I have stayed in a number of Book a Bach properties over the years but this was the best ever. The owner was fantastic, the house was amazing with all the little extra's I have never experienced before; there was milk, our preferred bread waiting with chocolates and chocolate biscuits even. I highly recommend this home and would definitely stay again.

I have been staying at VRBO properties for 25 years and Jan is the kind of owner that I really appreciate. She has pride of ownership and a sincere desire to help make your stay as comfortable as possible. Her house was immaculate, with a well stocked pantry.The layout is ideal for 2 couples travelling together. A third bedroom offers even more room for extra guests. We made considerable use of the private garden for dining and relaxing. When you rent you have complete use of the upper floor. Two bedrooms and the living room overlook Jan’s front yard. The house is built into a hillside so when you step out at the rear of the house on the second level from the dining room, kitchen and master bedroom you are at “ground level”. The compete backyard area is fenced in and is all a private beautiful lush garden and deck. It has a dining area and sitting area complete with umbrella and chairs. Roughly 1200 square feet. I mention this unique layout because I did not realize how nice and functional it was when we booked. Definitely a big asset. What a lovely place to stay for a quick two night trip to Hamilton. Jan was absolutely lovely, super welcoming and communicative. The house was tidy and beautiful with lots of windows to enjoy her beautiful garden. Also have to note, it was the best supplied kitchen I’ve ever encountered in a bookabach, every utensil and gadget one could ask for. Thanks Jan.

If you're not into clinical hotels then this rustic place with a fabulous outdoor area, and windows with views onto leafy trees is the place to be. Relax and enjoy.

The host is so amazing and helpful. The property is lovely warm and so well equipped, plus any things you want or need to know the host has the answers. Then there is the lovely garden and so close to the town centre. Certainly can recommend this property and host.

Great communication from Jan, from start to finish. The house was exacly as described, and great for us, a family of 5. Jan was very considerate in the extras she provided and gave us a great tip about Hamilton Gardens, which we throughly enjoyed. The kitchen was really well equiped, which was great for us as we like the option of cooking for ourselves. The house was very clean and there was an abundence of linens and towels. Would recommend staying at Jan's house.

Staying in Jan’s home was the most comfortable, warm, inviting experience. From the beginning we were welcomed warmly, and shown extreme hospitality. We loves our stay in this beautiful place, and can’t wait to return.

We really enjoyed our stay here, it was very clean and lots of space for our 4 adults. We loved that it was in walking distance to town and stadium Waikato where we attended the Women's World Cup Football Match. Lastly, Jan is a GEM!

Out host, Jan, was absolutely amazing, so kind and thoughtful! Bread, milk and even chocolate biscuits were left for us to enjoy! The house is gorgeous and cosy, with absolutely everything you need for a pleasant stay. Highly, highly recommend this home when you are in Hamilton. We will definitely be returning next time we visit New Zealand!

Host did everything thinkable to make the stay great. A tastefully, roomy and comfortable premises, with all the amenities we could want.

From the moment that we walked in the door, we were thrilled with the beauty that surrounded us. There was a wonderfully welcoming message on the blackboard and lots of little extras that we weren't expecting. Our host was one of the loveliest people I've ever had the pleasure of meeting and went above and beyond to make sure that our sisters felt both welcome and at home. I would highly recommend this property to anyone who is looking for a place to call home while they visit our beautiful city.

I cannot say enough about our host Jan and her beautiful home. We enjoyed our stay and the goodies. A very warm home once the doors are closed. Each of the bedrooms have a heater and the beds are very comfy. The kitchen is a dream and is fully equipped. I would like to make a suggestion, it would be good to somehow close the top house from the bottom house. Leaving during the day was worrying as we did not know the people downstairs and they had left the front door wide open the first night we arrived. Thank you Jan🙏🏼

Relaxed warm vibe in the big spacious home. Close to city and shopping malls. Enjoyed 2 days here. Thanks to our host too Jan for everything.

Wow! What can I say, Jan is amazing. She made everything so easy and clear. Her communication was incredible and she made the experience so much better than we could have imagined. This was a great place for us to stay for the breast cancer dragon boat festival. There were five of us (two couples and a single) and this was a great place to relax at the end of the day when we were all exhausted. Plenty of room, lots of seating, lots of towels, lots of dishes. The kitchen had everything you would ever need to cook a meal, including great knives. I think it was better stocked than my kitchen at home. The outside patio and garden were also a delight. We all loved this place. Thanks, Jan.
