The location of the property is perfect for exploring the Cotswolds and right next to the water park which has lots of activities. The property itself was very clean.
The property would have been perfect however it lacked some basic comforts that I’d expect in a holiday home.
The bed in the 2nd bedroom was so hard and uncomfortable that one of us ended up sleeping on the sofa instead. The bedding on one of the beds in the 3rd bedroom smelt like it wasn’t washed properly so therefore could not be used.
Some basics weren’t included like coffee (why put a coffee machine if you aren’t going to provide coffee pods), salt, pepper. Only 3 rolls of toilet paper were provided.
There were absolutely no toiletries provided as advertised on booking.com. We had to purchase all of these items from the supermarket, so be prepared to do that if you stay here.

The location was great. Very quiet. Beautiful view across the lake with ducks, geese and swans coming to visit. The house was more than adequately equipped. The property was very clean and in good condition. Towels and bedding were of good quality. Many local eateries all very accommodating to our two gluten free companions.
There was no frying pan in the kitchen. Also a 13.5tog duvet is much too warm even for a British summer. A few leaflets about the area would have been nice. We couldn’t get BBC or ITV on the television.

I had booked this at the last minute as I felt my Fiancé and I needed a break. After several months of working long hours, we just wanted to escape somewhere, feel cut off from the world and completely relax. This house and location delivered, and some! Yet, you are only 2 mins from restaurants and 10 mins from a large supermarket should you need supplies. The staff at the security gate were extremely friendly and helpful, nothing was too much trouble when we needed their assistance. They also carried out regular patrols of the Lakes, adding to the feeling of a 24/7 presence should any queries arise. We couldn't open the key box when we arrived (I was using the wrong code) however, I telephoned the host, Pauline, and she was very helpful. Correct code in brain, we were then able to access the property which was very clean and inviting. Underfloor heating was a treat as we never like to wear shoes in the house. Internal decor was very tastefully done and we immediately felt at home. The lounge, dining, kitchen area was open and spacious, a lovely sociable area and the downstairs WC, a great bonus. House location to the Isis Lake was excellent. Beautiful view from the Master bedroom. The water fowl were always waiting for some treats every morning. Added bonus was the larger decking area due to the property being end of terrace and we often kept the large French doors open, making the outdoors feel like a part of the indoors. It was just delightful. We took some nice leisurely walks around the lakes, which took about 45 mins. The grounds were well maintained and other residents were always friendly as we passed whilst on our stroll. It was very peaceful and quiet. On site activities included fly fishing, tennis court, social room/games area, table tennis & children's outdoor play area.
We couldn't find anything that we didn't like, it was a positive experience all round. I would just highlight a minor point that may prove useful to readers. The property is fantastic and hit the nail on the head for being quiet and comfortable for us as a couple. It has 3 bedrooms and sleeps 6, all bedrooms beautifully decorated. Master bedroom very spacious and open, plenty of room for clothing and cases. The other 2 bedrooms do not have a wardrobe, only storage drawers and a coat hook rack, so if you and your family are in the habit of packing quite a lot of clothes just be mindful of the storage situation.
However, this doesn't detract from the comfort of the rooms and the beds.

Quite pricey at £215 a night but was half term. Only one shower. Power points in odd places in bedroom. Only one TV. Need a TV in main bedroom.

Beautiful, clean home in a stunning location. Plenty of parking and the rooms and decor were immaculate. Lovely rooms and fully equipped kitchen although we didn't use it much.
I would definitely recommend in the warmer months, lovely setting and we enjoyed Cirencester.
Although we stayed during a very cold spell in December, the underfloor heating in the living room was inadequate and where the heat was it was covered by a huge thick rug and coffee table so we couldn't feel it so the room was very cold.
Also the TV only had some random channels, we couldn't get it to work properly and any streaming channels didn't work so that was disappointing.
I was in the main bedroom which was beautiful, spacious and the bed was very comfortable - unfortunately my friend was in the 2nd double and found the bed very uncomfortable.

The home is pleasantly situated overlooking a small lake with parking outside . Asked for an early arrival and was permitted. Neat and tidy with clean towels!
The property does not issue any form of welcome pack so you need to take everything with you for food prep toiletries etc. the decor is a little dated and some fittings ‘wobbly’. The main bedroom is spacious but the other two cramped if fully occupied with little storage. The pans for cooking at old. Not sure if it had been cleaned or occupied recently as clock had not gone back an hour and steps weren’t swept. Parking is outside but very dark . Plasticky mattress protectors not very luxury !

The house was lovely except the freezer was unusable due to being frozen up. The televisio didn't work and as advised by owner tried various self help ways to rectify it . Nothing could be done by owner over weekend ,then she apparently sorted it out while we were out on our last day but we could only get Netflix.
Glass coffee table in lounge is easy to catch you leg on the corner as there is no edge to it to define where it is

Excellent accommodation, couldn't have asked for anymore, was equipped with everything you needed. Well presented and comfortable. Pauline offered great communication and simple to Understand instruction. I'd recommend this for lovely peaceful retreat.

1st rate self catering...could get supermarket food delivered if required. We visited The Royal Oak nearby by car and also The Old Boat House Inn and food was great. Lovely quiet location overlooking lake. Sports or watersports facilities or spa all local. Beds comfy.
Would have been nice to have a restaurant onsite within a short walk. One of our party of 4 cannot walk far so we had to use car but not a problem. It would be easier if 2 bathrooms for 4 adults but it was OK. Although you have 2 toilets.

Everything! This was our second visit to the Lake House and everything was as great as our first visit! This time an additional 2 toddlers with us, who had a fabulous time, they particularly enjoyed the playground which is a 2 minute walk from the house! Also a small area by the lake with sand, so many sandcastles made!

The property is well equipped with things we need for our stay. Very quiet and relaxing area. Near to places we wanted to visit in cotswold. Host very prompt to answer our queries.
Hot water seems to ran out after 3 guest used the shower and after we doing the dishes. But that didn't hinder the fun we had during our stay.
