Lots of room! Comfortable king bed. Bathroom modern and very roomy. The house and guest rooms are in a beautifuuy restored barn. Very quiet and private. Owner very helpful and friendly. Great breakfast. Very good value.

Absolutely loved our stay and will definitely be returning here on our next trip to the Lake District. Beautiful location paired with lovely breakfast is a great way to start the day.

Extremely spacious and well equipped with top end facilities. Tastefully decorated. Great breakfast selection. Very comfortable bed.

Great location and very well equipped. Fridge in the room and tv with Netflix. Location was prime and 5 minute drive from Keswick. Spacious rooms and very comfortable. John the host was very accommodating and couldn’t do enough for us. Would happily stay again.

The lakes is one of mine and my husband favourite places to go. we normally stay in a hotel or lodge but this time we decided to stay in a b&b.
The lords seat b&b did not disappoint.
The room was very clean and comfortable
Breakfast was 10/10 each morning compliments to the chef - Eggs royal is a must try!!
John was very knowledgeable about the area we stayed and gave us much helpful information which was much appreciated.
The owners of the lords seat where charming and welcomed us with open arms.

The property was stunning, very bright, airy and spacious. It had a very relaxed, calm vibe about it. The room was absolutely beautiful. super-king bed, which was super comfy. beautiful views, reclining sofa and massive tv. fridge with milk and fresh water provided and all tea/coffee facilities. All the small touches made it exceptional. A Bluetooth radio, blu ray player, wine glasses, bottle opener, everything you can think of. then the bathroom, it was stunning. Massive waterfall shower, lovely big bath and everywhere was spotless. lovely soft towels and dressing gowns. The hosts could not do enough for us, breakfast was absolutely gorgeous, and very accommodating in food choices. lovely views to eat breakfast in the conservatory, very peaceful listening to the radio.

Spacious room, with a sofa, TV, Netflix, tea and coffee facilities. The ideal place to chill out and relax after a day out walking around the fells. Excellent breakfast, with many options to choose from. Friendly hosts, very knowledgeable about the area.

John was a superb host, breakfast each morning was cooked to perfection and the room was absolutely spotless. A great sized bathroom with good quality products made for a great stay. John's local knowledge was superb and he was always genuinely interested in what we had been up to.

Great location for walks and trips into local village for food and drinks. Local bus service easily accessible for trips into keswick or further and very reliable. Brilliant hosts

Absolutely wonderful stay for our first honeymoon stop. Such welcoming and helpful hosts and some lovely personal touches. Bedroom and bathroom are huge and modern. Wouldn't hesitate to recommend to anyone looking for a base to navigate The Lakes from!

I loved how calm, easy going the host was when I arrived after a long drive from Scotland. I was put as ease and love the room and facilities available. Also provided lunches which were lovely. Also a flask of tea as I forgot mine. Also fantastic and helpful around places to visit and how to get to them.
Hmm not a lot really I suppose you have to drive to places to eat out but it was quite rural where I wanted to stay and couldn’t expected. Also you need to book places to eat evenings as it gets busy in summer time. I wasn’t really prepared for this but managed. If take one piece of advice is if your staying here, make sure you book meal times in the evening at local /places in Keswick as will make your stay less stressful. I myself had to dry to Penrith to find some r where to eat one night.

Perfect location in the north of the lakes, quiet and excellent room which was exceptionally large with a sofa and large bathroom with a bath. A very high standard of accommodation including a small fridge and a drying room for wet boots and clothes. John is an excellent host and very knowledgeable about the area. Breakfast was very good. Would highly recommend and would stay again. Thank you for a great stay.

the breakfast was very good - a good choice of dishes. the bedroom and bathroom were large and had everything we needed. The bedding allowed for a choice of warmth - not just one heavy duvet as in most places. The location was very quiet and peaceful and the host was pleasant and helpful.
I would have appreciated decaf coffee on the hospitality tray and more milk in the fridge but that is just a personal choice. There was nowhere for an evening meal within walking distance.

Amazing stay. The owners were so friendly and helpful and I have never stayed in a place so clean. Breakfast was exceptional. I really can't find any fault and would definitely recommend a stay here to anyone.

The room was AMAZING! Average comfortable bed. Loads of attention to little details. Like a pack with ear plugs & sleeping mask. Not that need them. As this is in a really quite & beautiful location. There are plenty of maps of local walks. Plus a special dedicated drying room for you wet walking gear. The breakfast was EXCELLENT. Using the finest local produce. This place & hosts are a real gem. Very highly recommended. We've already booked for another stay. 10/10

Stunning house in a great location. Beautiful room with everything we needed. Made very welcome by the owner who provided lots of useful information about the area.
The breakfast was well organised with tasty local produce, served in a bright room overlooking the garden.

We stayed 4 nights at the Lord's Seat in September and it was stunning. Everything was absolutely spotless, the walk in shower is huge, they have a separate bath with lights and complimentary toiletries.
The bed was a super king, a recliner sofa in the room with a smart tv (we took a Chromecast so could cast other channels but they already have netflix included)
The views from the room are stunning too, the breakfasts were cooked perfectly and you had a good choice on the menu plus cereal / Yogurts. There was off road parking too which is a huge bonus.
John was so friendly and always asked how our day was and what we were doing, giving us advice on routes or places to visit. John and his wife could not have been better hosts.
We will definitely be returning, we can't wait!

What did I like about this property? Well to be honest absolutely everything from the bath and separate shower to the big comfy bed and big room and the very tasty breakfast not to mention the very good location and extremely friendly and welcoming host also their knowledge of the local area and their recommendations were so helpful they even seem to keep an eye on the local weather forecast to tell you if it looks like you might need some waterproof clothing or not. I could not recommend this place highly enough.
If I’m completely honest there was not a single thing I wasn’t happy with. The host went above and beyond to make sure we was completely happy.
