The location of the apartment was good, as it was away from busy streets, just right next to the park and marina. It was silent and calm at night. The apartment had a good lightning and heating system. The host was friendly.
There is really a lot to say, starting with the fact that I got a different apartment than I booked. I had many conversations with the host on that "issue", and he explained that it was a booking.com problem as 2 different apartments were advertised under the same posting, and supposedly, I booked the other one. So, I'm asking why then I got confirmation to another address? This whole situation is really weird, and it left me and my friend on the spot as we would have preferred to get something else for that price. Initially, I received confirmation for an apartment with a garden. Still, at the check-in, which my friend did while picking up the keys, we found out it was a different place without a garden and at a completely different address than stated in my booking confirmation. I tried to solve that with the host and booking, but taking just a 3-night stay, no immediate assistance was given to us.
Besides:
1. The most significant issue was the bed and pillows. They were so uncomfortable that we woke up in the middle of the night with neck pain, making every morning a painful experience. Additionally, the blanket provided seemed dirty, which was not a pleasant sight.
2. The kitchen was advertised as fully equipped, but this was false. While there were utensils, we found empty boxes of teas and spices and empty bottles of oil, which were more like 'decoration' than actual items for guests to use. In the fridge, we discovered half-eaten ice cream cookies and already opened butter, presumably left by previous renters.
3. The shower had issues with both water flow and temperature regulation. The system was interconnected with the kitchen, resulting in a disconcerting fluctuation from scalding hot to freezing cold water within seconds during showers.

Beautiful place with a private outdoor seating area. Bedrooms were nicely decorated with plenty of drawer and wardrobe space. Safe was included. It has a very well equipped modern kitchen with everything you could need. We would definitely stay there again.
Air con wasn't installed at the time of the stay although I believe it is being installed shortly.

Set in a lovely quiet location, close to quality bars, cafes and restaurants. A short stroll to the Vaporetto or a 15 minute walk to St Marks Square.

The host waited for us at the boat station, showed us around, gave us some good tips on the restaurants and things to do in the area.
The location is in a quiet, less crowded area of Venice, with parks and playgrounds close by. It is also only a 5-10 minute walk from the boat station.
The apartment was clean, roomy and had everything we needed for our stay, including consumables like toiletries, dish soap etc. There were even complimentary coffee capsules and some breakfast items (milk, bread, jam).
The bed mattresses were very comfortable.
The water in the shower kept going from cold to scalding hot and back, we needed to adjust it constantly. This was bothersome.
The top sheet on the bed was a regular sheet, not a double one and it kept getting bunched up, leaving us covered directly with the comforter.

The location was perfect. Quiet residential area away from crowds of Venice but a 15 min stroll or short vaporetto ride to San Marco. Ivan met us at the property with the keys. He responded immediately when we had a question about the hot water. We were able to leave our bags on day of checkout.
Although visually clean and tidy there were areas of the apartment that in my opinion need a more thorough deep clean, ie: bathroom and Kitchen. The bathroom is very small and dated. You have to climb into a narrow bath to shower which for some people could be difficult.

The apartment was nice, it had spacious bedrooms and was fairly clean. The beds were comfortable. The kitchen was great for making.meals.
The light in the kitchen felt like prison lighting 😂 and the bathroom was relatively clean but could use a DEEP clean.

Queen House Garden is a very nice and cozy place in the Castello part of Venice which seems to be predominantly inhabited by the locals and not tourists, which makes it feel like a real place rather than a tourist attraction. There are several restaurants in close proximity to the appartment. A 15 minutes walk will take you to Garibaldi street with a number of very good bars, osterias, and a COOP supermarket.
The appartment has 2 bedrooms, a kitchen, a corridor, a bathroom, and a small backyard. All the rooms have enough furniture to sleep 4 people at least. The kitchen is very well equipped with every immaginable utensil and cookware, and several electric appliances. Overall - all are functioning and very useful. Moreover, there was some tea, coffee, pasta, milk, sugar, salt, pepper, olive oil waiting for us. Probably, something else as well, but I fail to remember it. So that was a very very pleasant surprise.
The bedrooms had an oldish wibe to them thanks to the design of the furniture. Though it looked old it functioned perfectly fine. The bedrooms were quite spacious which added to the overall comfort. The bed was large enough for two people. The bedsheets were very clean.
The host - Ivan - was very welcoming and helpful. He was easily reachable either by the Booking.com app or the WhatsUp.
The bathroom had a number of shower gel/shampoo bottles - the ones you could find in a proper hotel. Additionally some shower gel/shampoo bottles were left assumingly by other guests. There was soap as well. And again, as in the kitchen, everything was functioning very well in the bathroom as well. There were two towels per each guest - a small one and a larger one. The bathroom had a hair dryer, washing machine, and a first aid kit - that one I didn't expect, to be honest.
The WiFi was impeccably stable and crazy fast. No issue with WiFi whatsoever during our stay. If I had to shoose the place for remote work, it would have worked quite well.
Overall the place is a very good choice for money. Yet it has some minor issues.
First of all, it was damn cold. We stayed there in the middle of December. The heater temperature was set to the max of 30 degrees Celsius, but it still was damn cold. I assume that the problem is not with the heating system - the radiators were very hot - but it's the house itself. And I don't mean to say anything bad about this particular house, as all of them are of the similar age and I believe share the same technological approach in terms of preserving heat. So regardless of where you end up eventually, you are likely to experience a rather cold stay in Venice in winter.
Second thing is that some of the kitchenware and appliances begged for cleaning. The electric kettle had a generous layer of limescale in it. Or, for example the bread toaster had a lot of crubles both inside it and around it. That was somewhat strange, since it would take the host only minutes to clean that out.
I didn't like the bed too much for two reasons. It was too soft for my liking and there were two separate matresses in a single bed, which made it somewhat uncomfortable to sleep two.
I could hear above us neighbours' slippers shuffling while walking and their dog running. That was a very tiny discomfort since it would happen just a couple of times a day, plus the neighbourhood is very quiet.
Despite these drawbacks, I can state that the place is a very good choice for either a short brake or a longer stay. I would definetely choose it for my next trip, provided I make it in a warmer season.

Ivan is an amazing host! He was very polite from the beginning till the end. The apartment is very clean, quiet, and placed on the green side of Venice, very close to the boat station (so we had easy access to all the other islands). The rooms are big and have original Venetian furniture, which we loved. We also had a private terrace that hosted our breakfast meals. The kitchen is fully equipped, so Ivan's apartment is the perfect place to stay as much as you want in Venice. Will come back here for sure!

Apartment is in a very quite part of Venice, just 2 min from vaporetto stop and 5 min from Gardini Bienale. 20 min walk to st. Marko Square. Rooms are spacious and beds are big. It can be a comfortable stay for a family or two couples. You can fined everything you need in the kichen. Ivan was a very nice and helpful host. Met me in the vaporetto station.

I stayed in the apartment without patio. Was a bit afraid, because it is ground floor, but it was dry, warm and quiet place, not claustrophobic, as often venetian ground floor flats. Spacious, high ceilings. Very clean and comfortable. Extremely well equipped, with a "touch" of home: breakfast products, tea and coffee and much more. Comfort of being at home without the feeling that it's someone's. Ivan was very supportive and caring, kept me informed about communication strike and was more worried than me (alilaguna was not on strike).
Santa Elena is a perfect location, feels like being in Venice without all the uncomfortable details like crowds, noise and lack of trees. Hope to be back.

Location near big park! In Venice! Stunning apartment with private patio! 2 min walk to vaporetto station, 20 min walk to San Marco and just 1 boat stop to Lido. The Ivan is very hospitable and helpfull owner! Big respect!

This is a very nice, comfortable and spacious appartment. Its location in a quiet, very clean and pleasant area far away from masses of tourists makes it an excellent choice for a longer stay. In addition, one easily reaches places of interest by walking (plan approximately 20 minutes for the town center) or by vaporetto boats. Ivan is an excellent and friedly host.
