The property is amazing!!! Mario is amazing!!! Keeps everything well taken care and takes care of you during your stay!!! There needs to be outdoor rugs put out by the pool as the wrong tile was used out there and it’s way too slippery when wet!!! That’s dangerno matter if you walk and not run!!!! Outdoor rugs need to be put out there for safety!! Other than that everything was amazing!! We lived the location and sand Pedro Belize was amazing!!

We enjoyed our stay at the home and in Belize. It is close enough to town to included, but far enough to feel private.

Location was our choice, but it was a little further than expected from San Pedro and city life. The dirt road was extremely rough. The onsite attendant was very courteous but had not prepared property very well. We had to ask for lights to be replaced because we could not see on patio (pool area). Also, the pool was extreme dirty. The dock did not have working dock lights, so that was a surprise. I know we are in the tropics, but the ants were quite ridiculous. We had to put ALL food in refrigerator.

6 of us stayed in this beautiful house and had the most amazing time! Amazing view of the ocean. Location is just far enough from town for privacy, a short golf cart ride with plenty of local spots to stop along the way. Our stay was very comfortable and we always felt safe. Mario is a wonderful cook! Just recommend coordinating meals and times up front if that is important to you. Would definitely stay here again!!

We went for my 40th Birthday and the 6 of us had an amazing time. Mario the property manager arranged for us to have 2 golf carts when we arrived. He also arranged a fishing and snorkeling trip. Mario made a very good dish out of the fish we caught for us. We all really enjoyed laying out by the pool and hanging out around the dock looking at fish in the water. The rooms were all decent size and had their own bathrooms which was great. The open living room area was very large with big windows which you could see the pool area and ocean from. In all I don’t think any of us could say anything negative about this place. I would stay here again in a heartbeat.

Mario and his wife were available 24/7! House was clean and property well maintained. It is a bit far from center of San Pedro but if you rent a gold cart it’s easy to get around. Mario scheduled (and rescheduled when we changed plans) all of our excursions. And he is a great cook!!

Awesome stay, house was great, views we’re spectacular!! Mario and his wife were great, very responsive. We went diving, snorkeling, fishing and a trip to mainland for cave tubing and zip lining. Mario set this all up and cooked up our fish that we caught. We loved cay corker , secret beach not so much.... I highly recommend this property and location.

We thoroughly enjoyed our stay in this home! We had a party of 6 - 4 adults and 2 kids age 9 and 14. We loved spending time by the pool and the wonderful views from the home! Mario and Christine were fantastic hosts! Mario is a great cook, very knowleadgeable and just a great person to have around! He arranged a combo reef fishing/snorkeling tour for us with Renee that was a lot of fun!! We would highly recommend this tour! We would definitely stay here again!!

Our group of 6 (2 parents, 3 kids ranging in age from 4-14 and Grandma) really enjoyed our stay at the villa. We enjoyed checking out San Pedro and all the water sports the island offers, but then being able to retreat to the privacy and tranquility of this spot about 3 miles out of town. Mario and Christene were wonderful throughout our stay. The meals cooked at home were perfect for us. Mario booked a snorkeling trip with Rene (who picked up at the dock at the house) that we really enjoyed. Mario also arranged our golf cart rental which was there within an hour of our taxi arrival and was seamless. Overall the house was immaculate on our arrival and as pictured. There was a bit of a hiccup with the A/C in one room, but as soon as we told Mario he had someone at the house the same day to repair it. Mario was responsive to our every request (including when we locked ourselves out of the safes twice!) A couple comments about the property itself- the pool deck is crazy slippery. Mario gave us plenty of warning and recommended wet towels on the deck to prevent injury. Our kids were careful and we did not have a major problem, but they slipped a few times despite how cautious they were. Also the beach as pictured is more of a "sand court". As you see in the photo the sea wall separates the sandy area from the water. We had plenty of time out on the water doing snorkeling and boating so it was NOT a problem for us (we were content enjoying the view from the shaded pool deck), just be aware based on your expectations of "beach front".

Our stay at villa regazza was spectacular! From the house to the island to Mario and Christine it could not have been better. Mario and his wife both went above and beyond to make our stay more then perfect. They cooked us amazing meals and were always available for anything we needed or wanted. From the fresh grapefruit juice, salsa and guacamole to arranging our daily activities they made our vacation one to remember! We are already planning our trip back. Thank you!!!

In a world where photo shop and exaggeration are the norm, what a wonderful surprise it was to experience Villa Rigazza. Starting with the initial contact with the owner Keith, to the refund of our damage deposit (6days) everything was perfect. Three 60+ couples stayed for the week all 3 bedrooms are masters by US standards big comfortable kings and great showers Don't book any excursions without talking to the on site property manager Mario he did ours and had us picked up on the houses private dock avoiding the need to get up earlier and schlep your belongings to the tourist dock in town. Mario also doubles as a chef we asked for Belizean snacks on our arrival he cooked them. we caught fish he cooked them and his wife kept the house immaculate.You get the idea RENT THIS HOUSE... This was the perfect house for our family vacation. We had plenty of space for our family of 6. House was beautiful and very clean. Pool and porch were great. The house is very well maintained and very convenient for trips to town for dinner or exploring. Mario cooked 2 fantastic dinners for us. Hope to go back very soon!

I wanted to let you know what an amazing time we had at your house. First of all, your house was beautiful! We loved everything about it. Especially the pool! I have traveled to many places around the world and stayed at many homes but nothing compares to the service you provided with mario and his wife! I was blown away mario’s cooking, Christina cleaning and how they catered to our every need. On most trips, we have to research and plan all of our activities. But on this trip, mario did everything and took away all stress. It was so nice to have someone that we could ask questions and get immediate answers. He was absolutely amazing! I had no idea when we booked this house the service you provided! We have never experienced this at any house we have stayed at previously. Thank you again for everything. We can’t wait to come back! Lovely Home with nice thoughtful touches throughout. Plenty of space for a family of 5. Mario was great attending to all our needs and setting up amazing snorkeling trips. He is also an amazing cook. He did do grocery runs when we forgot something, he did it with a smile. Christine did a great job with the housekeeping. The family had an amazing time. Thank you for a great vacation.

We typically spend spring breaks in the BVIs/USVIs for the snorkeling but will be looking towards the Belizean islands from now on for sure. The islanders are WAY friendlier, the atmosphere safer and it was far less expensive. Villa Ragazza was a perfect home base for us. Spacious, cool air conditioning, modern amenities, waterfront location for daily excursion pick ups, lovely pool and MARIO! Mario and his wife, Christine, are the caretakers. They live on the property but not in the home. They worked day and night to make our stay perfect. Cooked authentic, delicous, local-style meals for us once or twice a day. Did our laundry, made beds, cleaned and maintaied the property. They even pulled the sargassa out of the water so we wouldn't have to see or smell it. Not that we minded it at all. Mario had a golf cart waitng for us when we arrived, arraged taxi service to and from the airport, arranged for a guided zip line/cavetubing trip for one day and set up a full day boat charter (mornings fly fishing for tarpon and afternoons snorkeling different sites) for five of our days. The week flew by, as all wonderful vacation weeks do. Hoping to return one day!

The one disappointment was the overhead lighting and lack of lamps -- the ceiling lights are harsh, and there are no dimmers. Highly recommend installing some, and adding some table lamps to improve the interior ambience at night (and ability to read). But aside from that, it was a great stay.

I’ve never experienced such fantastic service anywhere. First, Mario is 100%-5 star-the BEST! The first night of our stay we experienced the largest earthquake to hit the area and a tsunami warning that looked like it would hit. The whole island was in a panic and people were leaving in droves. But Mario made us feel safe and had a plan for any circumstance. He even stayed up most of the night to make sure all was well. Second, you will read a lot about how terrible the road is. We really didn’t find it that bad at all. Now, it was dry during our stay and also we had spent a few days in land Belize already so comparatively we didn’t find the road that terrible. The infrastructure in Belize is just not great so you won’t find smooth North American roads anywhere. Just think of it as part of the charm! Also, why would you need to go on the road? We took the road only twice, to get to the villa and to leave because we had no need to go anywhere. One of the TOP selling points of this property is that it is quiet and secluded and Mario and his wife will do literally everything for you. We didn’t cook at all all week and we ate like Kings!!! Mario is an INCREDIBLE chef! We just paid for groceries and for 7 of us we ate cheaper than we could have anywhere else and the food was absolutely astounding at every single meal. If we needed anything from town (sunscreen, etc.) Mario picked it up. There was no need or desire to go anywhere. If you are looking for a landing spot for partying and nightlife this probably isn’t your best choice location but if you want total relaxation this is absolutely it! We did go snorkeling one day which Mario booked for us and they picked us up right from our pier outside the house. We had an amazing time! We also fished right off the dock and caught all kinds of interesting fish. Mario helped with that too since we aren’t very experienced at it. Like a private fishing guide! Everyday his wife did a spectacular job of cleaning and even washed and folded our laundry so we came home with all clean clothes! I also had a massage which was divine! Mario booked with Alma who came to the house and did the massage right on the pool deck. The only downside here was the beds. They were rock hard. But that’s just Caribbean beds we have found. Everything else was top notch!

Our family travelled here for a 7 day stay over Thanksgiving and it was perfect. The best part of the villa is Mario, who spent so much time and effort making the experience enjoyable and literally taking care of everything. We had him prepare 2 lunches and 2 dinners while we were visiting and they were delicious. He also arranged for stand up paddle boards to be delivered to the house. The ocean was so calm that it was a perfect place for the kids to try that for the first time and they loved it. The house has everything you could want. The rooms are spacious and open. I would recommend that you bring plenty of bug spray as the mosquitoes and sand flies are bad, even at the area by the pool. It was right after several days of rain that we arrived, so that may have been a reason. I also do agree with other guests that the road to and from town is rough, once again especially after it rains. We all, however, thought it was adventure worth taking ! The people of Belize are warm and welcoming and there are many delicious restaurants on the island of Ambergis Caye ( our favorites were Elvis Kitchen, Casa Picasso and Hidden Treasure). The kids received their open water dive certification and it was perfect as they went to a shallow part of the reef that was beautiful. Amigos Del Mar is the best dive group as they were quite knowledgeable and safe. Thanks to the owners and Mario for making our trip so special. We will definitely need to come back!
