Our stay was every bit as magical as we imagined. The property was expansive and beautiful, with plenty to do for all ages. Our large group of 17 consisted of 8 children between 4 & 8; the kids had an amazing time playing in the front yard while watching geese, rolling down the hill with the river in the background, swinging, and watching movies. There was plenty of seating for all and we appreciated the extra (and much needed) paper towels, soap, tp, even trash bags! Every room had an armoire or hanging rack for our belongings. Erica responded enthusiastically to every question very quickly and made check-out a breeze. We’re looking forward to another vacation at the Toccoa River Retreat soon!

The property was exactly as advertised, beautiful and spacious. We were a group of 15 with 10 adults and 5 children and everyone really enjoyed themselves. The house was very clean and well maintained. There were three downsides, but none of which would prevent us from renting again and/or recommending to others: 1) the laundry room smelled very strongly of cigarettes. 2) only one bathroom for three bedrooms on the top floor. The other 3 bathrooms were on the first floor and basement. 3) wi-fi and internet connection was very spotty.

Great stay! Location was awesome!! We enjoyed the outdoor activities. The children had a great time fishing every afternoon. Would definitely enjoy another stay!!!

This home was absolutely gorgeous. Not only the home but the location. We were celebrating my mothers 70th birthday and we had 15 people in our family. We had plenty of room. We normally try to stay at different places but we would stay here again with my whole family. The property owner was very attentive and helpful with their recommendations and response. Loved the stream/river in the back. My brother caught 2 trout and I got to do my morning polar plunges. We also went tubing down the river at the recommendation of the owner. It was such a terrific memory for me and my family. We got in at the lake dam and got out at the house. The house Is very well supplied with everything we needed. Such a beautiful home with helpful and kind hosts. Already planning a trip back.

Upscale accommodations. Access to many nearby activities and restaurants. Very relaxing atmosphere in and out.

The home is perfect for a family get together! Plenty of space to spread out and relax! We dropped tubes a few minutes away at the local park and the tubed right up to the back yard where we popped out! Also spent a few of our days there in downtown Blue Ridge which is such a great little area. The Bigfoot Museum was a hit for the kids too! The hosts are fantastic and very responsive. We recommend staying there for a large group!

Everything was just as advertised and host responded promptly to questions we had. Plenty of room for our 12. Close to town but it seemed like we were much further. This is a gorgeous property.

This house!!!! Peaceful, on the water, huge living spaces, huge porches - we just loved all of it!! Lots of games, tables and swings outside, bocce ball court - ya'll really did a great job!! Thank you for the wonderful gifts you left us when we arrived!! wonderful touch! Communication was amazing - Rick came by to check on us and bring fire wood for the fire pit area - what a great trip!! thank you!!!

House, property, area was great comfortable fun. Beautiful fun property especially outdoor fire pit area and smores kit was provided along with delicious other snacks and apple cider. Beautiful house decor and soft bed sheets. It is very close to little Blue Ridge downtown with great food and fun shopping. Blue Ridge lake is very close and had a nice paved trail along with small trails going closer to the lake water. Also, a grocery store is really close which is great. We really enjoyed our stay! Thank you so much!

7high school couples gathered for a mini reunion. The open floorplan that was big enough for ALL of us to be together was perfect. The Toccoa River setting was gorgeous and we even caught 1 fish! Loved the deck and hot tub, but the riverside dock was our favorite. When the sun went down we headed to the firepit. We brough a lot of firewood with us and used it all. Easy to get to Blue Ridge downtown. We cooked every night and slept well the entire trip. Hope to get back to this one again!

We are a group of 4 families with children ranging from 11yrs old-9months old! This property worked very well for us. The only lay out issue that created a small challenge for us is that two king rooms shared a bathroom (2 sinks, 1 shower/tub combo, 1 toilet). Not a deal breaker at all, just good to know for the next group. The property was so very nice and had so many amenities provided (kitchen appliances, indoor and outdoor games, puzzles, kids play kitchen and a few toys and more). The outdoor property was a favorite for us! The front yard had plenty of flat space for the younger kids to play (and not have to worry about the river) even has an asphalt drive so they could ride scooters and such. The backyard is wonderful and has lots of room to play games, fish, dinner, at the picnic table and more. Our kids enjoyed the bunk room and loved having their own space. We loved having two tables! For a group of 17 people we didn’t feel over crowded at meal times. Two ovens in the kitchen is always a win! Prior to arriving the owners were very accommodating with our long list of questions and helped us understand what we could except once we arrived. When we arrived we ran into an issue with the heat, however the owners were quick to send their maintenance guy out who then realized a HVAC company needed to come. After the owners confirmed we (the guest) were ok with an HVAC company coming out, they sent them the same day to get things resolved. The owners and the maintenance guy were very accommodating before the heat was fixed to make sure we had space heaters and all/anything that we needed. They were kind, generous, and quick to resolve the issue. This issue did not negatively effect our stay or option of the property, we thoroughly enjoyed our vacation!

We were 4 couples looking for the perfect house for a Super Bowl celebration. This beautiful home checked all the boxes including a theater room with plenty of seating. We loved the river and had some luck catching trout for dinner. The close proximity to downtown Blue Ridge was great for visiting the local breweries. All In all it was the perfect weekend and Erica was the perfect host!!! Greg

Absolutely LOVE this property. So spacious and accommodates larger groups conformtably. The property is adequately stocked with extra items that you may need. The location is just far enough from “town” to feel secluded, but is actually just a short drive away. Erica was very responsive with any questions that I had and delivered all vital information that we might have needed in a timely manner. Already looking forward to our stay here next year.

I rented this house for my 30th birthday with a group of friends and it was perfect. Plenty of space to eat together, play games, etc. The pictures looks exactly like the place! Erica was super responsive from the start and provided everything we needed. One day in and we were already talking about renting it again in the summer! Definitely one of the best birthdays I ever had.

What an amazing experience! I booked this home to celebrate my birthday with friends and it was exactly what I was hoping for. The host, Erica, was absolutely amazing to work with. She went above and beyond to make our experience comfortable. There were so many amenities to enjoy including fishing in the backyard, making s’mores at the fire pit, watching movies in the theater room, relaxing by the river and so much more! I can’t rave about this place enough.

The house is beautiful and has tons of space. The owner's communication was great. We had a group of 12 friends and 1 child and had plenty of space for everyone. The kitchen is well stocked on tools & we were able to cook a friendsgiving meal with ease. We did bring some of our own tools/items for that, but were surprised to find we didn't have to use all of what we brought. It was chilly but the outdoor spaces were amazing. The fire pit was a hit on the last night. We did have a little trouble finding fire to get it lit, so bringing your own lighter would be recommended, just in case! The owner was really thoughtful and provided a big s'mores kit along with some other nice goodies which we enjoyed. We had a small issue with the hot tub and the owner even offered to send someone out to look at it. It was a fantastic weekend and I highly recommend this place to anyone with a big group.

We had a great time at this property for a girls weekend! There was plenty of space and lots beds for a large group. We did have a problem with more than one person showering at a time due to water pressure issues and there were some areas that could have been cleaner. But overall the property is beautiful, the house is beautiful and we would definitely stay here again!

This house was perfect. The location was amazing. So much to do at the house. The kids had so much fun. You could not ask for better host. They were so sweet. We will return!

The house had everything we needed and the kids and adults really enjoyed the theater room and backyard. Kitchen was well appointed and furnishings seemed all brand new. Thanks for sharing your lovely home with our group!

We absolutely loved this property! We brought a lot of young kids and they had plenty to keep them busy outside on the beautiful property! They swam in the river, played bocce, explored nature and had plenty of ball games! The picnic area was perfect for all our meals and they loved ending the day in the movie room! Hosts were friendly and attentive, we would def love to come back!

We had so much fun from the theater room and popcorn machine to the pool table and the old school arcade game and the awesome fire pit and hot tub. Even though it rained most of our stay, it was still great. The home and location are so beautiful. We had 5 kids 7 and under in our group and the basement was clutch. The kids room was so cute. They loved the swing. We will definitely come back again!

This house is fabulous - I can't say enough good things about it. We needed a big house for our family vacation and the bed/bath configuration of this house worked for us - one family shared the bath upstairs and the other 3 had their own ensuites on the middle and lower floors. Pictures do not do this house justice - it is so big with so many things to do and places for everyone to spread out. We had a wonderful time and would be lucky to be able to return. There are so many positives, but here are a few: -The owner, Erica, was great and responded quickly to all of my questions before, during, and after the stay. She had several delicious goodies waiting for us when we arrived. -The house was very clean and all of the furniture has been recently replaced. The sofas and tables can accommodate big groups easily, and there are plenty of chairs on the decks so that everyone can gather in the same place. We ate every dinner in the breakfast area off the kitchen because it had a big round table for 8 that was perfect for conversation! -The house is travel-friendly. With big bathroom vanities, open shelving in some of the bedrooms, and a big pantry area in the kitchen, we had plenty of room to unpack our stuff. The kitchen is huge and is open to the living area so even though we were cooking, we could still be part of the group. -The property feels private, and the deck down at the water's edge is so peaceful. Even though there are houses on the opposite bank, they are not directly across from the deck. We ate lunch on the deck each day and enjoyed the river and the occasional passing kyaker. Despite the August heat, the overhead tree and breeze from the river made it pleasant. -There are so many fun things to do at the house. We had some real quality time with our young adults playing pool and bocci ball, and watching movies in the fantastic theater room with reclining seats and popcorn maker. We were so busy with those activities, we didn't have time to use the well-equipped fire pit. -The house feels remote, but is a short drive from Ingles and the town of Blue Ridge, so it was easy to get supplies and check out the town. It was a really great stay!

Family had a fantastic stay at this property. Hosts are quite accommodating and highly responsive. We loved the river access for fishing, tubing, and skipping rocks. The bocce ball pit was fun and a surprise. We enjoyed cooking s’mores in the large fire pit most nights and there is plenty of space for activities; corn hole, football, whiffle ball, etc. There was a fair amount of wildlife too; deer, fish, otters, ducks, geese… my daughter enjoyed feeding the animals. Beware, the water is cold and there was goose poop everywhere when you got close to the water. I gave 4/5 stars on property cleanliness and accuracy of listing. The reason for that is the owners were in the processes of updating/upgrading everything so the listing pictures were out of date. I’m sure they will be updated once they are finished updating. The only thing that threw us off was the presence of bunk beds, however it worked out okay for us! For cleanliness, we found some random pieces of trash outside in the yard, likely a result of the work they have been doing. I also think one of the rooms may have missed having the floor cleaned, but overall the inside was tidy. Some suggestions were made to help make the stay a bit more comfortable and the owners were receptive (temp changes, extra towels, kitchen supplies). I’m looking forward to seeing what other changes they plan on making! I would stay here again. Great for a large family!
