This room is perfect if you want to get the full Harry Potter experience and feel like you live in a cupboard under the staircase. While nicely decorated, the room was very small (I doubt it is bigger than 6 sqm), which is not properly indicated when making the booking. The door was quite hard to open/close and the bathroom was located across the landing area. I know Edinburgh has a very unique hotel scene but this is not worth the money.

The bed was small, but very comfortable, although the room was extremely hot and stuffy with just a heavy duvet on the bed. A fan was provided. The internet speed was almost non existent. The room was small with no storage facilities for clothing. The bathroom was clean and adequate, although the shower door didn't close properly and the extractor fan didnt work. There was one small bottle of water provided, but it appeared to have been there for sometime as it had rust on the inside of the lid. Getting access was easy enough with the lockbox. Parking consists of two spaces only. The website gives incorrect information regarding parking and restaurant facilities. There is no restaurant or food available.

Large but very hot room and no way to cool it. Staff unavailable 7pm -8am so very unhelpful unless emergency. No fridge to store food. Bathroom sink so small could not fill kettle and drain completely open. Found old orange peelings under bed. Bed reasonably comfortable but very warm quilt, no sheet, only one pillow.

Woken up two days running by someone playing around with cutlery being very noisy and there were a lot of ants around the floor.
Shame as it's a nice enough place.

The manager was very helpful and kind. He responded to our requests immediately. Toilet flush was difficult to operate. The unit needed more hangers for towels and storage space in the bathroom.

No remote for the tv. Bathroom was dim and needed a light above the mirror and faucets were difficult to turn on and off.

The room was small but clean. The bed was comfortable and well made up. Travel into the city was easy due to several buses passing the property.
There is definitely not enough parking and a lot of the side roads are permit holders only.
The shower was pretty useless, it would only run scalding hot or freezing cold.
The staff arrive around 8am and proceeded to shout or talk very loudly to each other, or on the phone. This ensures that you get no further sleep. Take earplugs!
We were on the ground floor, which was lucky as there is no lift and people were struggling with their luggage.

We enjoyed our stay here (5 nights). The rooms are small but clean. It is located close to 2 bus stops so we were able to get to everywhere we wanted to go easily. Highly recommend!

The room was really bright and airy and my bed & pillows were very comfy. The bathroom was very clean, but in my whole 3 nights there I couldn’t find an ambient temperature for the shower - only very hot or very cold. This was very frustrating! Additionally the room didn’t have a safe and the hotel only provides cover up to £50 in the case of theft etc, and there wasn’t a door sign to ask the cleaner/housekeeper to not come in. This meant that you had to take all your valuables everywhere with you, which isn’t always viable. Would be a lot better with a safe and with the option of asking for / not for housekeeping.

Very comfortable bed with a small but modern bathroom. Great assistance from Colin and others of the staff regarding late arriving luggage. He also kindly loaned me a phone charger for the period of my stay.

We were very happy with the facilities for the price and the service was great. The location is convenient enough for the Edinburgh city centre. Would be happy to visit again.

Perfect for my family, we needed a triple room. There was a bus stop about 100 metres from the property.The bus's came every 8 minutes
It was quick and easy to get into the city and also access the old city. There are quite a few great restaurants close. Also two laundromats and a great hairdresser.

Decent location and reasonable value for money bearing in mind it is on the outskirts of the capital. Cleanliness and comfort were good overall although there was an old tooth pick left in the bathroom. Rooms though are tired looking with peeling paint and wallpaper and need a complete overhaul. Not a bad price bearing in mind the location as long as you know you are paying for a 2* guest house with no facilities.

Disappointing.
My “private” bathroom was across the hall from my room and was dirty on arrival, clearly used by someone else, with urine splatter on the toilet bowl.
Just putting a sign on the door will not stop other guests from using it. You need to put a lock on it.
The room was cosy with clean bedding, but very dark due to being in the basement. The decor was tired with peeling paint and questionable looking electric plugs.
There was no sign of the “restaurant” mentioned in the property description.

Overall our stay was fine, it did the job. It was a decent location (30 min walk or 5-10 min bus ride from city center). The things that we weren’t pleased with were: 1) check-in instructions say you’ll be greeted by staff upon arrival & you actually have to try to communicate through a ring doorbell, 2) there are ZERO rules or information posted about parking. This caused us a bit of anxiety not knowing if we’d be ticketed or not. To clarify, there are 2 spots located in front which are free, but are first-come, first-serve and if those are not an option you need to find street parking, 3) a king bed was advertised, but we got a double or queen, 4) the TV faced the wall at a 90 degree angle from the bed, so don’t plan on watching any tv, and 5) the place was just plain not as nice as pictured. Again, the place was fine and we had a place to sleep at night, but probably would not choose to stay here again.

Clean and comfortable but too far out. No communication available before our trip eg phone number. Tried messaging before we went, received an automated response that didn't answer my question. Also no breakfast and the nearest cafe was a long walk.

Smooth self check-in. Room was clean, no qualms. Several deficiencies with the bathroom. The design was weird that you cannot sit straight on the toilet as the sink hits your knee. The ventilator did not work. The shower system had such a high water pressure that could not be changed that having a shower felt like being hosed down by the riot police.

Location was excellent. Room was good, comfy bed. The handle on the toilet was wobbly, a bit difficult to use. No staff in the hotel overnight. Unfortunately some guests had a loud argument in the night - they probably would have tried to keep it down if someone was there.

Room and accommodation not as advertised, normal double bed when king advertised, no parking and needed to find on street public parking, due to COVID asked staff not to clean room while we were staying, 2nd they cleaned the room. Staff were unhelpful when spoken to on arrival regarding parking.

I stayed at allison house 16 for 3 nights. The house was clean, room was on the ground floor. Medium sized rokm with a double bed which was comfertable. The only problem i had was getting the shower to a cool temperature. The temperature control did not seem to work as you could not turn it from 1-5 (cool), it would only operate at (6-10) hot to scalding hot. I ended up just using the sink as the shower was not usable, however everything else was ok.

As I am disabled I asked for a room easily accessible only to find I was allocated a room at the top of the house with no elevator. I also sought to reserve a parking bay again disappointed to find I had to park in a side street several hundred yards away. When I finally managed to get to my room I was shocked too find the landlord at my door telling me i was not booked in and the room had been allocated to another person. Fortunately I had confirmation on my phone that my reservation was confirmed.
The final irony was having to leave early due to a family crisis having spent only two nights in the house.
When I finally managed too get to my car t was upsetting to find I had unwittingly in the dark of the previous night parked in a residents only parking zone. This error cost me a PCN fine of £30.
On top of the fine it cost me £300 for a two night stay
As you can imagine I am not impressed by the service I received

Our room was clean but our friends had mold in the shower.
We had no hot water in the shower and our friends had no hot water at all.
There was a huge stain on the ceiling of our bedroom and our friends couldn't sleep because of the noise next to their bedroom and also tobacco smell.
There was no staff on site and we couldn't find anyone when needed.

Although not noted, it must be under new management. I had a King Bed, Garden view room confirmed with Hotels.com, but got a Double Bed or Queen in the basement with a view of a wall. When I pointed this out, the manager all of the sudden did not understand English very well and would not make any accommodation.
