Everything was there for a short family stay, good WiFi and TV provided, everything was clean and functional.

Needing to park half a block away is a minor annoyance, kitchen could do with a refurb but everything works.

The area was as expected; an old, working class residential part of Leeds.

The house was filthy, inadequately equipped and the information lied. No toaster. No kettle. filthy, smelly. Yes it was cheap but one does not expect that therefore it will have a lack of seating, no decent cooking pans, or cutlery, or china, or for that the cupboards to be filthy. Even the picture of the bedroom was a lie. It did not look like the picture. A cleaning charge was part of the cost. This is a bad joke! In our opinion Booking.com should not be handling this kind of property however cheap it may be. The owner was willing to go out and buy the equipment it should have had but the smell was nauseating and we decided to leave, which we did in a hurry and left a picnic box behind in our haste to get out. We had to book a hotel in order to have somewhere to stay and to enable us too have the few days holiday we had planned to spend with friends.

The property is a good size for groups. Check in was easy, close to the city centre.

The property needs refurbishing and wasn’t clean, quite damp and the area is very run down.

Good value for money. Host was great, good communication, friendly. Arranged a parking permit for us to park right outside the house. House is small, but furniture is new and comfortable. New kitchen units and new bathroom suite. The house is not in the best area of Leeds but we did not feel uncomfortable. 10 minutes from Roundhay Park where our event was located

Unfortunately for us the house next door were not quiet, 2 parties in 2 days meant little sleep.

Host was very easy to reach. Key safe was easy access. This was my second time here. Lovely house.

The beds were amazing and so was the living room.

Next time add central heating as it was very cold for us. The door handles were stiff so needs some easing up.
