The rooms highly need to be renovated. The window shades were half broken and let the sun come in very early in the morning. The walls are thin and you can hear everything happening outside. Avoid a room on the ground floor because you will hear people climb the stairs or walking in the rooms above. Did not like my stay. I recommend the Kebek hotel instead.

Upon inspecting room during check in, I noticed a slight detection of mold in the bathroom ceiling and the sink hot and cold faucet was reversed. Also, the bed mattress was severely worn and uncomfortable to sleep on. The TV channel was lock to one station unable to change. These issues were notified to management. Hopefully, they will be resolved so I may enjoy the return.

Air conditioning was broken, key cards didn’t work so we had to wait to 1 am for someone to help.

Our TV and the ice maker didn’t work! The towels had hair and the wash cloths had red/brown stains. The kitchen had no linens to dry, no hot mitts for oven, and only 1 coffee mug. The pillows, not pillow cases, were stained. The faux wooden floors were dirty. Parking is risky. The pool area was awesome! The beach was convenient! The area was quiet! There’s no elevator so hauling items was time consuming.

We had seen poor reviews and were a little apprehensive about staying, but we had a good experience overall. Room seemed fairly recently updated, bathroom was clean, beds were…motel beds. We slept pretty well. Room smelled a little stale/musty. Quite quiet. Excellent location to beach. Good & helpful staff.

smartphone I am writing to let you know of the disappointment in my stay unfortunately. My sink was clogged, door blind missing slats which allowed people across to see directly into room, the very same room type next to us had a nice recliner for sitting I didn't there was an exposed wire on balcony leading to air conditioner and the plastic chairs out there were covered in black filth, there was not even a toilet tissue holder just the holes in the wall where there should have been one, we tried to get ice to take to beach for picnic but the ice machine was broken we were told by front desk to go to restaurant for ice which they laughed at us and said they had none. Each morning the stench of sewage was ridiculous. Needless to say this is not what I would have considered a "deluxe balcony room ". I would very much like at least one of my nights refunded as I think that would only be fair. I have pictures of everything if you would need to see them. I tried to talk to a manager face to face but was told that person walked out and there was no longer a manager. Please respond at your earliest covienience

Room was not clean walking on the floor bear foot for a second would make your feet black. Sheets had interesting stains and hair from multiple people on it small black hair, strands of purple and blonde. Room was incredibly musty and damp trying to put the ac on just added to the dampness. One of the reasons for booking was the fire pits and grills on site was very disappointed to find out they removed them and put private cabanas which were out of place for the small pool they had. To top it off the person above us stomped around all hours of the night and the beds were so stiff that there was no way to be comfortable at night. Sorry to say but will not be coming back here only redeeming thing was the restaurant attached to the hotel. They were amazing and very delicious.

The hotel was in walking distance of Old Orchard Beach. Note the beds are double beds. The description when I registered indicated an ocean view which the hotel did not have.

Room was in need of repairs or they just didn't finish or didn't repair the ceiling near the stove and sink. and had spiders in every room in our clothes and cockroaches in the bathroom going under the floor molding, which was broke and coming off, it was a rough looking bathroom.

I like this property alot. However, the rooms could use a little updating/refreshing.

Had a couple issues with the bathroom - door facing was falling off and getting stuck with each door close/opening. The toilet was partially clogged when we got there and there was NO staff available after midnight, so we had to go buy a plunger. Other than those two things, the location is great! Beach is right across the street. Easy access to the pier, either by trolley, driving, or walking. Restaurant food was nice. Overall a pretty decent stay.

Booked same hotel as last year because the pool was alot warmer then this year Is it supposed to be heated??

Overall, you can tell that they really work hard to keep the property clean and maintained. However, the biggest disappointment were the beds and quality of other items such as the sitting chair (/stained), floor tile, (cracking), shower head (military or locker room style), etc. The mattress felt like you were sleeping on a spring factory floor, and the pillows were about the size of a communion wafer. You can tell the sheets were overused and ready to be replaced. They could do themselves a favor and spend some money on queen size beds and new bedding. Full size beds are a joke for two adults to sleep together in. I don’t write reviews often, but when I do…

We paid over 400.00 for a suite for our family for 1 night. It sleeps 6 so i dont know too many cars that hold 6 these days so we came in 2 vehicles. We have neen coming here for 6 years now and i always get a 2nd park pass for no cost. Now they charge 30.00 for an extra car. That is ridiculous because the parking lot hasn't changed in 6 years. Considering what we paid and the condition the property is in, that's ridiculous. We will continue our tradition in another hotel. Be aware of extra fees.

1 minute walk to the beach. Big room, no carpet. Very clean. Only complaint is that the mattresses are very old and uncomfortable- ours was caved in.

Food was very good at the pub.

There were noises from the pipes and from the passing trains.

Restaurant onsite was good

I don't even know where to start with this disaster of a place. The room smelled like mold as soon as we walked in. The outlet had sparks coming out of it when we went to plug something in and we lost power in our room. They couldn't fix it and left us in with no power all night. The beds are horrible. You can feel the springs in the mattress. That's just a few of the many things wrong with this dump. We were booked for 3 nights and checked out after 12 hours. You couldn't pay me to stay there. Now I'm fighting with them for a refund.

Great location right across the street from the beach. Clean and safe location. Nice pool and fire pit. Restaurant on site. Easy bike ride down into Old Orchard Beach or out to Pine Point Beach. Only negative is that the Wi-fi didn't work the whole time we were there.

Overall, it was a comfortable room, but I fell short of expectations as it was sold as a suite with a kitchen, but there was nothing in it that would make you think it was a suite… No sitting area so whatever. There is plenty of empty space in the room to accommodate a couch. The room was also riddled with shortcomings: the security latches did not function, the bath fan was broken, there were multiple light sockets without bulbs in them, and outlets without plate covers

The refrigerator in microwave was on the floor the room smelled like bleach by overall was clean. I guess except the bathroom the beds were not made correctly. The blankets would not even come up to your chest. Had to walk 3 floors to get 2 our room was rated 3 to 4 stars more like 2 Was not beachfront, property had to walk down the road down and in to get to the beach.

Check in was 3pm. We arrived shortly after 2pm. Could not check in. Left and came back at 3:45 and still couldn’t check in. They stated the air conditioner was broken. I asked for another room and was told I would just have to wait. We finally got into the room after 4:30pm. The sink drain was jammed shut, the TV would not work, and the mattresses were extremely uncomfortable. They knocked on the door the next day stating they wanted to come in and change the mattresses. Strange as we never said anything about the beds. We told them to come back in an hour when we would not be there and upon our return to the room nothing was changed. The following day when returning to the room there was a male housekeeper in the room who had apparently washed the floor(?). However, it was obvious that the floor hadn’t been swept or vacuumed first; and nothing else in the room had been cleaned I.e. bathroom or beds remade. When checking out I had the forms given to me upon checkin and they asked how I got the form and if I had been a late check in. Needless to say we will not stay at that hotel again.

The room are clean, but they haven’t been updated in many years. Family rooms have 2 double beds. Very hard, small and uncomfortable. My husband and I are on the thinner side and we both almost fell out of the bed throughout the night NTM only 1 child size pillow each is provided. In terms of comfort, it’s 1 step up from camping on an air mattress. The rooms are large enough for queen size, but probably not in the budget. Many things here need fixing / updating (very old fixtures, exterior light among others not working, very small tv with cable box dangling by wire, shower head broken, no clock, old stained and chipped toilet seat, non-inviting bathroom. My only complaint is the lack of sleep comfort. Everything else listed is minor and unimportant to us. On the plus side, nice size fridge with microwave, coffee maker, WiFi, ample parking, air conditioning, nice outdoor area, balcony, non carpeted floor, 1.5 miles to the pier.

Absolutely terrible. If you have the option of exploring other vacant hotels for the same price, I would strongly suggest doing so. There is no working Wi-Fi , the rooms are NOT as they advertised on this app, the pool is awfully small and always packed , the ice machines are out of order, and the beds are half broken and extremely uncomfortable. I would’ve been better off staying at a Motel 6. My family and I will absolutely not be returning.
