Had to ask for sheets to be changed as dirty,also same with towels as stains on,woodlice in bedroom and bathroom,hair in shower and cobwebs by bunkbed,generally not a clean room

Spotlessly clean and recently decorated. Superbly comfortable bed and bedding. The bathroom was a large walk in wet room and nicely tiled. Breakfast with cereal, fruit, toast and full English cooked to perfection. The owners are very friendly and take time to talk with you.

The noise from the main road can be a little obtrusive at peak times.

Delicious breakfast. Lovely hosts. Parking available. Cot for our baby available. Room was very clean. The guesthouse is near the main road but the traffic noise was ok, I thought maybe it would be very loud but it wasn’t.

We liked the location because we needed to be close to Wragby and Lincoln and Horncastle so the location was perfect for all three. We liked the security of the building and the key fob safe access. The room was fine and the room temperature was comfortable. The towels were soft. There was adequate storage in the room. We liked the TV. We liked the tea and coffee facility and free wi fi. There were no stairs to climb which was a bonus. The breakfast was nice and plentiful and we could choose the amount we asked for. The cooked food was fresh to order thankyou.

The car park entrance was very difficult to see in the dark. The entrance needs lights please. The car park doesn't have a good surface but we know that the current owners are working hard to improve things. The guard dogs were safely enclosed but we didn't expect their presence or barking when we arrived. Some explanation would have helped us be prepared. From an age related or general disability point of view grab rails in the shower would have been very helpful.

Very comfortable room - warm and quiet, despite being right by the main road! Best hotel breakfast I've ever had - cooked fresh to order!! Thanks for a lovely stay.

Lovely room, quieter than expected given the roadside location. Lovely couple running the hotel with a wealth of knowledge, some really great chats and fun sense of humour. Best breakfast I've had in a long time (with dairy free options!).

We were looking for a comfortable place to stay to attend a nearby party so really just wanted somewhere to lay our heads.

First impressions were bad as we arrived to a woman shouting at the dogs in the garden. They were guarding breeds so inevitably bark when anyone arrives. I was very disappointed to hear them being yelled at. We walked into reception and i suspect our host was a heavy smoker as it smelt of smoke. The room was clean but you could see the damp coming through the walls behind the paint. Once in the room there was no double glazing and the noise from the road was awful. The bed was positioned so your heads were just a few metres from the road. Unfortunately we made the decision not to stay. Our host did refund our money without question.

Breakfast was amazing

The room was comfortable, clean, well equipped and newly decorated. The shower was superb. The breakfast was comprehensive, generous and well cooked. We enjoyed our stay.

There was nothing we did not like. One very minor irritation was that here was an opaque panel in the room door that let in light when the morning came. This lit the room earlier and woke me sooner than I would have desired.

Great room with comfy bed, great staff very welcoming, bery tasty full English breakfast in the morning

You can hear the main road outside, but you get used to it after a while
