MAIN HOUSE-Water ran through ceiling onto stove & floor. PM says to turn off the central AC & leave it off in JULY. 3 portable AC units for entire main floor. The PM tapes AC exhaust to windows thru cardboard. I HAD TO ASSIST HVAC. Many fans in attic trying to dry massive moisture. Existing AC problem was not disclosed. PO lied, said it just happened, & would compensate-he didn’t. Toilet in 1/2bath leaks continuously. Windows missing handles, cannot open. Intake grates are greasy & fuzzy. I could smell the basement before reaching the stairs, everything was damp, no exercise room, broken window was covered with filters. Foosball had no balls, shuffleboard had no sand, air hockey had no plug, ping-pong in pieces & no net. GUEST HOUSE-no hot water, no working stove/fridge for day 1. Circuit issues got resolved LATE, TV plug doesn’t reach outlet, remote has no batteries, kitchen has no plates, no central AC, bedrooms have window units. OUTSIDE-No 2nd hot tub. Fan and several lights on porch don’t work. The lawn is mowed-otherwise property is not maintained & overgrown, garden had a diaper in it, never found a firepit. NOT 10 acres-abt 2.5 usable acres. Property has a full-dumpster-rusty-cement-mixer vibe because those things are actually there. Stones around pickleboard court are a hazard. The putting green is a 10x15 outdoor carpet with no hole. Fireplace in pavilion smokes horribly bc, according to a neighbor, it was used to cook/smoke meat, so it's a grease fire. STAY HOME!

The main house on the property was so moldy. The basement had such a strong mold smell that we could not use the basement at all during our stay which was a huge disappointment. With having a group of 28 people, we booked the place thinking we would be able to use the basement to hang, play all the games that were provided down there - but instead were not able to be down there for more than 2 minutes without the mold effecting us. The mold was so strong in the basement, that it lofted up to the main floor of the house - especially in the dining room. A lot of our group left the retreat with sore throats from the mold. You could see black mold on the ceiling tiles in the basement.

We booked this property because it could accommodate our large extended family. It was a great property in size and had some wonderful aspects: The finished basement was lots of fun for children and adults alike with the game tables and home theater. The bedrooms were plentiful and comfortable for the most part. The property was clean, but had an excessive amount of houseflies until we discovered a screen-less window in the laundry room that had been left open. Not-so-good things: We had no pickleball equipment for the 1st half of our stay--equipment was dropped off eventually when we confirmed that we had searched everywhere for it. No equipment for putting green during our stay. A refrigerator in the main kitchen was not functioning during our stay along with all of the outlets around the kitchen counter. They were not resolved during our stay. Most of the tv sets in both houses either had non-functioning or incorrect remotes so could not be used. Air conditioning in the small house should be cenral air or in window air conditioning units so that the windows are not taped up with cardboard to accommodate venting of mobile units. With some changes, this could be a wonderful property for families. I would probably not recommend it until these things are fixed.

The photos of the house do not do justice! The house was spacious, had so many activities to do, and the house was stunning. We would rent the house again in a heartbeat!

I have to say overall this was a disappointing experience. My family and I have had multiple vacations in the Poconos and this particular house was not up to par. Initially told we could check-in at 3 PM after confirming with the owner; upon arrival (which was almost 3:30 PM), the house was not prepared for a 3 PM arrival. I am not sure where the miscommunication was, but the property manager was still preparing the house for set-up. There were no working AC in the second house upon our arrival. And perhaps most frustratingly, our last night there we lost power in the basement. While attempts were made by the property manager, it was not restored which took away from the quality of our last night. The pros: The property manager was very responsive, fixing the AC units because it wasn't working or addressing as much as she could. Though there were issues, the house is spacious with multiple bedrooms and bathrooms. The outdoor area is open as well.

This house was perfect for our family get away. Would definitely stay here again.

I would have liked to give a more detailed account but the character limit prevents it. Overall the property needs some care but we had a wonderful week and would stay there again. Pros -Large House -Sheets included -Hot tub, used daily -Sport court - loved having the pickleball (PB) court, used daily. Basketball net & putting green available. -Fishing pond used several times -Manager very responsive to move in issues (AC, toilet, hot tub - Cain provided portable units, cleaned hot tub, fixed toilet -Handyman Cain was polite, professional, working hard to fix our many issues - was on property until 9:30pm on move in day -Fish food included -House water was wonderfully hot and plentiful - no problem with 20 people getting showers Cons -PB court wider than regulation size -PB court very hard - feet hurt after play -Stones surrounding court are too close - many players had to hop over stones to make a shot -Beer cans in hot tub and by court -Bugs in between cushions in sofa in main house -AC did not work in main house upon arrival - 80 degrees until 9:30pm when portable units added. Fixed next day. -No AC in guest house (until added window units in rooms) -1 toilet leaked upon arrival -Filter on the fridge water needed to be replaced -Drawer in fridge broken -Mold in master bath shower -No trash cans in bedrooms -No aprons in kitchen -No broom available to sweep kitchen -Dumpster to put trash bags in was full and never emptied our entire stay

Main house is nice and was clean. No cable/WiFi when we were there. Pipes froze in the guest house and manager tried to fix it but the owner should have offered a discount in the end.

This is a beautiful place to stay! My only complaint is on the attached blue print, it shows an "office" and a "room" which did not exist or we didn't have access too. Other than that, highly recommend! Plenty of space for the whole family, each room was a decent size as well. The guest house is on the property within walking distance and really feels like a mini apartment.

This house was perfect for my guests and me. The owner was always available and just all around very helpful. We plan to use this home again. Just need a few of the pool balls to get replaced.

Basement is cool. Floors could have been cleaner on our arrival.

We had a great time at ATA’s home. It’s exactly as pictured and very clear in the description of what you’re going to have provided. One thing that wasn’t clear but we were pleasantly surprised is the amount of pots and pans available that is needed to cook for a large group. It’s all there for you. The hot tub next to the main house had way too much chlorine in it, which wasn’t great but we had the other hot tub working properly and not over-chlorinated and used that one instead. Overall we had a great time in this house! Only left to hit the mountain. No reason to leave otherwise!

If you are planning on booking this house- don't. If you do, make sure you have a mop ready and your doctor on call. We paid extra for an early check in. When we arrived, we were greeted with a beer bottle in the yard and two hot tub maintenance workers who told us we couldn't be there. After explaining our early check in, the workers continued to be rude and then called the owner just to find out we were allowed in. Once we were in, both the main house and the guest house seemed to be in rough shape. There were paint splotches on some of the walls, missing cabinet doors, and holes in the doors and walls. These are all things that we could look past and didn't have a problem with. The problem was 100% in the cleanliness of this place. It was evident that neither house had been cleaned thoroughly before we arrived. Some rooms had not been vacuumed, there was a film in the tub upstairs and in the hot tub. There was dust and cobwebs in some of the corners of the house and there were bugs EVERYWHERE in both houses. There was dirty underwear and trash in the upstairs bedroom behind the dresser, a waffle in the trash can with no bag, and the dishes and fridge were all dirty. There was a broken window in an upstairs bedroom that wouldn't shut which made the bedroom extremely cold in the 20 degree temps we had. If you plan on using the hot tub, make sure to pack the cortisone cream. Several of us used the hot tub just to have rashes all over our bodies. One of our friend's had a rash so bad that it did not go away. He went to the doctor yesterday and was told he had "chlorine burn" by his doctor. He was given a medicine and is expected to heal within the week. This makes sense because after washing our bathing suits, they still smell like chlorine. Meanwhile, five of us FIVE now have pink eye. We can only guess we got this from sleeping in the dirty beds. We thought it was sketchy that the sheets were already on the bed when we arrived but we are assuming it's because they were not changed from the previous renters. If I could include pictures of the rashes and the bloodshot eyes I would. If you enjoy burning red crusty eyeballs and rashes that appear as if you have leprosy then this is the place for you. If you want to bring a maid or a carpenter on your vacation, you may also want to rent here. If not, I do not recommend this house at all.

Our stay was great. Had a few problems with heat, jacuzzi and plowing but was quickly resolved. Would I book this property again ? Absolutely ! I would like to return this summer.

The property was very nice and so was the house. The price of the house was a bit higher than what we have paid in the past for a house of similar size and for the amenities provided.

The only issue we experienced was no hot water the first day. The property manager was quick with a response and sent someone out at midnight to address the situation! Unfortunately, it wasn't an easy fix and went into the next day but we were happy with the response time! The property was great!

The two houses provided ample space for our group of 14 adults. Kitchen is large and well-stocked, several tables are available for meals, games, and large dinners. The outside hut was perfect for an outdoor dinner. Large back porch was perfect for some rainy days. Close to several parks for hiking and sightseeing. Host was responsive to pre-arrival questions.

My family of 18 enjoyed our stay at the house during June/July of 2022. Our family was one of the first few that rented the property at the time. There were a few issues upon checking in: tripped circuit which caused refrigerator and some lighting to not work as expected, hot water furnace tripped that caused the second house to not have hot water for a day, and WIFI throughout the property was very spotty; you only get a strong signal in the living/common areas. None in the basement, second floor, and only a few spots at the guest house. Christine was the property manager that attended to all my text messages during the stay and she responded very quickly. I'm truly grateful about that. She tried to get as much of the issues resolved so that my large family can enjoy the week stay there as much as possible. Towards the end of the stay, the basement bathroom had a leak from the ceiling through the fan. She said it could be condensation from plastic pipes. It was leaking so badly that we needed to have a bucket there to catch all the water. Luckily, that was towards the last couple of days there. I left the house well cleaned and intact, took out all the garbage, furniture well arranged; we took good care of the place. It was truly a beautiful house with enough space for 18+ and a few pets to run around. The location was hard to find good eats though. We cooked every meal at the house for the whole family.

Decent sized property for the large group, but quite poorly managed / maintained - breeding ground for rodents. On the eve of check-in, we noticed a mouse on the main floor.. right next to dining area and reported it to the manager.. Several maintenance issues in the house that are not easily seen in the photos posted in listing... For example, one of the Jacuzzi JET knob was loose and was often falling off.. hot-tub was not tested properly prior to our check-in.. We had to use it without JET. Backyard deck & furniture is a run down- not upkept properly and we could clearly see dirt lying around - perhaps one of the reasons for rodents. In the basement, ping pong table net was popping out - it was annoying to see it falling off. The bedroom in the basement does not have a door, so no privacy… we had a large group and with these many issues, the house did not work for us.. had we known in advance that this property does not provide basic things like toilet tissue papers, hand soap, bath soap, napkins, towels etc, we would have NEVER booked it in first place. Lots of better properties in the area - Stay Away !!

Everything was just great! My daughter booked this for me and my 30 students. Dream location! The pool table, hot tub, ping pong table, workout room, and the grounds etc. were all great!

The property is nice and large and the gameroom in basement was a nice large room for all to hang out. I would not use the words "Meticulously maintained" which are in the listing but it was good. The 2nd house had one upstairs room that did not have a window AC so one couple ending up sleeping in the living room. They provided a fan but, even with cooler than normal temps for the summer, it was still too hot in the bedroom. All the other window ACs in 2nd house ran great. The maintenance person was very nice and helpful when we had a hot water issue. Also the dumpster outside made it easy to throw out all our garbage while there.

I needed a really large place to accommodate over 20 of our friends and family to celebrate my husband‘s 50th birthday. This was the perfect place for it. The property was enormous. There was a great hot tub and game room. Although the second hot tub did not work. There was lots of space for kids to run around and they allowed us to bring our dog and set up a little bounce house and slip and slide. The property manager was very responsive when we had a problem with no hot water in the guest house and sent someone to fix it right away. She also helped me find a caterer for our dinner and lent me a couple of tables for the catering set up. The experience would have been even better if the pavilion that was on site was cleaned and the trampoline from the photos was not taken down. I also wish there were better seating options for a large group inside. Other places we’ve rented for such large groups had a big dinner table somewhere inside. I knew that going in and rented a tent and tables to set up in the back to accommodate our large group. The house was a surprise for my husband. He was very pleased he asked if we could rent it and invite our friends every year!

The back porch and outdoor fireplace were extremely dirty/dusty. birds feces everywhere, and everything else was up to/above our expectations. We had our time and it was all worth it.
