel is in a very good location. Close to city centre and also boat transfer to the islands. Simple automatic check in process so it didnt matter that we arrived in the evening. Nice and clean rooms. Quick to reply to questions. Overall a nice and smooth stay for a couple of days.

My northern european breakfast expectations might differ from an italians. But I read that breakfast was included when i booked this. What I got was 2 tiny dried toast pieces and one single plastic wrapped supermarket croissant and one cup of coffee...and that was it. Never had such a miniscule and economic breakfast on a hotel before. And I've traveled a lot. Apart from the breakfast, only other downsids were that the rooms have thin walls so could be wise to bring earplugs. And the hotel has no reception so no visible staff to ask questions. Also no place to lock in luggage.
