The hotel was terrible. We had problems checking in as they did not have any records of our checkin. We have to come back to the hotel after our meals and we had to drive to and fro.
The bed is like a jigsaw puzzle and it is too soft. There is basically no make up of rooms. We asked for make up of rooms but the bed is undone, there is no replacement of towers and worse of all, they replace wrongly the shampoo with bathing liquids.

Place was really clean and tidy. Staff were helpful, but didn’t seem sure about where things were eg towels.
Parking was also an issue at nighttime.
Restaurant seemed closed too.
Overall a good stay, comfortable and clean
Easy walkable distance to the skyline too! 15 min drive to every location you would want to go

Awa hotel is a great choice if you travel to Rotorua.It is located at the gateway of Rotorua.No traffic to be worried.Right across the skyline.Walkable.It is also easy access to Mitai Maori Village.The hotel have 3 meals options. Food was delicious.The room spacious and comfortable.Very clean.Many choices for families.The best choice for you in Rotorua.

We stayed for 2 nights and our stay was included with breakfast. Checked in late at around 9pm. I was asked to pay $50 deposit at the time of check in despite paying in full for the total stay via credit card at the time of check in. I was advised that $50 will be refunded to you on the day of check out. It has been more than 48 hours and i still have not received refund. By the way i was never informed at the time of booking that they do charge deposit as well. On Saturday morning we were given buffet breakfast which was fine. We were advised that on Sunday morning the breakfast will be anything from their menu. When we went for a breakfast on Sunday we got told that we can only order two items from the menu as they can’t make anything else. Very poor communication and coordination. We were only allowed to choose from bacon and egg and omelet. My wife was a vegetarian and there were no options from their menu that we were allowed to order despite paying extra for the breakfast. We requested the staff that if we could do few hours late check out as it was a Sunday and since we did do late check in, we were hoping that they can understand us. But, no, instead they asked us to pay extra money for 2 hours of late check out. Upon requesting few times to try and understand our situation they kept not listening to us and said my boss said to charge. The front staff has language barrier and difficult to understand customers point of view. I think their hotel is 1 star. Avoid it.

Feels like it quotes a new hotel and so the rooms were nice and clean and fresh. But once this place gets a little old- it wont have much going for it.
You get what you pay for after all. It was an inexpensive nightly rate and it was a cheap feeling place.
The two main problems for me was that the rooms was just too hot. People had chairs propping open the doors to the hallway to get cool air in. I did the same. But that bit made it very noisy. The room had a thermostat - but heaven know why - because the reductionist told that it doesn’t control anything. “The temperature of all rooms is centrally controlled and cannot be adjusted”. Meanwhile everyone was overheating. Terrible service, pointless setup in a new hotel!
Said problem - I’m assuming it’s wooden built rather than concrete. It’s just plain noisy. Can hear people walking around on the floor above. From 530am people readying to leave / not much chance of sleep after that.
I won’t be staying again.

My second time staying here and won’t be my last! Very comfortable beds, bedding and towels are clean. Really nice environment I feel comfortable here.

When we arrived the front desk were unable to find our booking, after 30 minutes waiting they gave us a room. The room sleeps 4 (as booked), there was only one chair, one stool, 2 cups, 2 glasses 2 bathtowels, one hand towel, hand soap only, no hygiene kit at all(shower caps, moisturisure, etc..), The beds are very uncomfortable. The mattresses are very soft and uneven. We paid for breakfast. The breakfast was terrible: no hot water, no coffee or tea prepared. The staff expect the guest to fill the kettle and turn it on themselves and the milk was sour. Also there were no alternative milk options such as oat or soy. The food was got cold very quickly as the plate warmers were not on. The dining area was freezing cold as the heating was not on. The breakfast option was very limited and there was no cereal for the children. When we tried to talk to reception about it, after not being interested in finding a solution just ignored us and picked up the phone to talk to someone else.

When we entered the door staff were screaming at each other and stressed. screaming at customers. No customer service. People were waiting for an hour in line to get access to their rooms. The worst experience I have ever had. Laundry was piled up round the corridors of the hotel, beds in the hallway. The place looked untidy and unprofessional. Cleaning staff were working hard but other staff not showing them respect. I will avoid this hotel in the future. Not enough safe car parking.

The room was modern, clean, and very comfortable with plush bedding and excellent amenities.
The hotel's location is perfect—close to Rotorua's top attractions yet peaceful. The ample parking was also convenient.
Overall, my experience at AWA Hotel was outstanding. The combination of comfort, location, and excellent service makes it a top choice in Rotorua.

It was a lovely place to stay. Staff were friendly and welcoming. The room was nice and clean, and nice and fresh. However the bedding was too small for the bed so it wasn’t big enough to share with 2 in the bed. Also the beds were hard and the pillows to soft. Other than that was a lovely stay.

The room was tidy upon entering and looked inviting, but during our stay little things popped up, beds are hard as rocks to sleep on, very uncomfy, cobwebs in the bathroom fan extractor blowing around, no side tables with lamps so you have to use the main light for lighting, horrible at night when you want to try relax, the bathroom sink had mold around it aswell. In the two days staying there atleast 6 new staff were at the front reception, some are young and misinformed about the policies especially the bond policy it does not get released back to you upon checkout (one staff member said it did) it takes 10 business days apparently (another staff member said) little to no parking at night time made us feel uneasy at night not having our car outside the hotel under the cameras, its first in first serve with the parking. The hotel has certain guests with gang affiliation who stay there so be prepared for that with yelling and screaming, especially on their drug cumdowns.
The owner likes to yell alot and talk very fast aswell, doesnt seem to actually listen to customers, would rate this place a 2/10 to stay. Never again.

The staff were amazing and made up for alot of the issues.
The rooms seem new and modern..But there is no furniture only beds, 1 x bedside table, small benchtop with kettle. Tiny fridge that cant fit anything it. No where to put your luggage. Very odd,cOne arm chair.
It was advertised as sound proofed!! Only theres no carpet and you can hear everything above..walking, stomping, door slamming alllll night.
Outside our room was a sensor light which kept going off and lighting up half our room.
Mattresses are incredibly cheap.
But again we loved the staff day and night.
You get what you pay for and it was very well priced...i would stay again but not on the bottom floor.

If you're looking for a room with a bed this is the place. You won't have a view for a pool or fancy things in the room. Our window looked into the hallway. The room has kettle and some tea bags. Free parking.

Overall was a top stay. Things I noticed though: The toilet rolls when new, were like quarter of a normal roll which I had never seen before, so yeah I definitely felt like the loo paper was going to run out fast.
There are 4 little milk capsules in the fridge but thats not really enough for much so go to the neighbouring dairy and buy a small carton - awesome that there is a dairy there!
The lobby area is impressive, has massage chairs, pool table, some timezone type games, lots of lounge seating and a huge dining space. We took KFC back for our tea and we were allowed to eat in the restaurant area ☺️
Its close to everything and from our room we had cool views to the Gondolas which our kids liked.
Overall happy with our stay.

I would have loved to have given this property 5 stars. It was everything we wanted and needed! It was clean, comfortable, convenient and the staff was very friendly and nice.
The reduced star rating came for two reasons:
1. They take a $50 deposit to ensure you return the room key which is fair enough however I hold an international credit card and instead of placing a hold on the card for the amount, they actually charged my card and then refunded it again when we returned our card which incurs fees and exchanges that were un necessary.
2. We felt there wasn’t enough parking. Further down not in front of the hotel there was additional parking with reduced lighting and no other cars there so we didn’t feel comfortable parking there and instead made our own spot in the area in front of the hotel area which was well lit and trafficked.
Aside from those two things it really is a great value and the perfect stopover hotel while passing through Rotorua!

Room was clean but the toilet could have been seperated with wet and dry area so that it won't be a mess after taking a shower.

Very disappointed with this property for a newer Hotel. On arrival found the small table in the room was dirty, no face clothes and no spoons to make a hot drink. It got worse when we went to the toilet and found there was no toilet paper at all! Wife went to the front counter and was given 4 used part rolls and the duty manager said “ this is more hygienic “. What really topped it off was when the wife was waiting for the used toilet rolls a walk in customer came in and got the exact same room as ours $40 cheaper even though we had booked in advance through Expedia. Over all, facilities are new but just so many things wrong for what you pay. The beds are also like lying on the floor they are that hard. Look around people

The owner is not at all co-operative. Very rude. The stay was terrible. They charged for the room with air conditioning, but because of their poor service, it was their fault that they allotted the master bedroom which control the air conditioning for the other 10 rooms, because of people staying in the master bedroom, they didn’t bother of not proving AC cooling in remaining rooms. Upon asking, the owner was rude, and asked to vacate the room if having issue. Very unprofessional service.

no light beside bed because they get stolen, direct quote for manager, broken chair in room, dining area being renovated, back door propped out, noisy upstairs tennent sounded like the floor had zero insallation and there was not enough parking let alone secure parking. Drunks at the bottle shop next door.
