We loved this condo. It was super well appointed and had a lovely view of the ocean. My teen daughter just loved the bean bag queen bed, she slept super comfortably and will make us buy one for her next birthday! Lots of pots and pans (unscratched!) for the cook in the family, although we mostly ate out. We had 3 Garafons of water upon arrival which was lovely. Susan was a great host and it was a pleasure chatting with her and she kindly allowed us to check in early since our flight was arriving in the morning. Oh, internet was fast and worked perfectly all week. As always, Residencias Reef if an amazing complex, the grounds are immaculate and everyone is so friendly and helpful. The only thing I would change is adding blinds on the balcony like most other units. The balcony becomes blazing hot in the afternoon sun and can’t be used from 2pm until 5 pm. All in all a fabulous stay, we loved the unit!

We had a great time in this comfortable condo. It is well equipped, clean and a has nice view. The grounds and beach are very nice and have a gated entry. Water sports are easy as most operators will pick up on the pier.

This condo was superb and Susan is a great host! Louis was the local manager and very helpful! Don't hestitate to rent! We will return!!

We stayed at this property before and always enjoy ourselves. The condo is perfectly positioned and equipped with everything you could possibly need. Schedule grocery delivery and chef services through Cozumel Chef, massages with Amavel and diving through Scuba Du - you won't be disappointed. Extra bonus - divers can get picked-up from the Secrets pier (adjacent to the condo property), which shortens travel to the reefs considerably. This is a great place - book it!

I just want to say thank you Susan for hosting me. It was my first time to Cozumel. Just the vacation I needed, quiet and relaxing. All I can say this property exceeded my expectations, and hopefully coming back in December.

Property is wonderful, balcony overlooks pool and ocean. Management had a bowl of fruit. drinks and cheese in the refrigerator. Louis contacted me the day of arrival and showed me how to use the television. Without a car trips to town can be expensive as there is no public transportation. Beautiful island, would recommend for a relaxing vacation.

Another amazing time visiting the beautiful island of Cozumel. The condo was fully equipped with everything we needed. We also loved all the local photos that decorated the entire place. If we needed anything Luis was very responsive and accommodating. We would definitely rent this condo again.

Great, clean place. It's a little of a nuisance that you have to go around the building to to the beach but the view more than makes up for that. Place was the quietest we've ever been and we were maybe 2 of 4 on the beach. Maybe the time of year? Don't know but definitely enjoyed an uncrowded beach. Guards and all folks are very nice and helpful. Great experience! Will definitely be back. Beach is a bit rocky and there was a lot of sargazo but that's not the owner's fault. There's also a nice gift package which was great considering how tired you are after your travel. A little ways out of town but that's a good thing. Plan ahead for a rental car because most places within walking distance close at 5pm. Too early for us to have dinner so we rented a car. It made for a better experience as we could travel everywhere and try a different place to eat every day. You have to try Doña Chelys! It's a hole in the wall place but it is amazing and within walking distance AND the cheapest you'll eat anywhere on the island.

First, the LOCATION of Residencias Reef Condos is exceptional. It's far enough south of town to be peaceful, but close enough to easily access stores/restaurants in San Miguel. We rented a car for the week, but taxis are also an affordable option, especially if you plan to drink alcohol with your meals. The condo itself has everything you could possibly need or want while on a beach vacation. The view from the balcony area is gorgeous, and the panorama from the rooftop is phenomenal! The bedroom has its own cooling unit, the mattress is comfortable, and there are even additional bamboo memory foam pillows available. The bathroom was very nice, with separate sinks, a large shower with great water pressure and plenty of hot water, and dual entry doors from the bedroom and the kitchen. Plenty of pots, pans, dinnerware, silverware, appliances, gadgets, staple spices/oils were available in the kitchen, and everything we used seemed to be in working order. Upon our arrival, we discovered a Welcome Gift Basket with fresh fruit, crackers & nuts, as well as cheese and cold beer in the fridge! There were cloth shopping bags located in the cleaning closet for grocery shopping. We brought our own ocean gear, but there are plenty of masks, snorkels, and fins on hand. The beach and pool areas were well-maintained and uncrowded, with lots of lounge chairs and tables. Beach sunsets were magnificent! I honestly can't think of anything negative to say about our stay at this property. I only wish we could've stayed longer!

Residencias Reef never fails to impress. The grounds are immaculate and the units are clean and well maintained. Susan is extremely responsive and accommodating to her guests. We consistently rent here and are returning guests to this unit. We highly recommend for a relaxing, enjoyable respite.

I booked Susan’s condo on very short notice for a quick solo getaway. This condo was a spectacular choice. It was exactly as you see it in the photos. Large outdoor balcony with a double water view. It overlooks the pool with the ocean just beyond. Soooo relaxing to sit out there and simply unwind. I ate most of my meals, that I was able too cook in the well stocked kitchen, and took in the sunsets out there. I feel I was a bit “needy” as I’m a planner and wanted to map out my days before I arrived. I must have reached out to Susan 8-10 times before my trip for suggestions and guidance. She answered every question within moments and gave great advice that really enhanced the trip! She also provided comprehensive contactless check in and checkout instructions which came with a bonus of even more dining and activity suggestions. I did run into a problem at the complex while I was there. The details are unimportant as it was not really Susan’s Condo’s issue but I did reach out to her about it. She jumped on the issue literally immediately and dealt with it on the spot. I’m not sharing the details as it was a one off situation that did not have any true consequences and the property manager, Luis, reached out to me and I’m confident the problem was permanently resolved. The point of my bringing this up was the responsiveness of Susan, which made me feel so much better and convinced me this was where I will stay whenever I am in Cozumel. Overall this was a lovely getaway with a lovely host!

My husband and I have been to Cozumel several times but we have never stayed in a condo before. Susan and her staff were absolutely wonderful. Our daughter loved the balcony and heated pool! We will definitely stay here again next time we come. If you are on the fence... all I have to say is book Susan's place.

This property was the perfect location for our honeymoon. Away from the city life and cruise ships and close to very nice beaches. The accommodations were spot on in every way. The host and local property manager ensured all of needs were met. It felt very safe and we had a blast! Punta Sur, fishing trips (we caught barracuda, tuna, and a Huge mahi-mahi), snorkeling the many west side beaches, time at the Residencias Reef pool and beach, a couple trips to our favorite roof top restaurant with a sunset view, and a few other restaurants made this a fun filled yet relaxing vacation. It was perfect

I come down to Cozumel at least once a year and have stayed at many different places, this one takes the cake! The condo is a dream! Everything you could hope for and more. Wake up every morning looking at the infinity pool that looks out over the ocean. There is a private beach for the community that is so well kept and the snorkeling is quite good as well! The grounds are gorgeous and pristine. Inside the condo is amazing with everything you could possibly need. So clean and fresh! The kitchen is a great open layout that is great for cooking or making frozen drinks :). Susan was an amazing host, very responsive and accommodating. Luis the manager is also a delight, we had a great conversation about the island, the mainland, and life in general. Such a cool guy! I hope the next time I am back in Cozumel this place is available so I can stay here again!

My girlfriend and I came to Cozumel for our first trip in over a year. Susan has an amazing team of people who worked together to make our trip easy, seamless, and amazing. We arrived to a clean and beautiful condo with all of our groceries already delivered and ready for us. We sent Susan's team a list of groceries that we wanted for the week (mostly coffee and breakfast foods) and they purchased them for us and delivered the groceries before we arrived. The next thing we noticed was the amazing view from the patio. We spent a good amount of time reading on the deck and soaking in the view. We also had an amazing meal - prepared by Susan's team - delivered to the condo so that my girlfriend and I could have a nice relaxing night in together. We got to eat this home-prepared (delicious shrimp al diablo) meal on the deck too! There were great guidebooks in the condo and an in-depth binder curated by Susan and her team that gave us amazing insights into the best parts of the island. We found ourselves exploring ruins, snorkeling, exploring the East side of the island, and dining at some great restaurants that we would not have found without the astute recommendations we got from Susan and her team of local residents who know the island better than anyone. They made the experience as easy as possible. The US requires a COVID test taken three days before re-entry back home. We did not know this. But . . . Susan and her team knew in advance and they set us up with a nurse who came to the condo to give us a COVID test that met all of the US requirements for re-entry. They planned it so that we would have the results with plenty of time before our return flight. They really thought of everything! You will not find a better condo on the island. Susan and her team made our trip one to remember. It was exactly what we needed. I highly recommend staying here.

We had a wonderful stay. Susan provided a well detailed overview that was very helpful in preparation and a great reference for restaurants, activities, et al. The washer, dryer, TV and appliances were great and the property, pools and beach are outstanding. We did run out of hot water for showers after about 20 minutes so with multiple people you have to be quick. All in all, we had a fantastic stay.

Beautiful view. Super comfy bed. Super close to reef for diving. A peaceful getaway from loud and crowded resorts.

Our trip was great. We loved the island, Residentias Reef, and the condo. It was very well laid out and had everything we needed. Susan is the greatest. She worked with us on changing our dates because of the pandemic. Luis, the manager, arranged for a lab to come to the condo for our COIVI test we needed to fly home. There are great restaurants around. Susan has everything mapped out for renters in a handy book. We had a wonderful 2 weeks and look forward to coming back. Thank you.

She also has Luis the on site manager available to help with any questions or concerns. The condo was lovely. Beautiful ocean view. A very nice balcony to enjoy breakfast in the morning and sunsets in the evening. Diving is also convenient. Just around the corner within walking distance. We absolutely love Residencias Reef! The grounds, pool, and beach were exactly like how they’ve always been - manicured, clean, and relaxing. The staff was super friendly and helpful, and everyone on the island is doing an excellent job with COVID safety measures. We felt safe the entire time! The diving was exceptionally special - the corals looked more resilient than ever and large marine life like spotted eagle rays, sharks, and even dolphins are being seen more regularly. Can’t wait for our next trip. Thank you, Susan!

Just spent a week in this lovely condo near the southern end of Cozumel island. We found the place to be very clean, well-equipped, and nicely furnished and decorated. It was plenty large enough for the 2 of us and all our dive gear. We very much enjoyed watching the sunset over the Caribbean from the patio. Special compliments to the great water pressure, high shower head and copious hot water in the shower.We found the owner to be very easy to communicate with and extremely responsive to Covid related travel issues. We really appreciated her flexibility. The complex where the condo is located, Residencias Reef is very well maintained with lovely grounds. Be warend, though, that you will be startled a few times by one of the resident iguanas lying on the paths! The grounds and pools were very clean and tidy. The beach is lovely and a great place to relax and read a book or catch some sun or hang out in the shade of a palm tree. I especially appreciated the absence of vendors trying to sell things. We weren't approached once on this private beach. The staff was the right amount of helpful and friendly.Residencias Reef is located 10-15 minutes south of town in a quiet part of Cozumel. Had another wonderful stay at Residencias Reef! Casa 8240 is a great condo on the 2nd floor with beautiful view of the ocean, pool and manicured grounds. Condo is stocked with everything you might need and a quick trip via taxi to grocery stores is super easy. Bed was very comfy! All appliances worked great. Especially nice to have a washer & dryer. Owner and manager were quick & happy to respond to any questions. Spent 11 days here and could not have been happier! Thank you Susan and manager Luis
