Phenomenal communication- would definitely stay again!

Awesome home with room for all. The backyard is so nice to hangout in, we spent most of our time there in the heat of July! Walking distance to state capital, short Uber ride everywhere else!

Listing was as great as advertised. Clean and accommodating house. Group slept 15 and all slept comfortably as there was more than enough beds. Location is extremely close to downtown, restaurants, and coffee which make for a great location to explore Austin. Host was available to run through check in and was accesible for any questions that’s needed to be answered. Extremely pleased with the house and experience.

This house was amazing! You truly can't beat the location...you can smell the bbq food trucks from the backyard of the house! House was beautiful, very clean, had everything we needed. Backyard was our favorite part...lots of games and a beautiful space for us all to hang out. Brendan was very communicative and helpful. Would recommend taking the time to read through the whole listing before booking to make sure it's right for your group, it was really great for us!

Clean property and close to downtown.

WOW words cannot capture how incredible of a time we had at Capitol Villa! The location was amazing being a short Uber ride to dinner and dancing and a walk to fresh and authentic Austin food trucks! The house design, number of bedrooms and baths, was perfect for our larger group size. Would highly recommend!

We had a great stay. The house was big, property manager was very polite. Very happy with our time there.

The house is located in a transitional neighborhood. Lovely well stocked kitchen. The casita had a twin with full bath, but has odors from permanent tenant up above, so we were unable to use. There are 3 seating areas, but none that could seat all 10 of us at the same time. Floor lamps busted and falling over. The couch in the main family room was well worn and springs shot. One of the six bedrooms had a window in the door, making it uncomfortable for some in our group. The third floor bedroom had internet equipment in it, behind a screen, making the room quite small. The third floor seating area was delightful with a fireplace. The master bedroom and bath was beautiful. We had an issue with parking, trying to juggle cars in the driveway and street, but received a parking ticket on day one. We were told by property manager that we needed parking passes and he forgot to give them to us. The back yard was great with lots of entertainment. They could use a few new corn while bean bags. There are no hair dryers in the entire house so we needed to go to store and pick up one. I must say the location was very central to city, restaurants and state capital. The house is better suited for bachelor parties, except that no noise outside after 10pm.

We had a nice stay in this beautiful, unique home. Very good communication with the manager/owner who are driven by customer satisfaction. Master bedroom/bathroom is beautiful. Best for 8-10 people.

This property was perfect for our large group. We were in town for a concert & barbeque, and this place head easy access to all the amenities you would expect in Austin. It was also perfect for hanging around during the day, while never more than a 5 minute ride or drive to the next destination. Would stay again. Pro-tip for Franklin's BBQ around the corner- skip the line, order online in advance.

Top notch experience top-to-bottom. They went above and beyond to make sure we checked in / checked out smoothly and had everything we needed. Multiple check-ins throughout the weekend. The house is phenomenal for a group. So much great space and very comfortable. Location is top tier in the heart of Austin. 5/5!

Enjoyed our stay, tons of amenities and close proximity to 6th and Rainey Streets.

House was great for a weekend getaway. Uber’s were easy and there are a few coffee shops and restaurants in walking distance.

Really enjoyed our time in Austin. House is nicely laid out. Location is super convenient and our group really enjoyed the backyard area. Refrigerator in the kitchen wasn’t working so the host had a backup fridge in the dining room. Wish he would have told us that before we got there, as we had a private chef dinner at the house planned.

Great house with lots of space for a group of 12!

Capital Villa was a wonderful retreat for our family to celebrate our Longhorn’s graduation. Beds were extremely comfortable for the 8 of us that stayed in the home. Tons of fun games outside and we especially enjoyed the putting green. The kitchen was great to cook in. the owners went above and beyond to make sure that we had everything we needed.

This house was perfect for a 10 person bachelorette party! Great sunsets, amazing backyard, and wonderful kitchen. Highly recommend!

House was perfect for a large group. Plenty of space, great backyard and in a very convenient location.

Brendan was a great communicator with us, sharing recommendations and personally walking us through the history of the house and some good things to know prior to our stay. The only unexpected downside was that the hot tub was not ready for use, it had some dead bees and there was a fear of a beehive within (although I did not confirm if that was the case). Our group opted to stay away from the tub and enjoy the other activities. We had a great time in the back yard and really appreciated the firewood that was brought over to help us have a great time . The Sonos system made the event really fun too, a huge plus for the group.

We loved this property for gathering friends and coworkers in Austin ! There is a great flow to the downstairs spaces and especially outdoor spaces that makes it extremely laid-back and conducive for groups.

Great location with easy access to downtown. Nice gathering spaces within the house. Very accommodating host, we loved the Bloody Mary and taco bar add-on! Attention to detail with extra towels and complimentary make-up wipes was a nice touch!

This beautiful home is right in the heart of Austin! We came for a small work retreat and it was everything we imagined. This place can easily fit large groups and smaller get togethers minutes from downtown.

The house is perfect for a multi generation family gathering! Four generations celebrating Christmas for the first time together in one space. Brendan made sure every detail was taken care of. The house accommodated the 87 year span in our guest roster with ease. Memorable times laughing in the kitchen, fixing multi course meals, eating on the back deck, playing games. The young ones cried to have to leave the “big house” when our vacation came to a close. So many great memories. Super location!!

Loved our stay at Swede Hill. We were three generations of a family and the house worked very well. The outdoor area especially was enjoyed by the entire group. Location can’t be beat, easy to get to all of the Austin attractions. Descriptions and photos were very accurate. Communication with Brendan and Aurora were prompt and helpful. Recommend!

It was fantastic! We would happily return! I had a group of 12 people stay here and it was lovely. Perfect for groups and in a great location Brendan was helpful and very responsive.

We loved the house! There were 12 of us, 2 grandparents, and 2 families of 5 with ages ranging from 90 to 12 years. There was plenty of space for all of us. The 2 boys especially liked their third floor suite. The kitchen was well equipped for cooking our Thanksgiving dinner. We also liked the yard with the putting green, ping pong and corn hole game. It was a little cool for the hot tub but we enjoyed cooking s’mores over the fire pit. The location couldn’t have been better…close to downtown, the airport, food trucks and an upscale convenience store. Our host Brendan was very helpful and responded right away to any questions or concerns we had. We’d highly recommend staying at Capitol Villa!

I booked this property to celebrate my 40th birthday with a group of 11 family and friends. Initially, the house seemed lovely, and the owner was welcoming. It quickly went downhill, however. During our stay we had numerous problems, including having at least two very bold rats in the house, catching a Peeping Tom masturbating on the other side of the fence, and finding cockroaches in the home. When we found first rat, we locked it in the kitchen’s microwave cabinet and called the owner. He tried calling a rodent removal service, but it was late in the evening, and he couldn’t find anyone. So, we had to sleep in the house knowing there was a rat locked in the kitchen and possibly more around us. The next day the owner still couln't find anyone to take care of the rat problem, so he ended up coming over himself. While he was trying to catch the rat, we had to vacate the house (unless we wanted to stay and watch). This took about 3-4 hours, and it completely ruined our day. After catching the first rat in the kitchen, the owner then found another, which was very disturbing. The Peeping Tom incident occurred earlier while we (all females) were outside in the backyard using the hot tub. We noticed someone in the neighboring yard leering at us through the cracks of the fence. Two of us rushed back in the house and looked over the fence from the upstairs window. It was very clear what the man was doing, and I’ll spare you the details. When he noticed he had been seen, however, he ran off. We informed the owner about the incident, but nothing was done . When we found cockroaches in the house (someone stepped on one in front of their room), I texted the owner and sent him a picture, but he didn’t respond. Under the circumstances, I felt it was reasonable to request a one-night refund. The owner refused, however, and offered instead to give us a free night stay in the future at the same residence. Needless to say, nobody in our group felt comfortable ever staying there again, so we declined. VRBO refunded us $499 (thier fee), which was appreciated. I have stayed in plenty of vacation rentals in numerous countries. I am not picky, and I have had to rough-it my fair share. But I have never, ever, had an experience like this one. It was hands-down the worst possible stay that I could have imagined, not to mention embarrasing, as I was the one who picked the home and organized the trip. Very dissapointed with stay and owner response.

The house is amazing. Very roomy with well appointed kitchen. Very clean. The backyard is perfect for visiting with friends and family. Brenden could not have been more helpful. He made sure we got settled and made us feel at home. We will stay here again and recommend to other.

Brendan was a great host, fixed issues quickly. Some of the house was a little dated, but overall we had a great stay. Big enough to fit 15 people comfortably
