Great location. Easy check in. Fab breakfast options. Nice room and bathroom. Lovely hosts, would definitely look to stay here again if returned back to Skegness as only a couple of mins walk from front and town centre.

First class, friendly, couldn't do enough for you, I was due to have a single room, and as I have trouble with stairs, they gave me a family room for the same rate, I will definitely return there again, best place I have stayed in for many years I give them 5 stars.

The owner even carried my bag up 2 flights of stairs.Lovely single room and if i was paying a lot more i would expect a bigger TV and an easier en suite door but the quality of the bed and everything else was simply unbelievable for a hotel 500 yards from beach for just £35

A great time spent. our hosts Adam and kat were really friendly , warm and welcoming and helped out where ever they could. Definitely will be going back next year for longer this time

This is a brilliant small hotel, it is more than just a bnb. There is a lounge, games room and bar for those rainy days or for the evening. It more than met our expectations with it's recently renovated room and bathroom plus flat screen tv and tea / coffee facilities. There is no cutting corners with the breakfast, cereal, fruit, juices full english with toast etc. Not forgetting the host who made us very welcome,a really pleasant stay.

Adam and his wife, both keepers of the hotel, are wonderful and very helpful. The family room is clean and tidy and spacious.A bit of challenge for family with heavy luggage as upper floor room got no lift. If the toilet has a larger mirror and the dining table larger for a family of four, the hotel deserves 6 of the full mark is 5.The hotel is close to the Lumley Street (the main shoppinh street).

We only needed a nights stay, so booked this online and were not disappointed. The location is great, being near to the centre of Skegness's sea front, warm and comfy room, nice firm bed and extremely good owners who chatted with everyone but were busy about their business all the time. Tea and coffee in the room, clean towels. Shower good. The full English breakfast was as good if not better than many we have had and we are considering going back for a week next summer.
