Myself, my husband & my mum came to stay for the week commencing 14th August 2022. It's a great little hotel on South Parade in Skegness, with Ian (as the 'face' of the hotel) providing a friendly welcome & genial, obliging service whenever needed. The double bedroom we had (no 4) was really nice & -despite being on the second floor (with no lift!) - a decent space. My mum had a twin room (no 2). It was nice, but quite narrow & the handbasin seemed to be on an awkward angle in the bathroom & TV fixed at one point on the wall, with little choice of moving it into a comfortable angle to watch. Negative comments aside, the breakfasts were good: each client had a choice of yoghurt, water, fruit juices, cereal, tea, filter coffee & a choice of any or all of the "full English" ingredients available (sausage, egg, 2x bacon, a quarter slice of fried bread, hash brown, half a fresh tomato & some baked beans), with as much toast, butter & a choice of jams/marmalade as you can probably manage! (6x half slices of a choice of brown or white bread, or even mixed!). Alison - the lady taking care of the back rooms - including the kitchen - serves up fair to generous-portioned & good, tasty food as part of the breakfasts available. Both of the rooms were also clean & nicely presented & the communal areas are cosy & homely. The showers - although 'traditionally' with most hotels, never as strong in pressure as the ones you would expect at home - were (once you got used to the controls) adjustable in heat & generally good to use. WiFi is GENUINELY available for - what we presume to be - all rooms. It was at least, a good signal up on the second floor. Regardless of the time of day, the room appears to be checked upon; bed made & given a quick 'once over', if you are out at any time. The beds were firm, but a comfortable night's sleep.

The hotel were very quick to respond to our communication prior to our visit and accommodated the changes we needed to make very swiftly, due to the train strike, thank you so much. From the start to finish our two night stay was wonderful. The host was there to greet us on arrival, the room and the hotel were spotlessly clean. The bathroom and shower were, excellent. We had the most amazing sea view and they even catered for our fussy tastes at breakfast. We really didn't want to leave! Alresdy booked again.

Going home!

Everything was fantastic. The room was beautiful and clean. Ian was perfect host and so helpful. Nothing was too much trouble. The breakfast was delicious. Look forward to booking next year. 😊😁

There wasn't anything I didn't like.

We both were very impressed with not only the Guesthouse but the owner himself. He obviously worked hard to keep it spotless and in excellent order but never showed any signs of stress and was always so pleasant and helpful. Great location and in the middle of everything

The shower facility. The cooked breakfast was nice & the waiting service. It was lovely to have the room cleaned tidy every morning.

Perhaps anything in plastic would be better without. Just tiny details like that sometimes lifts the character of the place.

We were on the 3rd floor with a great sea view but need to be a little fitter to tackle the stairs.

The welcome and very friendly people breakfast was beautiful my friends were bit put off with the bathroom facilities wud have been comfortable with the age otherwise was a pleasant stay
