This is a great condo. Very clean and updated. It is located right on the boardwalk and there are many restaurants and shops within walking distance.

This condo is beautiful-exactly as pictured! No bad surprises. It was very clean and comfortable. Bed was very comfortable and appliances are top of the line. Bathrooms are gorgeous and the entire place is well maintained. We loved the balcony so we could people watch while we weren’t busy going other places and you can’t beat the view! We would definitely rent this place again and recommend it to others. You will not be disappointed!

Our stay in Old Orchard Beach was good. Kara was very responsive when I reached out to her. The property is as described/shown in the listing. Nothing specific about the property but the town does seem to pretty much shutdown after Labor Day so many businesses and restaurants were closed. I would be happy to stay again.

This was our 3rd stay here and it was just as wonderful as we remembered. Will be back again!

The condo was immaculate and had everything we needed. The location is steps from the beach and directly across from the amusement park. Great for people watching during the day but a bit noisy at night.

Kara’s condo is beautiful, comfortable, and larger than pictures depict. Everything was clean and well maintained. The beds are super comfortable. The location is amazing! The staff and Kara are super responsive and extremely helpful. We would definitely stay here again and again.

This property was amazing! Great access to downtown OOB and to the beach. We loved the view of the Palace Playland and of the beach. The train that went through town was awesome to hear. Kitchen was extremely well stocked with any necessary utensils for cooking and drink-making. 10/10, would stay here again! Property owner was quick to respond when I had questions prior to our stay and very helpful.

My family and I loved our stay at this Condo! Great locations, clean, and so conveniently located in Old Orchard Beach. We are definitely planning to come back and rent this place again!

Great location if you want to be close to the action. The condo is very spacious and comfortable. The deck is great place to people watch and listen to the ocean. Great communication from Kara and coordination for check in. Only unknown is the ability to accommodate late night check-ins.

We had a blast and the condo was beautiful! Location was perfect for our girls weekend away!

Overall a great stay. We would have felt better if there had been a physical indoor lock. The property was basically clean but walls could use more attention or a fresh paint job. Location is wonderful and it was fun seeing OOB ramping up for summer. Also, the Pier Fries on the strip are awesome.

The condo is great but could have been cleaner, the parking situation because of construction was not told to me prior to booking.

The parking lot was closed. Had to park on the street or approximately 1 mile away in a parking lot. The noise of the construction was annoying. It was disappointing having to deal with parking and noise. The fob didn’t work for the pool. The manager took care of unlocking it for us. He was quick to respond.

We absolutely loved everything about the condo! The location is perfect! The condo was clean, comfortable, and had everything you could possibly need. We had 2 families. We've been going to OOB every Labor Day weekend for the last 7 years now. And we're planning to book this property for next year!! The balcony is great for sunrise and sunsets as well as people watching 😊. It can get loud so if you have little ones you probably already know that sound machines are your best friend! I highly recommend this condo and encourage you to book your Old orchard beach stay here!

Well appointed condo. It was wonderful.

This condo was exactly as it is shown in the pictures. It was super clean and had a great balcony overlooking the park as well as a view of the ocean and beach off to the side (take a look at the pictures). We were travelling with another couple and were looking for something that was accessible and had two bathrooms. With two bedrooms, two baths, and an elevator to this 4th floor condo, it had everything we needed. The primary bedroom had an en suite bathroom with a walk in shower and, while the bunk beds in the other bedroom are more suited for families with children, the mattress on the bottom bunk was plenty big for two and was very comfortable. The decor of the condo is lovely (once again, take a look at the pictures) and, unlike some places you find, the condo was not full of a lot of extra "stuff". This made it very easy to make yourself comfortable and have places to put your own things during your stay (e.g. empty dresser drawers and tops, shelves, closets, side tables). Communication with the owner was easy, the location is ideal and we had a wonderful stay - I definitely recommend this property!

We had an amazing time during our stay at the Grand Victorian in Old Orchard Beach. The condo was clean and perfect for our family of four. It was especially nice to have beach chairs and boogie boards provided - one less thing we had to worry about. Kara was very responsive whenever we had questions or issues (during the middle of our stay, the central air stopped working and Kara was super quick to respond and contact the building manager to get it fixed). One tiny downside of staying at this property is the noise level. The deck doors do a great job of blocking out the noise at night, but the street cleaning at 5 AM was an early wake up call. It didn’t hinder our stay at all, but might affect any light sleepers like myself (the rest of my family slept thru it). All in all our vacation was wonderful and we can’t wait to book this property again next year. Thanks Kara!

This condo is so clean and in such a great location. Walking distance to so much. The bed in the master was the most comfortable bed I’ve slept on at any of our vacation spots.

Third year stay at the property. In my opinion there is not a better location for my family. Both staff at property and Kara answered any questions I had quickly and attentively. Best family vaca, will look forward to this yearly. No issues .

Our host Kara was responsive and her place at OOB is perfect. Clean, fully equipped with everything we needed to have a great beach vacation. The location was perfect as we had a couple of teenagers with us and it made it easy to keep an eye on them. Even as close as you are to the pier, it was not loud at night. The front desk was helpful and it was great to have a parking space right there. Everything about this stay was conveniently located and the view was outstanding. Thank you for a wonderful stay and we look forward to returning next year. Oh and that king bed was so comfy!

This was the perfect property in every way! The condo was clean, spacious and had everything one may need to enjoy the beach and condo ..... Close proximity to shops, restaurants, activities. The condo itself was beautiful!!! The owner has taken every consideration to ensure everything was clean and captured the vacation vibe. P.S. Just a very small FYI... for those nights staying in it would be helpful to have a guide as to what's on TV. I didnt see that the cable had a 'guide channel'. Could be I missed it.

The view was amazing; I have stayed at this condo facility before but I was on a lower level; this view was perfect as you can see more of the ocean and the amusement park; I timed it well to see the corvette show; the beds were comfortable as well as the couch; everything was clean; I celebrated my birthday and it was nice weather for June.

The property was amazing, very clean and comfortable. Being right on the pier has it perks, but it can get loud at night and in the morning with the town cleaning starting at 4:30am. Kids really enjoyed location to park and beach.

The unit was immaculate, clean and well decorated. Beds were extremely comfortable. Location is great, right in the middle of everything. However, that comes with the only drawback - even with soundproofing the doors(pulling up on handles) it is very noisy. And the bunk bed room is very loud, those windows are the least soundproof. So if you are a light sleeper I'd recommend ear plugs.

Condo was beautiful and the location was top notch. We've stayed on the other side of Grand Victorian previously and it did not compare to this property. My wife and I sat on the deck every day and night listening to the music below at the Myst, while the kids could go on the rides, grab a bite, or hit the arcade. Kara was great and we'd definitely stay again.

Love this place second year down and will be back next year.
