big and comfortable property, also comes with an attached kitchenette which makes it very convenient for families. bathroom was huge and spacious it feels luxurious. location wise it’s a short walk from the Kyoto station, and it is beside a real public bathhouse which is very cool! also want to highlight it’s got the best bed and pillows (attested by other members of the trip) throughout our trip in Japan (where pillows tend to be very flat)!

A bit hard to find at first and among other residential houses so you may miss it. Also a little expensive?

The rooms were spotless. Location is near the Kyoto station. All amenities were very well thought of and you could borrow a lot of things from speaker to rice cooker, steam iron etc. Shower was excellent. Staff was very good and helpful. A mirror in the room would be appreciated.

We really enjoyed our stay at 22 Pieces. We planned to stay for three days, and extended to four because we were enjoying Kyoto so much, and because it is very easy to take day trips from there. For the first three days, we had booked a garden room on the ground floor. It is a beautiful and spacious room, very well-designed and comfortable. The beds and linens were good and the room was very very quiet. For the fourth day, our room was not available so we moved to the first floor with a small balcony. Our night there was not as great as the first three. There is no furniture on the balcony so we didn't use it (whereas on the ground floor, we sat outside every morning with our coffee) and it was quite noisy. We could hear people above us who had kids and a group down below that sat outside talking in the garden til very late. It wasn't a big problem, but I would really recommend the rooms on the ground floor. The staff was very friendly, the rentals for the room is an interesting concept and was very easy to use, and the place is very clean.

Besides some noise (mentioned above), we really enjoyed everything. The location has pros and cons -- close to Kyoto Station which makes it very convenient and has tons of shopping and eating choices, but far from the historical parts of Kyoto and so required trains or taxis.

Lovely boutique hotel an easy 5 minutes walk from Kyoto station. Staff were extremely helpful and friendly.

The hotel provided an exceptional experience, exuding a sense of tranquility and elegance. We are strongly inclined to consider returning to this establishment in the future. I extend my heartfelt appreciation to the hotel staff for their exceptional kindness and service!

Room was lovely and clean, staff went the extra mile to find out details about an attraction we were keen to visit and provided very clear information. Location to the train station and toyota rent a car was also great.

Apartment was so nice and well equipped. Building is new and fancy. Everything is organized and clean and very comfortable. Very smart the possibility to borrow kitchen/media and other equipments from the reception. Really close to Central Station. Despite it has no washing machine inside, there is a laundromat at the same block. It was all super.

Good location. Large rooms with well stocked kitchenette. We loved the coffee machine and toaster oven. With the cooker and microwave oven, its almost better than home. Overall good if you staying as a family.

Toilet a little small but ample. They only clean your room every 3 days.

Location, location, location. The decor was perfect for Japan, very soothing and welcoming after a hectic day

The cleaning should be daily ideally. Otherwise perfect.
