Location was excellent. Overall very good. One of the sliding doors is difficult to move. And even though it is advertised as having air conditioning, the A/C is poor at best; and is nearly worthless in the large bedroom.

We absolutely loved our stay. The place was roomy and had everything we needed. We especially loved that the Banyan Surf spot was right out side our deck. An easy walk down to surf (coral and lava rock a little tough on the feet) and easy to watch each other from the deck. Our four year old also loved exploring in the water and lava rocks. Beautiful white sand beaches were an easy drive away and all the shopping we needed was close by. Thanks for a great stay!

First time in Hawaii and wow, this was such a great place to stay. Right above a popular surf spot, was really fun to sit on the porch and watch them.

Check-in was easy, condo just as described. Loved the location. Very quiet when we were there. Biggest drawback-the AC never got ‘cold’ but it was tolerable, and the patio was pretty warm in the PM with the AC unit blowing hot air. So we made good use of the 2nd floor lanai! Pool was great, grounds kept tidy. Would recommend this to anyone!

The condo was very clean, comfy beds and the location was perfect. We watched the surfers and whales right from our lanai.

The check in process was a bit like an escape room you are trying to get into. The condo is pretty! A few improvements needed as it’s a very expensive condo to rent. Paying top dollar, you expect a little more. There is zero pantry space to keep any food you may buy. They only provided salt and pepper, the stove had one working burner and it was hot all night. The pots and pans are mostly warped. Something about the way the unit faced gave very little breeze off the ocean and the tile balcony was boiling! The air units were a little help. We were there NYE-Jan 7. No keypad for the door meant keeping track of physical keys. We got locked out and they quickly helped us! Bring your own coffee filters and shampoo etc. Now the good stuff! The view, whales and turtles outside the window! Dolphins going by and a lot of surfers to entertain you while inside! Our family was in another unit that was very well appointed! All in all for the cost, it needs some improvement.

This unit had every thing we needed. Right on the water to hear the waves, washer and dryer to limit the clothes we needed to bring, close to town, and spacious enough for the four of us.

The sunset ocean view from the terrace was so beautiful. It was convenient to drive Kailua Kona downtown and walk to Banyan Mart.

Unit is in a very convenient location, close to Kailua Kona and sand beaches. -Great views of the setting sun -Sound of ocean waves crashing just outside -Well equipped kitchen, bath and living spaces -Off street parking -Gas grills available for use by the pool There is a tiny beach on the north side of the complex. Be careful if you plan to access the ocean from here. Its fairly shallow and lots of lava rocks. You will get cut up if you don't pick your way carefully or ride out on a surf board. That said, there are lots of fish in the reef and we saw a pod of dolphins one morning.

The place was amazing was just as I seen on line. Beds were comfy. Was very pleased to see that they had boogie boards and other stuff for us to use in the ocean was easily accessible when we arrived. One thing I recommend is informing people not to be swimming in the area just beside the complex. You will get hurt

I booked this property because of the impressive pictures showing the condominium and the view right at the water. The short windows need replacement and obscure the view. The blinds on the sliders had large gaps of missing slats. After complaining someone was sent out to insert some replacement slats and we were told they ordered new blinds 3 weeks ago. I would NEVER have booked this condo if I had known the blinds were broken. If they would have let me know I would have rebooked elsewhere. The blinds on one section cannot be opened. The other section can be opened (by stretching and using my hand to twist where the wand should be attached) enough to get out the slider to the balcony. There are no wands to open the blinds. The blinds on the windows are WAY too short so I ended up sticking pillows behind the blinds. In the afternoon, the sun shines directly into the unit and the AC unit can't keep up unless the blinds are closed. The AC units are split systems which has the outdoor compressor on the balcony shooting hot air directly at you when you sit outside. This means if you want to sit on the balcony you need to turn off the AC unit, so you don't get blasted with hot air. The unit was dirty, and I spent 1.5 hours cleaning and washing the towels that smelled weird. The dust on the baseboards, around and under the bed was horrible. The wooden tracks for the sliding doors to separate the bedroom from the living space were filled with dust, debris, and hair. The rugs on each side of the bed are not washable and were dirty so I stuck them under the dresser. There is a skinny tall louvered window to the left of the blinds which didn't have any covering. This window shines light directly at the head of the bed. Rise and shine at first light! The condo had most things I expected. Some beach chairs would be nice, only 2 kitchen towlels for a full week is not enough, some plugs and usb ports on the night stands would be helpful. The young man that came out to try and fix the blinds said he would be telling the boss and they would be in contact with me regarding compensation. What we got was some beautiful flowers and a bottle of champagne. I don't drink. I had told them I would like a refund so I could book elsewhere, and we would move condos. That was ignored. I was extremely disappointed in this condominium and the response from management. Would never book with them again.

This 2br 2ba has everything you could ever need in a condo ( washer/dryer, full kitchen, hot tub and pool downstairs) there are elements that need upgrading such as the beds (very hard and springy) and towels that are worn and stained. However you really can’t ask for a better view from the lanai. We heard the ocean waves crashing as we slept and the stay was quite comfortable. This condo was a bit bigger than what my husband and I needed but the view and location can’t be beat! You’ll see amazing sunsets every night!

Our stay was nice. The view was fantastic. Glad to have A/C. We had six people so all beds were used for the first week of our stay and the beds including the pull out couch was comfortable. The second week was just the two of us. There were a few suggestions we made to the management company about minor things, like the ceiling fans and bathroom lights needed to be dusted. But overall, it was clean. Easy access using the elevator to the fourth floor. Pool was nice too. Overall it was a nice condo.

Condo needs some maintenance, all 3 blinds in main area broken called property office they did nothing. Toilet roll holder all rusty and nasty. Fitted bed sheet wrong size kept coming off every night. Location was great.

Don’t let the old elevator and entrance fool you, once you walk in to this condo you will be very happy. We skipped visiting restaurants all 3 nights and enjoyed takeout since we had the best ocean front seats on our balcony Thanks for sharing this beautiful place

Property was comfortable, clean and well maintained. The only issues we had were...a/c was not cold enough for our liking and typically when we stay in an VRBO you do have spices, salt & pepper, coffee, sugar, etc. so that when you get there you don't have to buy everything. We had 2 trash bags left there, so when we dumped trash we had to keep recycling the bags...wish we had a few more., since we stayed there over a week. Thank you

The property was as described online and we enjoyed watching the whales and local surfers from the lanai with our breakfast each morning.

Great stay at the condo. A bit of trouble with dishwasher and kitchen fan/lighting but the property manager was very prompt in responding. The kitchen could use some staples but otherwise we’ll equipped.

We had an amazing time at this property. My husband and I, along with two other couples traveled to Kona November 27 thru December 3rd. Each couple had their own condo on the property. The condo was the perfect location to wake up each morning and watch the surfers. You are literally right on the water. It was equipped with some collapsible chairs, noodles, snorkeling equipment and a couple coolers. The snorkeling is amazing all over the Island. The air conditioning worked great, but the 2nd bedroom air was a bit noisy. You need air at this property. It gets hot. We had a garbage disposal in our unit. Neither one of our other friends units had that. Main shower was huge and great water pressure. Bed next to Ocean was good. Washer and dryer worked great. Now for the few things they could improve. You receive one bag of whole bean coffee with a grinder for the whole week. Definitely buy more. There is not one single spice, sugar or creamer in the condo. All my other friends had oils, sugar, creamer, salt and pepper, along with some spices. I know people buy this stuff and leave it so not sure why they didn’t have any. It would be great if the owner invested in some beach chairs. My friends had extra in their rooms so it was ok. All in all it was an amazing trip with some of the best memories. We will definitely return and I would not hesitate to stay here again. This complex is one of only three in the area with a heated pool. I absolutely loved that and the spa worked great! Thank you for a great trip! We look forward to a return trip soon!

This place was absolutely beautiful. The waves at night when you were going to sleep was so peaceful. We would absolutely stay there again.

Great view and beautiful location. We watched people surfing every morning and night with a gorgeous sunset! The place also had good parking with easy access. Notably, there was a unit on the deck that constantly blew hot air at us (connected to the AC). We also could not locate a pantry and had our fire alarm chirp at us in the middle of the night, which we easily pulled down. Also, there were a lot of renovations while we stayed (unfortunately, so it got a bit loud). The kitchen was clean and updated, bed was comfortable, and the shower was lovely (hello rain shower!). We also had access the Yahtzee, which was fun to play and see others who shared this beautiful spot. We appreciate having had the opportunity to stay at such a place on this beautiful island! Mahalo!

We stayed at this same condo four years ago and loved it so much that we came back for two weeks this summer. Location is perfect for us, close to Kona and favorite snorkeling sites south of Kona. This is a great home base from which to car trip and explore all of the Island. View is beautiful. A/C and washer/dryer work perfectly. There were a few small things that needed fixing this time - a freezer that didn't seal correctly, a running toilet, a dining chair that needed a fix - but we let the manager know and I'm hopeful these were fixed after our visit. Be aware that you should bring or buy your own dishwasher and laundry detergent (there was some but not enough), bath soaps (none), and any herbs, spices, salt, etc (none, perhaps due to Covid?). Despite these small issues, we love this place and would visit again.

As others mentioned, the pictures don't do the property justice, it is even nicer in person. We enjoyed being on the deck throughout the day/evening, and with the ocean breeze rarely needed to use the a/c. Everything was in perfect order, very clean. Also had lots of towels as well as everything you would need for the beach which was super helpful and more than any other place we have stayed in Hawaii. The property is quiet and close to everywhere we wanted to go. Would definitely stay here again.

Fantastic views, AC to die for and covered private parking. Condo updated with all kitchen supplies needed. Washer and Dryer in unit was a big plus. Had a great time and would rent again if available next spring.

Some things needed fixing

Only thing positive about this condo is the walk in shower. Some Ceiling fans didn't work or lights. All furniture inside and out was either very dingy , broke or soiled. All bed linens were old and stained. Hot tub was pad locked down. This being our once in a lifetime trip to Hawaii to get married...this condo was definitely a great disappointment.

Floor mats were dirty and had bleach stains. The pots and pans were ridiculously poor. One dining room chair was broken. The poolside chairs were awful-uncomfortable or broken. The linens on the bed or so old they were covered in nubs. Spare bedroom comforter had stains on it.$500 could fix most of these issues. This owner simply doesn’t want to invest to make the property nice. Look elsewhere.

My husband and I stayed here along with my brother and sister-in-law. The condo was clean and comfortable. The view from the lanai is absolutely incredible. We loved watching the surfers every morning while having coffee. The property managers were very easy to communicate with prior to our stay. We would definitely stay here again.
