Well maintained. Clean. Lots of space to spread out. Good communication.

The house is huge, and the views are amazing. That said, upon arrival we had to purchase cleaning materials and spend several hours cleaning. There was fresh blood on the floors, steps and furniture. The bathroom toilets were not clean, floors had debris, and the couches had 1/2 inch of sand in between each of the cushions. The pool pump was not working and the pool was full of sand. In fairness, we did not contact anyone to correct these issues, we chose to handle the cleaning ourselves and for the first couple of days, we did not report the pool issues. Once we realized our grand daughter was not a fan of the beach, we texted the service line and two days later they had staff on site working on the pool. They spent the majority of the day working on it and we were advised not to get in until the next day due to the shock being applied. So, they did a very good job of getting the pool cleaned and running but we didnt get much time to enjoy it. Admittedly, this was partly due to us not reporting soon enough. We felt like it should have already been addressed though prior to our arrival. The other big draw back was that our family needed six "bedrooms" and six bathrooms. The home is advertised as such, but the sixth bedroom is actually the basement that has concrete floors, is very humid and resembles a college dorm. Also, doors to basement from outside did not lock. Very large house with great views and mgt responded quickly, but need to do better job having things ready

Absolutely beautiful property sitting right on the beach. Great quiet neighborhood with low traffic which was great for evening bike rides with the grands on the many bikes furnished with the property. Well stocked with beach items. Huge double refrigerator was great for our group. Kitchen was well stocked. Could possibly use a mattress or two changed out. Only had a few issues which the property manager tried to address quickly. Would have liked to use the hot tub but apparently storms knocked it out before we got there. They sent several technicians over during the week but was still busted when we left. In spite of the weather and rip surf through the week we all had a great time. Love the Pensacola area and beaches.

This home was a perfect location- amazing gulf views from virtually every room and literally right on the beach. The home is large and accommodated our family reasonably well, although I would say it is a stretch that the home sleeps 30 (we had 23 and one set of adults had to sleep in the loft on the pullout sleepers). There is some updating that does need to be done including replacing some of the mattresses as others have eluded to here on VRBO reviews. I will say that Gulf Coast Getaways was extremely responsive and went out of their way to ensure our stay was comfortable. As a result we have reserved with Gulf Coast Getaways again next year given our positive experience with them this year.

The location was great a short walk to the gulf. Making dawn and dusk walks on the beach a great fitness opportunity. The living area was great as we could all gather enjoying the view and conversation. We could all sit at one table to eat. The younger generation enjoyed the bikes one evening and we had family olympics with all the lower level games; pool,foosball, table tennis, shuffle board and Mario brothers we brought our own controllers. I was disappointed in the wifi as I thought you touted the speed in website but then sent me a message the day before to say it was spotty. Table tennis balls were too cheaply made to be useful we would bring our own next time. The spa was dirty when we got there and took two days to clear it was full of sand and nylon rope pieces about 1/2 inch long. Several door handles were hard to use . Memorial Day weekend was maybe not the weekend to come as the traffic was backed up from 4PM to 9 Plenty of pots and pans, dishes and glasses. The top tray of the dishwasher pulls out and almost dumps the cups and glasses it is missing a roller . All in all we had a wonderful time.

Beautiful house, steps from the water. The pictures don't do this house justice. Tons of room to spread out and have fun. The game room is a blast. The beach is stunning. The only suggestion I have is to replace the mattresses. Most all the mattresses have big dips where past guests have slept. The other thing I would tell future guests is there is no seasonings or supplies at all, not even salt or pepper. Also, if you are traveling with a baby, you'll need to bring anything and everything you need. Other than those things, this house is worth 5 starts.

We rented this home for our entire family. The location and views were amazing. The house had plenty of room and things for everyone to do. The weather was great and the beach was awesome! There were a couple of issues that were resolved immediately upon request..nothing major. Thank you for sharing your home with our family!

The rental agency was super responsive & accommodating to all of our requests. Will seek them out for future rentals. The house was also fantastic - great location and amenities. Beach beach trip ever!

Villa Segunda home was our third VRBO rental in that many years. This home and beach was the best yet! The location was quiet and clean, which allowed us to enjoy the beach while feeling like we were on a private beach. The house was perfectly designed and allowed our large family to enjoy our week with group activities and at the same time we were able to spread out for private times. So relaxing and inviting. Made the perfect vacation!

We had an amazing week staying at this beautiful property! The property manager was extremely responsive and quickly resolved the small issues that arose, even bringing by replacement air hockey equipment the same day so that the kids could use the table! There was plenty of space for our group of 16, ranging from ages 72 to 1. We loved the spacious kitchen, the huge dining table and bar seating that could fit all of us, the oversized fridge and freezer, as well as the back up fridge in the garage! There were many bikes available for use, plenty of sand toys and boogie boards, and plenty of beach chairs to use too! You could not have a better location or view, right on the beach, and the boardwalk made it a breeze to get there. The downstairs game room is perfect, endless entertainment for our rainy days and downtime. Everyone enjoyed the pool and hot tub, and it was so nice to have on our several rainy days. Having the garage to pull 2 vehicles into was a nice bonus as well. You can stop looking for your next stay, this is the place you want!!

Great location and great facility. Would have been great to know that chairs and bikes were available prior to arriving.

The property was perfect for our group of 24. My only complaint is the lack enough dishes, pots and pans, cookie sheets, and other kitchen supplies to be able to cook for this size group. If you can sleep up to 30 people you should have adequate cooking dishes to accommodate. We had to purchase aluminum pans to cook dishes that would feed our group because the kitchen did not have pans to accommodate for this. This was very disappointing and could easily be remedied.

Very nice to have separation, layout was great with children & teens in lower bunk room. One guest had power wheelchair and some exterior door transitions weren’t the smoothest to garage & deck, and elevator needed some tweaking and use, it seemed like there was air in the hydraulic system, over the week it became seamless.

We had a great time. This property gave this family group of 13 a chance to reconnect and the perfect private beach experience. We will put this on the list for a future reunion.

Comfortable beds; within walking distance of shops and restaurants; gorgeous beachfront property.

While the property looks great on the websites, there are many flaws and needs many items repaired or replaced. Seems the owner cut corners in terms of linen and bedding. Not sufficient towels/ blankets for only 15 people. The house is advertised as sleeps 20 plus. Pillows are useless Many of the doors and windows are inoperable . The main door to hot tub and pool was locked and had signage stating doesn’t work. With aged parents it was a major inconvenience trying to bring them to the pool area. Very little hot water in shower, on any given day or night half of our family had no hot water. 1 roll of toilet paper per bathroom, meaning 5 toilet paper rolls. No extras 2 toilets ran constantly . Sonos Sound system did not work at all, no instructions listed. Middle blind in living room inoperable, leaving it halfway open throughout our stay. The grill was dirty and filthy, wasn’t cleaned from previous stay. While we enjoyed our stay, these minor issues could have made our stay much better. 2 trash cans outside where full of construction debris etc.. we had to leave some boxes outside the trash cans. No light in the garage . The railing around the pool and hot tub is loose and needs to be tightened or someone is going fall. The property manager could definitely do a better job, as these are mostly routine maintenance and cleanliness items . Overall we had a good stay. Please do not hesitate to contact me

The house is beautifully decorated and extremely comfy and has tons of space for everyone to have privacy and we loved the downstairs game area. Jacuzzi was incredible. Beds were comfy. View spectacular. Very well appointed and kitchen was well-stocked. Our only two complaints are 1) that the glass Doors and locks need some maintenance...it was difficult to lock them and to get them open. And 2)** No fault of the owners....the cleaners need to step it up a bit there was no trash bags in the kitchen can. Also, there was a smushy almond in our bed that discolored the area around itself.....We washed the sheets and started over and finally there were a couple of dead roaches which we understand we are in Florida and those exist here. But they should've cleaned all that. Overall, we had a blast and would totally return. Great area and restaurants. FUN FUN time.

Great house and beach. Our only suggestion is that they need to have beach towels available (asking us to travel with those took half our luggage!). They also need to have at least one hair dryer available for a house of 5 bedrooms. The lift and the playroom were great for our family that was a mix of young and older members.

Loved our stay celebrating a 60th Birthday. Beautiful house, location, and ease to the beach with private pier. Awesome basement with game room for everyone to find something to do when it wasn't beach time!

We booked this house to celebrate my parents 50th wedding anniversary. Our entire family, 26 of us, stayed here for a week. Ages 7-74. Lots of kids ages 14-20. We had a blast. House worked great. We used everything the house had available to us. Just a note for anyone coming in - there is 1 beach umbrella in working condition. The rest of them the salty air has gotten too. There are a lot of beach chairs in fine condition and several boogie boards and skim boards.

This house was well laid out for our family of 21. The beach access and privacy for our family group was perfect and the game area was so fun. My biggest disappointment was the house was not as clean as I would have anticipated. All the new furnishings etc were beautiful, but there was sand and dust on floors. Lastly, the water pressure and cooling on middle floor was insufficient.

House was amazing! It had everything we could possibly want and need. Owners were easy to talk to and very helpful when any issue arrived. Location to beach was a huge bonus. Everything about this rental was perfection! Thank y’all!

Thoroughly enjoyed stay at this location. House was large enough for all of us to have our own space. Location to beach was perfect with amazing views. The grandkids especially enjoyed the game room, small pool and hot tub. We had an incredible time creating new memories.

Truly a dream house on a perfect spot on the beach. Beautiful facilities and all new and clean appliances and furniture. Crazy game room amazing for kids or adults who still like games like kids (me!) and generally stocked with everything one would want to use for fun of the beach or getting around town. Couldn't have been happier. Has to be one of the nicest houses in Pensacola.

Dixie Queen is a house we would definitely come back to soon!!!!

The beach was just right out front and so private. We loved all of the room in the beautifully decorated house and the children loved the game room.
