What a beautiful location central for UF and Gainesville activities. They made you feel welcome from the moment you drives. The cottages were super cute with great history. I enjoyed my little reading book in Lester’s Place and walking the grounds. And the breakfast was so good. You felt welcome, you felt home and you wanted to come back from the moment you left.

I love Sweetwater Branch Inn... it is perfect bed and breakfast getaway. My favorite room is the Tea Rose room... because of the huge jacuzzi bathtub & the fireplace.

The Sweetwater Inn exceeded our expectations! The grounds are impeccably maintained and create a private sanctuary away from the hustle and bustle of downtown and the UF campus.
No details were spared at the Inn. Our room was quiet and cozy!
From the staff, the pool, the football game shuttle, the complimentary breakfast and guest rooms - all was perfectly presented. We can't wait to return for another visit, go Gators! 🐊

I was amazed at the uniqueness, originality along with all the beautiful plants, trees and gardens there! Each room is unique in it’s theme, design and it’s pioneer spirit! The artwork and design of the whole park, which it really is, was like being in another world. Whenever I need a getaway place in Gainesville, I will return there. The breakfast had the best variety I’ve seen outside of a banquet hall! A wedding took place there in a large, open area. There’s even a Honeymoon suite in that courtyard! It must have been designed by amazingly talented artists, creative designers and architect professionals, along with those who knew the history of this area of Florida.
I sat on the front porch in the evening awhile to relax and play my ocarina, a small clay flute which makes me happy and content. I don’t know of other hotels with porches, and lots of homes had them in neighborhoods I grew up in - in various states. It reminds me of decades past when older folks sat in their rocking chairs after dinner to watch their neighbors walk by and chatted with them. I miss those days, and truly appreciate all the effort and planning that went into each unique room and building in this amazing mini-town 4 blocks wide by 4 blocks square!

We loved the Sweetwater Branch Inn! My husband and I stayed along with our 17 year old son. We had a queen bed and a Murphy bed. The Inn is beautiful. We borrowed bikes and went all around town to different breweries and restaurants. The breakfast at the Inn is also spectacular. Great for Gator games or just a weekend away!

Wonderful experience. The rooms were cozy and spotless, and the historical charm made for a very warm and inviting atmosphere. Breakfasts were perfect, and it was such a peaceful experience to have breakfast on the veranda! The garden outside is stunning. You are all amazing! We will definitely return. Thank you, goodbye!"

It was a beautiful home away from home where you can imagine what it was like to live in the south in the past.

Most things like bed, the room itself where good, however, I stayed above the main office and could not sleep due to persistent beeping noise comming from downstairs at 4 am. Texed and called the”on call” number and no response. A bit overpriced based on my experience. Staff was very friendly and nice.

We love this Inn! Right near downtown and the rooms are amazing. We stayed in the Isadora room and it was beautiful. And the breakfast is second to none!

We had a nice stay, staff is very friendly and accommodating and good breakfast. We brought our small dog puppy, who finds everything, so one negative was that deep cleans to rooms are needed. I had to move couch and rugs and sweep and clean under covered areas because there was a lot of black dirt, dust, and dog hair- definitely had been there a long time. Also bed in master is difficult to clean under because it is so low to ground and has extra support with plywood and I found a lot under it including someone else’s pill. I worried that there may have been another one that my dog could have eaten so searched online and found was muscle relaxer. We stayed at pet friendly Melrose Cottage and advise if staying with curious puppy or dog to check rooms before letting them down on the floor.

Propert was beautiful. We were greeted with fresh baked cookies. Room was spacious and clean and nicely furnished. Breakfast was complimentary and served in a beautiful area of the inn. All was perfect-we hope to stay again

A unique and luxurious stay in "Old Gainesville!" The grounds are so peaceful and the breakfast is top knotch. The pool is a great place to cool off and relax. Can't wait to stay again!

Staff and breakfast were AMAZING!
Units are just OK for the price and need more TLC….curtain to outside window of the shower didn’t fully cover the window, underneath a bathroom sink was filthy, Keurig descale light was on, inside of dishwasher was dirty, water tank light in kitchen was on, jacuzzi didn’t work.
I did email the office after my stay and received a response.

It’s a really beautiful property made up of several nice old Florida homes. The salt water pool was a pleasant addition. The included breakfast was nice but the cost for additional guests to join did not match what was offered. It felt a bit odd to charge so much so that people I was visiting could join me when for much less we could have gotten more from a local restaurant. The parking is limited - one spot per room, which wasn’t an issue for me but should be told in advance. They offer many ways to upgrade your stay (massages, flowers, etc) so this would be a great place to stay for an anniversary. I do think the cost was too high out of season, and I would expect a lower rate for mid-May. I would come back but I think they would be cost-prohibited in season. I will say because it’s an old Florida property, it also has features like a lack of central air and a general humidity inside which some travelers might not enjoy, especially in the summer months.

Wonderful stay. Staff was friendly and very accommodating. Quiet, secluded, but also close enough for window shopping, a nice stroll after dining out, or an adventure in Florida's Natural Outdoors. Would recommend to anyone visiting Gainesville!

The grounds are well kept and beautiful.

LOVE LOVE LOVE!! What a special place! We were traveling through and it was like a movie montage in the midst of a tough trip. Scenic, breakfast was lovely, property is unique and perfectly located for night life. Would stay again and again.

Beautiful property with excellent service. Check in was easy, kitchen staff were very welcoming and although we had some issues with some noisy guests at night downstairs, we called the after hours number and they quieted them down so we could sleep. Cute property.

Quaint, charming inn. Staff was pleasant at all times. Stayed two nights will be back for two nights again this week and hopefully for five more nights next weekend. Property was excellent! Breakfast was right up my alley.

This place was priced economically but the experience was exquisite! Late check in was a breeze, snacks were available upon arrival, and the breakfast in the morning was great! The beds were comfy (even the murphy in the Piccadilly suite) and far better than expected. Parking is quiet and safe and I’ll absolutely be back if I need to stay in the area!
