The Theva Residency staff exceeded all expectations. They were so kind and helpful for the entire stay. The food in the restaurant was great, and they even arranged a takeaway breakfast we could take on our trip the morning we left. The best staff experience I have ever had. Beautiful views and hotel. Everything was great!

The views from the upper rooms and dining/bar area are beautiful. The staff are very lovely and accommodating, and the tuk tuk driver that is linked to the hotel is very responsive and kind. The hotel is 15 minutes tuk tuk ride from the town, which is great as it gives you an escape but means it's easy to get to places. The breakfast was also good.

The rooms are quite dated for the price, and could do with a bit of a redecoration. The rooms on the lowest floor don't have a good view because of telephone wires and posts. We moved to a different room which had a much better view and better/more modern bathroom.

My girlfriend and i stayed here for two nights. From the minute we arrived we felt very welcomed by Mr. Tuan and Mrs. Upeka. The room was very clean, breakfast and dinner were amazing and the view…. just woow. The rainshowerhead bathroom, the jacuzzi in the room with a beautiful view, comfy bed and perfect service made us feel like King and Queen in here. Kandy is a very beautiful city and The Theva Residency is a perfect place to stay. It was my girlfriends birthday. Mr. Tuan did everything from day one that we (specially she) had the best time of her life. Just a little things like chocolate on the bed and birthday cake for dinner made her days special. Anytime, anything we needed was organised be Mr. Tuan straight away without question. We thank you all for such a beautiful hospitality. Vee & Leni

Although they wrote in Booking.com, that the location is in city center٫ the hotel was very far from the center and there was no taxi or tuk tuk around it. And because of this, we changed the hotel.

the place is so awfully outdated and neglected, there is old shaby scratched realy cheap furniture, all finishings are very cheap (metal edges on every stair even in the rooms) windows that are very hard to open, broken edges at the swimingpool, poor plants etc etc. everywhere you look is just neglect. the hotel was totally empty during my stay, one night other toom occupied.. the place is so terribly overpriced for what it is!!! For half of the price still will be very expensive!

The gates do not open very early in the morning and we wanted to go for an early morning walk but were afraid to open gates by ourselves as the guard dog was growling, we were unsure if the dog was tied up or not so did not take our chances

the view is beyond amazing, on top of a hill seeing greenery all over. food was delicious, staff very helpful and kind.

since it’s on a hill, you need a Tuktuk whenever you want to go down. yet I can’t consider it a negative thing as the view is astonishing.

The Staff were very good and frienly. Brother Jameel is nice and a great manager. Food and view were excellent.

The place is not well maintened . The real hotel look doesn’t match the pictures you find on internet Do not expect a 5 or 4 star hotel Towels were very old and dirty Swimming pool wasn’t clean either……
