There are three thing most important for a real estate. Location, location, location. You are in the very center of Venice. Also I like the breakfast 🥐 the hotel manager was bringing the breakfast to the room every single day on a big plate.

Hard to find. It was like a quest of a video game to find the right door but on the second thought this was a good thing

location is great. short walk to square and the grand canal. great check in instructions provided as well. really easy to find and know how to get in

shower facilities not great. filled with water unless pulled a plug cap off but with that cap off meant there was a smell that filled the entire apartment. other than this great!

Great location and nice big breakfast

The staff did not talked at all in English and they only "greeted" us when they asked the next morning for the venice tax. One lady came with a paper in which she wrote "6€", she did not explained for, she did not talked English at all and it was hard for us to understand what it was for. I think that because we are tourists in a foreign country it is their duty to explain us the rules and someone should speak a little bit of English. I am disappointed!

the house is very quiet and have good location

Everything was good, just will be nice to have some complimentary water and glasses

We arrived to celebrate New Year and we had a fantastic stay. Clean example of a Modern Room Ensuite right in the very heart of Venice was basically a modern room in an apartment. Good size Bed, flat screen TV and Hot Shower and room was Warm in Winter time heating was good and the responsible person was very kind and there every morning offering breakfast and we thank her very much. She messaged and kept in touch for directions and keys. She even left us some quality chocolates and and bottle of Fizz for New Year awesome!! appreciated :) Location was everything for us literally one of the best cafes outside Cafe Torino and one of the best Wine bars in Black Jack. Banks and ATMs all outside the property and short walk to all the main sites St Marks Sq and some of the best Gondola stops outside Hard Rock cafe/Hugo Boss store that took you through canals and into Main Grande Canal. Plenty more designer shops and souvenirs shops and eateries all near by.

unfortunately if you had to be picky and pick some faults the only thing i can think of was the steep stairs to the property as we were on the 2nd floor. many stairs and not ideal for elderly or disabled but we were young and fit and was no problem for us even after a couple of wines.

1) It is centrally located, very strategic location . 2) Room is clean 3) Owner is responsive 4) Owner allows us to put our luggage before and after check in /out without paying extra charges 5) room and toilet are warm

1) instruction to the room is not too clear , may need to be improve next time 2) the room pictures are different with what is posted in booking. com 3) the stairs are narrow and not suitable for those who carry big luggage 4) a lot of mosquitoes, I didn’t sleep well. 5) room is small 6) the common room is dark, not so pleasant .

Good location. Close to San Marco Square. It was quite okay with the room and breakfast also

Its very very difficult to find the hotel with google map or others.We spent more than an hour. Recommend you to call the hotel number and get his direction, its easier way. Also there is no elevator like whole Venezia old town so was a bit difficult to go up and down with the big suitcases as we stayed 3th floor.

The location is half way between San Marco square and grand canal so we never got too far from hotel wherever we go.

Once you finally find it the location is Ok.

No help for directions to the property. room was on the 4th floor with no elevator. And the worst part was the Air conditioner did not work and hadn't for a while we were not informed of that ahead of time like we were about the scaffolding and construction. When I informed the owner about the air conditioner he said you don't need it, It's cool at night open windows for a nice cross breeze. Well perhaps if he had screens that would be alright but he doesn't It was so hot we had to have the windows open and we got bit up all night with mosquitoes 30 or 40 of them all over the walls when we woke up each morning. We looked like we had a rash it was horrible.

the location was perfect. it was very clean and comfortable. our host was brilliant. breakfast was delicious. overall a very pleasant stay. i would stay again.

Good location. Quiet overnight. Shops, bars and restaurants all close by.

Other reviews mentioned the dangerous stairs and loose hand-rails - the latter could be fixed in just a couple of minutes...the fact that it wasn't shows a lack of care and maintenance. On site staff not particularly friendly and spoke no English, (again, I accept that as a foreigner in Italy, I am the one who needs language skills, BUT in a place like Venice, with so many tourists, a lack of English was surprising).

mosquitoes Very big problem

Breakfast was served in the room with extreme good selection, fresh squeeze juice and a perfect Cappuccino Location is just few steps away from San Marco - Easy to reach from the main cathedral We met a problem with an annoying constructions site that unexpectedly started the day of my checkin , but the management immediately offers us a refund. Super appreciated! Room was super clean and the stuff super friendly.

Breakfast was dry packaged food /no life Coffee was good from expresso machine We tried 4 times to find it we were sent to a second location with no instructions In Venice all small passages not marked

Could not find it WW as sent to a different address very very difficult to find - went to a hotel we had to hire a Peter to take us there not for people with Mobility issues. 3 sets stairs handrail broken dark no lights

It’ a spécial breakfast! I was waiting for some bread butter and yogourt

I don’t like the croissants with marmelade inside

Good situated- only few steps from S. Marco.

Very basic and simple room. Noisy around. Internet does not worked at all. For so called breakfast even water was not available. I will not recommend this place.
