Convenient location in a rural setting. Excellent walks from the property with plenty of marked footpaths.
We would stay here again.

Our room was spacious and clean . Kitchenet well stocked and breakfast supplies very generous.
We had no hot water the first night and following morning but Cheryl was very helpful and had the it sorted by that evening.

I was disappointed that there was no communal dining area.
I had two friends, who were staying at the same time.
It would have been nice, to have our breakfast together.

I felt that the property is dated and needs upgrading, the listing is misleading, breakfast included was a packet of crumpets and something in a plastic small tub like margarine and an out of date yogurt, I’d walked 20 miles that day and had no food or car so I booked for what I was hoping a decent coffee and a croissant at least. At £75 it wasn’t cheap and my most expensive stay, I met no one and had no personal contact and a generic check in message. I stay in a lot of places all over and this is overpriced and oversold!

Perfect location, just up the road from the sea at Walberswick. Lovely pubs for food and near to Southwold. We picked the worst weekend to go, during storm Babet! Still really enjoyed our trip. Accommodation is basic, but the price reflects it. Free breakfast of cereal, porridge and/or toast. Fresh milk and fruit juice in the fridge. Microwave too. Dog friendly - the garden is enclosed and secure, and there’s huge fields behind that they can go wild in! Communication with the host excellent - replied to queries within a very short time. Only negative about the accommodation was that the mattress was very unsupportive. Otherwise, loved it! :)

I thought I was staying in Reydon but the description, but it’s a little further out. No issue with that though.

This property is basic, but perfect for what we want. The location is great for walks into Walberswick and Southwold with our dog, but might be too far for some. The property is clean well looked after by the housekeeper Cheryl who is always helpful, friendly and happy to provide top up for breakfast items. We love the location and value of this property.

Arrival at this accommodation is a bit like a board game, code for front door entry, code box with key for room entry. Game continues with having to play with sink taps before getting hot water in shower.
It hails it’s isolated and that is certainly true but nothing to enjoy in area outside of a few very dirty garden chairs.
Its decor is very dated but functional aside from TV which was not working because of aerial problem that was days away from being fixed. An adequate continental breakfast is provided, but honestly that is the only positive!
We booked and paid for two nights but moved to a local hotel for our second night.

Beautifully peaceful with flexible/independent check in which was appreciated due to late arrival. I stayed in the family room/apartment which was very well equipped for my 2 night stay. The double bed was really comfortable and the double sofa bed in the living room, which i friend used for one night, was apparently comfortable too. Many thanks.

Our break was for a much needed weekend without the kids, our first in 17 years. We know the area well and had a nice relaxing weekend.
The accommodation was fine and enough for what we needed. It would be too small for longer than a weekend.
To improve, you could do with more than 1 glass or mug each and the towels could do with being bigger and more absorbant - they didn't really dry you, so much as move water around. Otherwise, it was fine.

The room was excellent, clean and with ample room to move around in. The view across the fields was lovely.the only down side was that you had to drive nearly every where. I did find a great walk on my last day, the Sandlings Way, it would be a good idea to show all the walks in the area. But all in all a very pleasant stay

Comfortable & clean, well appointed with everything we needed. Large room, plenty of storage. Fridge & microwave. We brought our own breakfast but there was cereal, milk, OJ, jam & butter provided. Easy to walk to Walberswick across the field. 2 very good pubs & we enjoyed delicious meals at The Anchor. About a15 minute drive to Minsmere RSPB reserve. A nice walk to Southwold via the little ferry boat. Cheryl, the host, was both friendly & helpful. We would stay again-great value & location.

Great base for Southwold/Walberswick.
A good 20-25 minute walk to Southwold harbour via Sandlings Walk, right next to the lodge. Ideal for walkers & not muddy.

I had a lovely time (despite some of the weather!). The property was just what I needed, clean, tidy, warm, no fuss and nicely situated for walks to Dunwich, Walberswick and Southwold. I didn't have to use my car at all which was just what I was looking for :-) When I needed a little assistance (the wifi code) it was just a phone call away.

I cannot fault the attentiveness of the staff and our room was upgraded to allow level access as my mum struggles a bit with stairs although can manage them. Due to this our stay was made even more pleasant. Would highly recommend staying at this hotel

Accommodation was adequate. It was not clear when booking that the breakfast provided was cereals and sliced bread, butter and milk etc left in the fridge. It was useful to have a fridge and microwave.

Yes the room was very big and clean, well furnished, the bed was comfortable, but too soft and too low for legs,the rd is a noisy since its a dead end road otherwise it was lovely,

Description of breakfast would be useful, so can take own preferences. Toddler height bed was troublesome to get off. Bathroom door needs fixing so you do not lift it to close it

Lovely location, beautiful walks straight from the property into Southwold and Walberswick. We didnt use our car. Very clean spacious accommodation, great continental breakfast and well equipped with everything we needed. Will definitely book again.
