For the price it really can't be beat. The toughest part was with the dogs only because there are not many full grassy areas around so it took a while for them to do their business. But the area was quiet, the house was clean and we would definitely stay there again!

Overall we had good time on vacation, the property is nice and comfortable, but could have been more thoroughly cleaned prior to our arrival for example the kitchen counters and coffee makers didnt look touched by the stove. I understand it was a very busy weekend with the air show. The view is beautiful and the pool was fun, however please note the liner is wrinkled and then torn in one area held up with duck tape. The property looks bigger in pictures. The biggest complaint unfortunately that would keep us from renting again is the smell outside being next to whatever treatment plant that is, made it smell like a sewer often outside. Its very unpleasant. Over all we enjoyed the space but would not rent again.

We had a great time with lots of activity options for our family. The location of the house allowed our teenage children to have some independence with walking distance to restaurants and shopping. The pool and pier also provided lots of activities for everyone. We were able to rent chairs and umbrellas at the beach, so the walk across was easy. The only area of opportunity for improvement was improved pest control in the home. We did see large roaches on a few days of our stay. We addressed this ourself with roach spray. Location and access to activities was the highlight of the vacation.

First of all, the views are spectacular. We saw dolphins and stingrays off the dock. The pool was perfect and well kept, and there were plenty of chairs! The tiki bar was a nice touch too! The location was so convenient as well. We were able to walk a lot of places, or hop in the car for a short 1-2 minute drive. We were big fans of Flounders, Bamboo Willies (GO CHIEFS), and The Break. We also did a brewery hop in downtown Pensacola and loved the vibes off all the bars there. We couldn't recommend are stay more.

We often vacation in Pensacola Beach and this house is special. There are dolphins that hunt just off our pier and we've seen a sting ray as well. We're steps away from shops and restaurants. Check out the Sneaky Tiki beach bar, the Paradise (great food and live music) and our favorite Flounders & Crabs. The private beach area my grandchildren love as well as the pool. The house has had some really nice updates since our last visit. The décor has been updated, it's been painted and the towels are far nicer than they used to be. The management company is excellent to work with and really make the entire rental experience seamless. I would highly recommend this property.

It is a very small house with tiny bedrooms. The gas fireplace didn't work, the tub in the back bathroom didn't drain, the toilet was wobbly, the water pressure in the front bathroom was very weak, the electrical outlets in the kitchen did not work, and the quality of the TVs was terrible in addition to being very hard to figure out.

I usually don’t leave reviews but since we had a couple issues I am wanting to leave a little heads up for the owners. We checked in a little after check in time and the landscapers were still on the property, no big deal but then he filled the trash cans up with yard debris. The property and house was 5 star however the cleaning could be a lot better. Starting with the outdoor shower. I didn’t even want to rinse my floats in there. It was dirty and over grown. Several dishes and silverware had food still in them and the outlets by the stove didn’t work. . The George Forman grill looked like it hadn’t even been wiped after, just put back under the counter. There was sand in a few of the beds and one bunk bed had dried blood on the sheets. The pool was dirty when we arrived and cleaned while we were there even though we weren’t notified there would be someone on the property. I feel like we left this rental cleaner than when we arrived. However, the beds were super comfortable and even though there were a few problems, we had a great time and I felt the location was perfect for our family.

Also a reasonable drive, about 10 minutes, to the closest Publix grocery. Being next to the water treatment plant, there was the occasional odor, but it was not long lasting and we would certainly stay here again. Linens were clean, beds and furniture were comfy. We also really enjoyed all of the outdoor seating. Plenty of cookware and utensils, even a working grill. We did bring our dog to this pet friendly home and there was lots of green space nearby for walking him. Only thing I would suggest is a runner for the floor in a few spots as the floor was a bit slick for him but he managed fine. Other than that, this was a wonderful week vacation and can't wait to come back!

There is also a second full size refrigerator in the downstairs storage area which was awesome for when we were hanging out at the pool. There are several pool floats and noodles. My recommendations would be to add a stand up fan for the living/kitchen area to help keep that area cool (we purchased one and it made a HUGE difference), a small countertop ice maker, a ceiling fan is needed in the one guest room, gates at the top of both stairs would be nice to have especially with small children and pets. The grill burners need to be replaced. We were concerned about being next to the water treatment plant, there was a couple of days we had an awful smell, however it really depended on which direction the breeze was coming from. All in all we LOVED this location and home and look forward to our next visit in PCB!

For the amount of money, checkout should be moved back to 11:00 am or 12 noon if check-in is 5:00pm, or check-in should be moved forward to 3:00 pm if checkout is 10:00 am, regardless of whether or not there is another rental party leaving right before or coming in right after.Sand inside the property. Granted, this is a beach house and is surrounded by sand, however, given the seven (7) hours that housekeeping has to clean the house, there shouldn't be sand on the comforters on the beds, like there was on the master bed, or anywhere else in the home.Trespassers. Large boat anchored parallel to our dock, two people jumped on to our dock, walked down it, under our house, down our driveway and disappeared down Via De Luna. In addition to the trespassing & invasion of privacy, I didn't want to be held liable for possible damages to the dock caused by the violator's large boat. Called the Sheriff's Department. Officer took our statement, that of next door neighbor witnesses, checked boat registration# for violations and searched neighborhood for couple with boat. Made contact with them and they left. Informed Paradise Beach Homes of incident and of missing "No Trespassing" signs that used to be on all sides of dock (rusty nails still present where they used to be). They informed us they would contact homeowners about replacing "No Trespassing" signs.Fourth time staying here with the family in four years and overall a great stay once again, despite the trespassing incident.

We went in late June and found there was a lot of seaweed on beachside(I'm sure probably just that time of year). However, the bayside (right at our backdoor) was an excellent place to swim, fish, kayak, etc. There is also a small beach area to set up chairs and get sun. The long pier was a hit also. I recommend visiting the boardwalk area. The only downfall was the traffic on the island on Saturday. Other than than that our stay was great and would definately recommend this home!!!

Great home in a great location that accepts pets and has its own private beach on the sound front. Very minor issues this trip with outdoor lights being burned out and a smoke detector in one bedroom that kept chirping because the battery needed to be replaced. It was after 5pm on checkin day, so the maintenance staff couldn't get to it until the next day and then after a second call when no one had shown up by 1pm that following day. Master bathroom throw rug is old and dingy (the same one for three years) and needs to be replaced. Bed comforters have been replaced so we're not quite sure why this very obvious, dirty rug has not been (or at least laundered). Home is next to a sewerage treatment plant, hence the owners have a sign on a lower, outside wall that displays the name, "Sewerside". Never an issue for us - no noise and no odors. Don't like the early checkout time of 10am and late checkin time of 5pm. Checkout time should be 11am and checkin time should be 3pm, in our opinion, year round for the price being paid.
