Tuve habitación frente al mar, muy linda pero debería preocuparse acomodar las hojas de las palmeras para poder ver mejor.
De los 3 días que estuve jamás hicieron aseo, no me cambiaron toallas, súper incómodo ya que uno llegaba a ducharse y las toallas seguían mojadas. Perdí la llave en el mar y no tenían repuesto porque el huésped anterior se la había llevado y según la traería en un par de horas, cosa que nunca pasó en toda mi estancia y mi puerta estuvo sin seguridad, me tocó esperar 5 horas Aprox el supuesto regreso del huésped, afuera con solo traje de baño. Nunca llegó, de buena voluntad otra persona forzó la puerta para poder entrar casi a la 19 hrs llegando la noche. En mi salida una persona que se identificó como el gerente quería cobrarme la chapa porque tendría que cambiarla. Claramente me negué porque como hotel deberían tener un repuesto y nadie me compensa los malos ratos y todas las horas que tuve que esperar para poder ingresar a la habitación, si no fuese otro huésped que de buena voluntad forzó la chapa, no hubiese tenido solución a mi espera. La respuesta que tenía de este señor era que yo no quería pagar y comenzó a tratarme mal, yo pedí hablar con el señor Yamil ya que era quien me recibió y vivió todo el problema de la llave siempre con buena voluntad y buscando soluciones, el gerente me dijo que no lo llamaría ya que el gerente era él y hacía lo que quería. Asumo la pérdida de la llave pero no el mal trato que tienen, cero capacidad para atender. Unos minutos antes de salir del hotel el mar devolvió la llave y ni así el señor se disculpó. Lamentable el gerente lo disminuía. Por favor no vayan. La peor experiencia de todos mis viajes una pena porque mi viaje a Tulum era la mejor parte de mi viaje. Por otra parte no cuenten con el desayuno, porque no es más que 3 trozos de frutas y un café. Con un señor que atiende apurado.

This accommodation's only advantage is a good location.
As soon as we arrived I discovered that car space is limited and we have to leave the keys at reception as cars have to be maneuvered to leave. My car even suffered a scratch and no one came forward to say who did it. Other day my car was blocked for 1 hour, I almost missed an vary important appointment, the guests took the keys with them to the beach, and no one was in the reception and I was waiting for him to look for me the guests on the beach.
In Booking.com shows have Air Conditioning but they do not mention in the description that it is only turned on from 7PM to 7AM. We wake up every day super sweaty. The room doesn't have a TV or frigobar and the safe was broken, they gave me a master key to use it.
Breakfast is rationed, very little quantity, they deliver a ready-made dish with an egg, a loaf of bread and a small piece of fruit with jam and 1 American coffee with dirty and old cutlery. The service is super slow, 1 person only has to climb a super vertical staircase to access the restaurant which is on the second floor and to served everyone. The stairs to breakfast are really steep, not suitable for people who have balance problems or elderly people, and it is also located on a power generator that makes a huge noise.
The cleaning of the room is terrible, sheets, pillows and towels stained yellow, beds with very bad mattresses too.
The shower is terrible, most of the time only hot water comes out because cold water is very scarce (there was even a lack of cold water on 2 days out of the 7 that I stayed) so there is no way to compensate for the hot water, which is also not very strong.
The service is very bad, with employees who don't speak English and some who are very rude. There is only 1 person serving guests at the reception, but as it is the same person who helps with cooking, the concierge and the housekeeping, they are always missing from the hotel and it takes a long time for them to appear at the front desk.

Bed very comfortable, room clean, good WiFi, lovely private beach (please note if you go to Quintana Roo in Summer there will be seaweed, nothing hotel can do about this)
Toilet flush was almost non existent. Advertised as check in after 3pm yet reception was only staffed from 8am until 3pm. Beach bar closed earlier than advertised. Perhaps it was the time of year as it was off season but the hotel felt half closed down.

There is a list we didn’t like.
- we were charged an extra 148 pesos for our stay than the original booking.
- the bed sheets were dirty and we had to sleep on our sleeping bag liners
- toilet didn’t work
- dead cockroach behind the bed
- floor was unclean
- couldn’t use the air conditioning until after 20:00 in the evening. The room was very hot until this point.
- no pool for guests. Unclear in the add at the time of booking.

This was a gorgeous resort with an amazing room overlooking the beach. The resort did have an eco feel, in amongst the trees. The staff were friendly, both with sorting trips and at the beach bar. the location is great, in the middle of the other bars and restaurants. I'd seen other reviews complain about noise here but we didn't hear anything at night. very peaceful, although we were on the beach side of the resort.
Nothing. the only tiny thing was the juice with breakfast every morning was watermelon which isn't my favourite but that was a tiny tiny thing! :)

Overall enjoyed our stay here. The staff were so so friendly and very helpful in answering any questions we had. They really made our trip memorable. The bedroom itself was good and offered a lot of space. Bed was comfortable and the bathroom was also large. The shower was huge and the bathroom had his and hers sinks which was a nice touch. The property is at a great location on the beach without too much seaweed. Beautiful beach and nice beach beds. Amazing food cross the street with so many options. The breakfast was pretty yummy with seasonal fruit and fruit juice which was my favourite. The beach bar was great too and they served some lunch and snacks during the day as well. Very easy to get a taxi into town too and the property next door has bikes you can rent for around $18 USD/day. The property also has some kayaks which I wish we took the opportunity to use! Overall we would stay here again. ◡̈
I really wish there was a fridge in the room as we bought some snacks that needed to be refrigerated. Our room also did not have the “private terrace” that we paid for which was kind of a bummer. The pictures made it seem as though there was a private terrace that was enclosed. We were showed a couple different options when we arrived and the gentleman at the front desk was very accommodating to try to show us more options although we ended up keeping what we had. Not his fault the pictures were different.
Since our room shared a wall with the kitchen/ was located close to where cars were parked it was a bit loud at times in the morning when the kitchen was prepping breakfast and at night when people would walk by. It would be nice to have curtains on the small higher window that faces the street to offer a bit more privacy/darkness at night.

We were able to check in early. The staff was over accomodating, as in putting up a hammock on our balcony per my request. The provided drinking water, breakfast daily with eggs, toast, fruit and coffee and beachfront.
AC runs only from 8PM-8AM. Third floor oceanfront location only accessible with winding staircase. Furnishings and finishes could use a facelift. The seasonal sea weed influx was a bit much, and offshore winds created a lot of chop in the water.

The location was beautiful and was so nice to walk from the hotel straight out to the beach. It was also nice to be in a small/quiet hotel and we didn't have any issues when we were there.

Room was big and nice, beds were nice, massage ladies were very helpful. Parking on site was great. The beach was 20 seconds from the room with big beds to relax.
AC only works at night time. Reception person was almost never there and there's no phone, we always had to go look for him, they provide no ice no fridge, ot was low season so staff was bored but not friendly, gave no information, not attentive. It was too expensive for what we got.

Massive leak in our room due to bad rain. Water was coming through the walls and windows .clothes and belonging got soaked. Had to move rooms at 11pm as it was water was running into electrics and was dangerous. Moved to a room at the front that was extremely noisy and we got no sleep.
The next morning the water hadn't even been cleaned up, as imagined we were very unhappy.
Went to the front desk to complain, was offered a room change to the room we had spent the night in which we refused. After a bit of back and forth we were offered a different "upgraded" room..exactly the same as our room just a sea view . I asked for compensation for the inconvenience and damage to our belonging. To which he said no as "it was not his fault" and " there was no problem with the room , it was the rains fault" . There was obviously a very big problem with the room if water was coming through the walls. Ridiculously bad customer service. Would Not recommend this hotel.
Photos are deceiving and makes it look like there is a pool, there is not! Thats a private pool for one room only.

The Location
This hotel is over priced for the value received. I'm very unsatisfied. I checked in about 4pm on a Saturday and was running late for a party. The room was 89 degrees, and they told me the AC cannot be turned on until 8pm. The AC is turned on from 8pm to 8am. It was turned off exactly at 8am the next morning.
The unit didn't have any face towels or bath towels. There was 1 hand towel to shower.
The worst part is the bed bugs, either bed bugs or tiny ants crawling all over the bed. I didn't see them until the next morning. The light is very dim at night so I didn't see them. I was itching all night and thought maybe its mosquitos bites but it was bugs in the bed. I told the front desk but he didn't care and did nothing.
I would never stay here again.

Food choices were limited, beach space small and, as in lots of places, dominated by seaweed. Chairs on the balcony broken, but replacements were brought the following day. AC only available at night but they did give us a fan.

It was a quaint and rustic little place right on the beach. The price was very affordable. I got the best massage here.
It was not very clean (though they did have a cleaning service come every day) and there were ants and bugs in the room. AC is only available from 8PM to 8AM, and hot water is limited.
