We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We care a lot about maintaining good relationships with our community, so we appreciate you following these "house rules" during your stay.
LODGING AGREEMENT: The guest booking the property must digitally sign a lodging agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the lodging agreement is not completed with 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking.
AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.
QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.
Past noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.
NOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have two security cameras that record the front door and rear driveway. This allows us to facilitate remote check in and monitor the property between guests.
ACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.
POSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.
NO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)
CONSTRUCTION NEXT DOOR: A new home is being constructed next door through fall 2024. Work will be conducted during weekdays and should wrap up by 4 pm each day. See photos.
LIMITED PARKING: There is room for a maximum of three small cars in the parking area along the street in front of the house. There is also paid street parking available along Washington St, but spots can be VERY hard to find on the weekends.
BATHTUB & ONLY ONE FULL BATHROOM: There is just one full bathroom for the entire house. That bathroom is upstairs (as are all bedrooms) and has a small clawfoot tub with a shower attachment. People with mobility difficulties may find the bathtub to be a challenge. Please carefully review the photos of the bathtub.
BUGS: Harpers Ferry is situated between two rivers--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.
NO SMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.
SHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.
NO FIREARMS: Guests may not bring firearms or ammunition inside the house.
NO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

The Queen Anne was absolutely perfect for a quick getaway before school starts back! Mountain Momma made the whole process super easy, from start to finish!! They even sent a text that Wednesday morning to let us know of an amazing taco truck that would be at the town’s little farmer’s market…and let me tell you, that taco truck had the most delicious quesa-birria that I have ever eaten!! If we ever find ourselves back in Harper’s Ferry, we would return to this property in a heartbeat!

We enjoyed our stay at this beautiful home.
The owner was very responsive when we had questions or pointed out issues that needed to be addressed.

We walked to restaurants, the downtown area, historic sites, live music and the Appalachian Trail from this renovated historic home. Owners were incredibly responsive and let us know about events happening nearby during our stay. A perfect weekend!

Wonderfully charming home less than a mile from Harper’s Ferry and all the downtown shops and historic sites. The rooms were clean and spacious with all the amenities. Kitchen had everything we needed for a three day weekend. The porch was a beautiful place to spend the evenings with the baby and sip on our morning coffee. All in all an amazing stay.

Well maintained, historic property with modern updates. Well appointed with supplies provided. Loved the front porch and the rocking chairs. Comfortable beds. Dinning room was our favorite place to enjoy time with each other sharing meals and playing games. Would highly recommend!

The house was super charming, as advertised. A wonderful mix of modern and classic. The hosts were responsive and everything went great with our trip. I would definitely recommend. The only warning is with the tub. It was a really cool, old-fashioned style that my kids and I liked, though my older parents found it tricky. The hosts made this clear in the posting but just wanted to highlight so you can assess if it’s right for your group!

Dont hesitate to book this rental property. Old architecture, and beautifully remodeled! 90 degrees outside when we were there in july 2023, but very cool n comfortable inside. We visited for 2 nights with our 2 grown daughters and granddaughter 15yrs. We do not hike, we are elderly. But certainly explored all around lower harpers ferry! Our 1st time here, we learned alot. TV was great, all coffee pots were wonderful! Sitting out on wrap around porch was awesome. Such beautiful perennials and flowers growing there. I was very impressed with the selection and how well they were doing. The floors n rugs n bathrooms n everything was spotless and shining. Definitely go here. You will love it.

This house was perfect for me! Being a historic structure, it's been updated to be comfortable but not lose its charm. I like the indoor space with plenty of room for the whole family. I would definitely choose again!

Hosts were easy to communicate with. Property had every amenity necessary and all the comforts of home. This was a newer property so the yard area can still use updating but inside the home, everything was just right. The beds were super comfortable and they had every appliance and kitchen gadget you could think of. There is a delicious bakery within walking distance that we took advantage of. We definitely recommend!

This home was beautiful and clean, right in Harper’s Ferry walking distance to everything. My family arrived in a cold wave and the keypad door entry did not work. It took a while for the property manager to provide an alternative means of entry and my sister was waiting in the cold the whole time. The pipe from water meter froze on the first night and the property manager was very responsive, offered my family a refund and someone from the town of Harper’s Ferry came out to thaw the pipe within an hour, restoring water. Of note, the property manager implied she had sent an email instructing us to leave the tap on a bit when we got there, but I never received that message. There was only one roll of toilet paper in the whole house and no coffee filters (no coffee that first morning! :( ) This is a newer listing of a recently refurbished house and we came during some extraordinary weather for the region. I booked the house but my flight never made it out. Mountain Mama refunded my payment for the nights we didn’t end up using the house, which they didn’t have to do. I would definitely rent this property again, giving them a chance to work out some of the kinks in this newly offered property.
