The food that was left was a nice surprise and the bottle of wine in fridge.
Great location for the dogs and river activities.
Plenty of parking
On arrival we found out that we weren't able to use one of the showers which was really disappointing and we were not pre-warned about this. Property could do with a really good clean, not up to my standards.
Grass was not cut and we informed the owners of this and they then sent a gardener around.
The property was very well equipped but decor very tired.

The property was perfect in size for our family with 4 good size bedrooms. The kitchen is well fitted with a large fridge and family size freezer. Even a cheese grater! All in all a very comfortable home. A waste bin in each room would help particularly the bedrooms, just a suggestion!
There are a couple of sets of stairs to all bedrooms. We assumed as it is advertised as a bungalow it would be perfectly suited to my mother who is partially disabled. That was not so as there are at least 8 stairs to all bedrooms. A struggle but she made it. Be aware of this.
The outside of the conservatory is in need of some tlc. The roof slightly leaked above the dining area in the conservatory
The hot tub is £100 extra to use per week.. we thought it was inclusive but unfortunately it was an optional extra.

The location of the property is wonderful. You have a lovely view of the river and it is very close to shops, pubs and restaurants. A property on the river front itself would be noisy owing to the huge amounts of boats, however being one road back meant it was quiet and secluded.
The house was huge and exceptionally clean.
We used the hot tub as a plunge pool by turning the temperature down as it was a hot summer.
The garden was large and private with a separate area for dogs which was gated and fenced in.
While the property was dog friendly, you would not know that families had stayed there with dogs. It was super clean and fresh.
There was everything you might need at the house to cook and clean. While there was only coffee and salt and pepper provided, there was a little hamper which was a nice touch, with wine, juice, crisps and crackers.
It was far too big for the two of us, but was a late booking and there was not anything smaller in the area so was a little out of our budget so we only stayed for three nights. however it was wonderful and if we had the money we would gladly return.
The small town of Horning was amazing. we loved it there.
It was perfect, the only thing we would mention would be picky things. The house was quirky and the main bathroom did not have a sink. The shower in both bathrooms was in the bath itself and there were curtains around the main bath. It is a personal preference but we decided not to use this bathroom because of that.
It would be nice to have had tea, coffee, sugar and some basic condiments like olive oil and herbs and salt.
Again, as we said - this would be picky but what we normally see in other cottages we book.

Everything… spacious and comfortable. Suitable for staying with friends and family. Easy to walk to two lovely pubs on the water.

There was plenty of room for our group of 5 adults with our cycles and gear which we were allowed to store in the spacious double garage.

What a fantastic place to stay in a fantastic setting! Plenty of space for our large family, local pubs and shop so you don’t need to travel far for essentials. Perfect view of the boats passing by from the lovely garden. The hosts have been fantastic too and very responsive.
We just wish we could have moved in!
