Access to the beach.
Lack of a good restaurant on the property. My room was so hot, I sent a message to be switched to a different one but I didn’t get any response.
No lights from the main gate to the property at night so carry a flashlight if you plan to come back after dark.

Everything is worn down, but it came as no surprise, as I have read other reviews. The toilet was broken, we found mold on the fridge and we had no water for more than a day.
I will, however, still say it is good value for money as it is very affordable compared to the surrounding hotels. The location is fantastic and the restaurant offers very nice food at affordable prices.

The beachfront is excellent. The outdoor restaurant area offers a spectacular view of the vast ocean and the rolling waves. It is a good place to relax and unwind.
There were renovations going on and therefore no reception. The access road to the property is not well maintained and is a challenge especially in wet weather. There is also need to install a standby generator in case of power outages. Check also the restaurant food prices, they are overpriced.

The location was fantabulous and the boat riding to see the dolphins was marvelous
There were some repairs going which created a bit of noise disturbance

Can’t say property is not beaten up but you get way more then what you pay for, so great value for money, as the appartment had two pretty good rooms.
Further pros, Location is in a good patch in Galu Diani, truly beach front property and again price.

The kitchen was a bit poor. The beers were up and no much choise of food.Probebly because it was low season. The girl sended someone to pick a bottle of rum without extra costs. We drunk it on the terras listenning to the waves and played on the beach. For that price you cant expect heaven but it is.

Ambience
Caretaker is so arrogant

The room was huge , very close to the beach , in the middle of the green with a lot of monkey around
We pay an extra for a sea view room and we discovered that all the room have gardening view but at least we get back our money ...In the restaurant you can pay only by cash and is not exactly what you expect from a resort.

The location is amazing and the nature is beautiful, really great to see monkeys jumping around. Next to us was a nice bar with a lovely Canadian lady Jennifer. The food there is really nice too.
The check-in experience. When we arrived a woman didn't know what room to place us in because the manager was away apparently, she picked one room, saying that some French people just checked out. The bed was nicely made but the rest wasn't cleaned, so the room 4 wasn't prepared on the 29th of Jan when we arrived at all. There were food pieces on the table and the woman didn't even notice it when showing us around. Then she got a phone call saying our room is different actually and offered to move there, we were too tired and the view of the room 4 was nicer so we stayed. I asked the woman to wipe from the table and if somethingelse wasn't clean, to clean up later that day, she just brushed it off to the floor with some cloth and left. Later we noticed the floor wasn't mopped either but no one came to clean later,we didn't see anyone really to ask, so while I was working online my fiancé had to mop the floor. But then it was worse, when we went to the bathroom it smelled of...turd. and we saw some piece of it right in the bathroom on the floor. It's a shame that such a beautiful place with a nice location doesn't have proper management to prepare the rooms before the guests come in. The place didn't seem busy at all, so it was surprising.

Proximity to the beach.
Beach bar.
Nice food.
The room was totally different from what I had booked. Was supposed to have a bathroom, balcony and kitchen. Unfortunately toilet and bathroom was shared, sometimes lacked water to even flush the toilet or bath. Kitchen space was also shared but was not equipped.
