Boat dock needs to have ramp or stairs due to location. Needs ladder also. Boats leak. Needs replaced. Home was great. Better access to the river would be my suggestion.

This house was definitely the perfect place for my family and my friends family to stay. Access to the river from the house. They had Jerry’s River Outfitters pick us up and bring us back directly to the house. Made things so easy! This house was the most well equipped home we have ever stayed in. Paper products and all. Can’t wait to go back!!!

We booked for our son's 30th birthday. House has everything you need and then some. Most stocked VRBO I've ever stayed in. No running back and forth to the store needing kitchen/bathroom items. Great sheets, comfy beds. Only tip would be if anyone in your group has mobility issues, this rental would be hard to navigate. Lots of stairs, up hill, down hill, etc. Thank you!

I previously left a 5 star review BUT 2 weeks after staying, the owner sent me pics of a supposedly wrecked house! The owners sent pics starting the extra $600-700 cleaning fee. They charged $500 for confetti on the floor in the house. I have pictures that I WISH I could attach that show 1 piece of confetti on the stairs and 5 pieces of confetti on the carpet. They stated we left trash- 1 empty coke can and two empty water bottles were left in the trash! (We had 8 guests so sorry that was missed!!!) Also, don’t unplug a light to plug in your phone chargers bc they will charge you to bend down and plug it back in! I’ve NEVER had this happen to me! I have a 5 star rating and am very proud of it! Just wanting everyone to be aware of how these ppl take your money!

Really enjoyed the amenities and the host had great communication. Definitely recommend and will be going back next year!

Well stocked in kitchen, paper goods and towels! Which is awesome for a big family! Weather didn't allow us to be on water last 2 days, but kayaks were fun!

We stayed here for the second time with our family and we had a great time! The property is just perfect for a family gathering and located next to everything you might want to do. Perfect vacation rental!

2 houses together in Gruene on the Guadalupe River with nice dock. 5 minute drive to Gruene Hall. Kayaking was fun from the dock. Caught tons of fish. Made s’mores by fireplace. Both houses were clean & well stocked. Walk to river from back of house is a little sleep so be careful. We had 3 families stay there comfortably for 3 days. Very friendly deer come up to the house to feed. We plan on coming back & staying there next year for sure!

This property is definitely worth visiting. Owners were very attentive to our needs. The entire property is very well kept, both home and cottage were extremely clean and highly stocked with necessary household goods. Will definitely return!!!!!!!

We had a great time. There was enough room for everyone to sleep comfortable. Half of the family had never stayed in a VRBO and they were impressed. It allowed us to stay together and visit ever night until we went to sleep. Much better than a hotel. Views and location were great! Would highly recommend it.

Property was nice and stocked really well. Fire pit was ready to go. The 5th bedroom isnt really bedroom it’s an entry way/office w the twin bed w pullout under it. So you have to walk through it to get to the other bedroom. Same with the two bedrooms downstairs that share a bathroom. You have to walk through one to get to the other. The part of the river it’s on isn’t floated though it’s a dead end into a a little water fall but cute to kayak. The water was a little low and stagnant so ppl were kayaking but not swimming in it. Jerry’s is convenient if Rockin R is busy but the part of the river Jerry’s took us to was really slow and quiet. Rockin R is probably a better more fun float if that’s what you’re looking for and really close!

Exceeded expectations. Everything was thought out before. Charcoal ready, firepit set, plastic cups and plastic silverware available. Fishing gear and kayaks were nice and house slept 11 comfortably. We did use Jerry's rentals for tubing and that was great. Didnt have to worry about driving to go tubing. They picked us up and dropped us off at the house. Ubers were available as well from the location to go to down town. All around great experience.

Everything about this property was amazing!!!! They had absolutely everything needed to enjoy your stay from spices, utensils, charcoal, lighters, shampoo/conditioner, and outside chairs, kayaks, floats...just EVERYTHING!! Definitely will do again and I recommend!!!

We stayed with our whole family. Total of 7 adults, 3 teenagers and 5 toddler/babies. The house was big enough for all of us. It advertises as a 5 bedroom but it’s only 4. In the main house 3 bedrooms with king beds and a small toddler pullout under each bed. Then the cottage next door has a master with a king and one twin downstairs. Teenagers didn’t care and slept on couches. I will say the couches upstairs say they pullout but they don’t. We tried but the couches have covers on them for a reason. Overall the house was very clean! We had a wonderful time with family. It’s perfect location for floating the river and going to schliterbahn.

Had a great time beautiful property! Host charged for late check out when we had car trouble. So very in hospitable and that regard.

My family and I stayed on this property for the weekend while attending a wedding in Gruene. The home and cottage are beautiful. The home was right on the river and had all the amenities one could ask for. The beds were comfortable and there was plenty of room for our group . The owner was easily available and communicated easily with us . The location is perfect ! Its very close to shopping and dinner locations.

Perfect vacation for the family. Great access to the river for fishing and kayaking. The house and cottage were both extremely nice and well stocked with everything we needed. The kids saw more deer in the area than we could count. We are already planning to return in the summer.

We had 11 women for for family weekend. Plenty of room, abundantly stocked, great outdoor space, on river, and close to Gruene....what else could you want? Oh and beds are unbelievably comfortable! I live in NB and know the area well....if you want something centrally located this is the place for you. Comparable places are too far out on River Rd and would take 25 mins to get to Gruene, New Braunfels, restaraunts/shops, AND most are overpriced. This place is great for the money. I will recommend and stay again if needed. ONLY thing to know...there are quite a few stairs going down to river and some of the sleeping rooms are up or down stairs. So may not be the best for people who do not do stairs well...although plenty of areas on "main" levels for them. Overall, great place!

Easy, Fast, and painless

The house is nice and well stocked only draw back for our group was access to the river. We had several seniors in our group and getting down to the river from the back yard was not easy. There were no steps going down and the ground was not level. No easy way to get on floating dock and no way out of the water. We had to go to Walmart and buy a ladder. If everyone is young in your group, you’ll have no issues. Also rules say no loud music but the house next door didn’t have same rules. Parties every night. We stayed a week and they had 3 different groups come and go during that time. Owner was very responsive while we were there to a few questions we had. All in all it was a great place, just wish the description was a little more accurate.

The description of this property and previous reviews did not over-exaggerate! When searching for property for a friends reunion, there were a number of options that met the requirement of being on the water with space enough for 12+ people. This property was everything I was looking for and more. The check-in and communication both prior and post-trip was fantastic. The hosts were very responsive and accommodating. There were no out-of-the-ordinary rules or requirements for the property. The houses (there's two) were laid out and appointed to accommodate our group. There was plenty of sleeping spaces, with even more room in common areas scattered across the property. For us, our favorite areas were the front patio, the kitchen (always), and of course, the river. Access to the river was critical to beat the Texas heat! There were plenty of tubes and kayaks available, although we ended up setting chairs in the water for most of the trip. I would recommend this to any family or group looking for a place on the water, yet near to anything you could possibly want in New Braunfels.

Wonderful house - description was exactly as described. Plenty of dishes and cooking utensils were supplied. Location right on the river was stunning. Definitely recommend.

Wow....we had such a wonderful trip!!!! The attention to detail was outstanding. The owner responded quickly to any questions we had regarding our stay!!!! The property was beautiful!! We will recommend this place to our friends!! We will be back!!!! Beyond excellent!!!

I can’t get over how great this place was! We will absolutely be staying there again. We had 12 adults and there was plenty of bed space for everyone. The house was stocked more than any place I’ve ever stayed! They even had paper and plastic goods to use along with regular plates/cups/flatware. All the cooking and drinking utensils were there too! The location was perfect for us because it wasn’t in the main tubing area so it was quieter but still got to see people floating by and even join in on the fun right there off our own dock! There were tubes available to use if you were just floating around the dock and a great tube service recommendation if you wanted to go for a longer float that picked us up and dropped us back off at the house. There were tons of nice areas to sit around the property with chairs available on decks or on the manicured lawn that even had a fire area for cool evenings. It truly seems like they thought of everything! Can’t wait to go back!

This was a great place to stay! There was every conceivable kitchen appliance needed and as well as kayaks and tubes for use on the river. Chris was very friendly and helpful with questions. Thanks for a wonderful vacation!

The house is located in a quiet neighborhood with great views of the river. Our group of six especially enjoyed the multiple decks and abundant outdoor space. Inside, the house was very comfortable and nicely decorated. The kitchen was fully stocked with all the necessary cooking gear. Would definitely stay there again.
