We didn't stay in the property we left, it was disgusting! The room was in a state of disrepair and was dirty. We were made to take our shoes off at the main door and we were not happy as the carpet in the room was dirty, motheaten and damaged! The proprietor described it as basic. It was not advertised as basic and even basic should no be dirty!! I will be seeking my money back, as we had to book alternative accommodation at the kings head!
The advertised property did not reflect the awful state of the room and was misrepresented on booking.com. There were splashes of something all over the main door inside our room and inside the wardrobe door. The skirting boards were dirty, especially in the kitchen area. The towels looked stained and pretty disgusting! You couldn't hang clothes up, as there were only home made shelves in the wardrobe.

The house itself was lovely, as it looked in the photos. Having access to a kitchenette and a fridge was extremely useful as I was travelling home from a self-catering holiday and had food in a cool bag in the car. Staff very helpful - it wasn't easy to find the place in the dark, however there was good communication by phone. The room was spartan but clean and the bed was comfy. Very quiet and I slept well. Easy walk to shops and local restaurants / takeaways - I had a very nice Indian meal at a restaurant which didn't have a licence but they were very happy to let you BYOB. Very near Warwick and Stratford as well as some pretty Cotswold villages if you want to do sight-seeing.
Better lighting outside - bring your torch! Lots of work going on - I walked into a heap of earth trying to find the door on the way to the entrance. It's round the side - not the front door.

The house was full of character and lovely location with lovely gardens and fields. You feel like you are on a farm as they have a ⁵few horses.
The room had an obvious uneven floor that we put luggage around to not make it so obvious.
The rooms had not been decorated for a long time and the bathroom toilet in the shower room had no seat.

Wonderful old house. Work in progress doing it up. Access to fridge and microwave a bonus. Good shower, plenty of hot water. Only 2 bathrooms didn't present too much of a problem. No tv and I never missed it.
Heating on and I couldn't turn the radiator off in my room.

The garden was ok.
Everything, the place is very run down. They charge £10 for cleaning but the place is full of cobwebs and dust. The bathrooms were dirty, one toilet had no seat and lots of bottles of empty toiletries.

There was no breakfast but there was a fully-equipped mini kitchen which suited my needs admirably, all included. This grade 2 listed house in extensive and beautiful grounds was a joy. The situation illustrated how using Booking.com can turn up the most beautiful houses in gorgeous locations totally unexpectedly, even at the budget end of the market. Another recent example was a college of music in Hitchin. Raj, who welcomed me was most cultured and charming.

Advised at check-in that accomodation was under renovation but boasted a faded elegance throughout...quiet rooms on top floor corridor with kitchenette in same area with fridge/kettle/toaster n chinaware provided..shared bathroom but plenty hot water n towels...
No mention of fire exit plan anywhere (although fire extinguishers in kitchenette area)...n plug missing in bathroom sink which would have bin useful!..

The building is lovely from the outside
The room was dark, dirty and in need of upgrading. The blind was hanging off the wall, the room was full of flies and there is no TV and the internet quality was non existent

I liked the owner he was very chatty and friendly, the house had loads of character and the location was good for me. parking was easy and the bedroom was warm and nice carpet fitted
The house was being renovated, so It wasn't geared for customers comfort, it felt like builders stayed there as the kitchen had no seating for eating and the fridge was dirty and filled with old food, bathroom had no extractor fan and light by window not working for shaving and the mirror was poor,
bedroom was basic no table or mirror bed side light not working. you do share with other guests the bath room and kitchen maybe 4 others...when entering property at night via side door i couldn't see to unlock the door as there is no lighting

Perfectly situated in lovely village. Was once a beautiful house in amazing gardens. Plenty of parking. Was given a warm friendly welcome, and showed around and to my room. A small but functional kitchen area and bathroom/shower room as well, the shower was hot and powerful which I liked. The room i was given was basic, bed was comfortable. Nice pub just a short walk away (The Stag's Head) and also a nice shopping area close by with a One Stop and café, takeaways.
The bedroom door didn't have a lock, it had a tiny sliding bolt on the inside but when your out of the room the door stays open, what added to this was there was nowhere to leave valuables, I've stayed in a few hostels and at least you get a locker. The furniture in the room was minimal, there was a mirror propped against the wall, but this was so heavily dusty i couldn't see my reflection clearly, not a difficult job to do with a duster. Also due to low ceiling (I'm 6'4") no lampshade, just a lamp on the ceiling, there was another lamp holder screwed to a beam by the window but this had no lamp in and was broken, exposing the bare wires, if they were live or not I didn't want to find out. There was also holes and rawl plugs showing on one of the walls, not difficult to make look good maybe hang a picture or two on the walls to break up the tired look of the room ?. No tv in room, not a problem, but maybe a tv area would be welcome, or at least a radio in the room ( i bought my own). Also wifi, if not free then the option of paying in for access would keep things up to date.

Was met by Harminder, such a fanstastic and friendly host, shown parking space and tour of the building. Great location, amazing views, decent building inside. Kitchen and bathroom well stocked and ample utilities.
My room was dirty, unfortunately desk was sticky so had to clean it myself as arrived later in the day and had to work. Walls a little thin, front door was a little difficult to open (at the beginning).
