The floor have gaps and my old mother nearly fell down

Location was fantastic. Free on street parking was great.

The house just needs some love and attention and it would be lovely! A fresh lick of paint, the floor downstairs, the carpet in the master bedroom. The mattresses in the 2 rooms (not the master) need changing. They were very uncomfortable. We had to bring one of the unused matresses from the top room down to the small room to try and make it comfotable enough to try and sleep in.

The house was white washed and spacious. Beds were comfortable.

The website advertised that the property had facilities that were not available at all at the property, the description read: "Set in Leeds, just 1.8 miles from Trinity Leeds, Ivy House offers accommodation with water sports facilities, a tennis court and free WiFi. This property offers access to darts. Guests at the apartment can enjoy table tennis on site, or cycling in the surroundings.". The property was 3 bedroomed mid terrace house and not an apartment. It is ok as a hotel accommodation but not as a self catering accommodation. There were few essential items in the kitchen/bathroom, even though I had emailed the owners to confirm if we needed to bring any toiletries/kitchen items. Insufficient/broken crockery and essentials for a family of 5 adults, Lots of other issues, which I have emailed the owners directly. It appears the owners do not take into consideration guests reviews and try to resolve the issues.

Rude owner - key box code purposefully did not work, phoned up and guy said it’s because I hadn’t fulfilled the ‘pre-agreed’ T&Cs in booking small print to send deposit and photo ID so we couldn’t get in. No email since booking. 2. The price of the property is not justified for the area it is in - I’d highly suggest looking at it on Google street view. 3. Place was dirty - see photos. 4. Fridge smelled. 5. Dirty cutlery 6. Door in lounge leads to basement which was filled with rubbish, creepy - see photo. Hostels are better than this for 10% of the cost.

There was a working TV with LED lighting around the living room. There was enough beds for everyone. The WiFi was very good. The bathroom was equipped with a good shower and toilet. They provided clean bedding with a clean towel on each bed. The house provided a iron, ironing board and a hairdryer.

It said on the website that it was an apartment when it was a house, the house was in a bit of a dodgy area. It was also said that there was a bowling alley, there is no room in that house for one, the closest thing to it was the back alley where the bins were. The kitchen wasn’t stocked properly with equipment. On arrival there was a bad smell coming from the toilet. The basement, was full of rubbish and dead flys.
