The hotel has a great patio and terrace and lovely breakfast. The staff are lovely and our room was spatious and comfortable.
The hotel is in the middle of the medina and can get quite loud at night, particularly as we needed to keep the windows slightly open to cool the room down.

I liked nothing about the property. It was not as advertised and extremely expensive for what it was. I felt scammed to be honest.
My room was advertised as a suite with living room and separate bedrooms. However it was all one single room with extra beds on an elevated platform totally open and with stairs that were not secured and hence extremely unsafe.

The property locations is really bad and in bad place that It’s vegetable market
No view not comfortable- I was not expecting this - no parking near by and it’s dangerous place at night

Great atmosphere in the medina.
The place has a really nice terrace to enjoy the views of Rabat.
The breakfast was fresh and authentic.
The best thing though was the amazing owner, we had some trouble with our rental car and he went out of his way to help us.
100% would raccomend

Really friendly owners, great room in which the whole family of 5 could stay, safe and secure, lovely breakfasts served in the central courtyard of the Road. Lovely roof terrace with view of the city, proximity to the coast, the Kasbah and the medina
It is very easy to get lost in the medina
And we found it hard to find the Road on our arrival! People weee so friendly and helped us . We could have done with some directions on football from

Key point outside of the medina ! But we did find it with help of some v move people

The owner Mr Jbara took every effort to make our stay comfortable and enjoyable,
Our flight was delayed by 4 hours, and we reached around 1 am. He patiently waited for us and provided some snack as we missed our dinner. He showed us around and also provided invaluable travel guidance. The road is located in the middle of medina and all the attractions in Rabat within walking distance from the riad. Over all it was a very pleasant stay and we felt like home.
As this is an old building, taking luggage up and down can be be an issue. We received some help from the riad staff.

Some rooms/suites are great and some are very basic.

It was clean.
We did not appreciate reserving for a price through booking.com only to arrive and the owner charging us a higher price. She did not speak English so we couldn't communicate why. I'm not talking about taxes or extra fees. She flat out charged us more money for God knows what. Had I known how much we were going to pay in total we would have reserved a more accessible place. But of course once you manage to find the riad in the heat with a child after walking 20 minutes what are you supposed to do? At that point you have no other options but to pay and stay. If anyone else books this place make sure this doesn't happen to you. The total money I paid was not worth the place or location. You can get something better for that price. And of course the pictures look way better than the real thing.

The staff was friendly and the ambiance is nice.
Our room was on the very high floor of the Riad which was not easily accessible due to the structure of the stairs. Our doors and windows were made of some sort of plastic sheets meaning no noise isolation and little privacy. Overall an OK stay.

Of course you can't park your car next to the hotel, because this is medina, which means pedestrian zone, but you can park it at the entrance to the medina (in google it is called "Parking bab rahba"). There will be some guys asking for money for parking 20 dirham per night and 5 per day. Actually I discussed with these guys trying to understand their status (understanding that they are just random guys) asking things like "are you low level mafia that gets money from tourists for parking and then pass money up?", "tomorrow I'll be collecting money from parked people here", but they did not confess why they ask money and how this all works in Morocco. Actually I think police should handle this cases as this is really annoying, well we decided to pay just to make sure the car won't be broken or something like this.
It is 10 min walk from parking to the hotel, so this is fine.
Breakfast was really good: fried eggs, milk, coffee, baguettes with cheese, pancakes, pita (this is actually standard breakfast in Morocco - it will be in any hotels in Morocco).
The room is big, but there was a door to a toilet a bit broken.
Upstairs they have a nice terrace with city view.
We actually liked the place except how host handled the payment (the whole story in negative section). So beware that the host takes ONLY in cash and do NOT pay online to booking. Just checked if booking fixed this, but looks like not, I can still see "Accepted payment methods" and all types of cards (are they joking???). The place does NOT accept anything, but CASH! Please keep this in mind. I'll contact booking again to remove this.
When we booked the stay we paid immediately to the booking, so we did not expect any problem to pop up on our arrival. But when we arrived the host told we did not pay and we need to pay in cash (no credit or debit cards). We tried to explain him that we already paid for the stay and don't want to pay twice. He explained us that he never takes money from booking and he always takes in cash from the visitors. So we did not want to postpone this question and accommodate us to the room. I did not want to spend money on calling booking, so we decided to give him cash and sort it out with booking through the Internet. Luckily we converted enough money and had cash to pay (asked for a receipt - always ask for a receipt to get compensation from booking later). One thing I did not like is that the host told me that let's bet that if you are not right, then you will pay me double price.
Next I send a message to booking, but misused the reservation, so lost two days. Only when we got home I uploaded necessary materials and talked with booking where they explained what happens: so the guy allowed booking to take money and later get from his booking account the necessary amount, but he does not really do it and always asks cash from the hosts, he really did not get the money I paid booking, but he was not right because when he signed the contract with booking he did not specify that the location takes ONLY cash (which other places do), so paying online was valid, but the guy does not know or does not want to know how to use the payment (may be this is how he does tax optimization or whatever). I asked booking to punish this guy or at least explain him that he was wrong, which they promised to do. Don't know if they did or not. But this is how it works: some people think they are right when they are not, because the of lack of knowledge and understanding how modern technologies work). Anyway this was the main complain to this guy. Booked returned everything.

beautiful traditional Moroccan riad with a nice terrace
it can get a little chilly - which is normal for Morocco, and there are lots of blankets

Loved the ambience and the decor. The room was beautifully set up, and was warm and cosy. The owner Mr. Jbara is really friendly, offered that I could use the kitchen, and also helped me with my bag up the stairs🙈. Sadly he wasn't around much.
The location of the riad is perfect, being right in the middle of the old medina, and you can pop down and buy fresh olives, bread, snacks etc, and easily walk down to the seafront.
I loved the spaces and all the thoughtful little decor details which tied it all beautifully together.
As a vegetarian, I was grateful when my requests for added fruits and olives during breakfast were met.
The owners wife lent me an electric kettle which was great for my hot drinks in the room, as I was recovering from the flu.
The beds are really comfortable.
The riad doesn't accept card payments (which is surprising being on booking.com), and hasn't mentioned this up front. They expect full payment upon arrival, which means having to go in search of an ATM, something you don't want to do when you're tired and just want to rest. Luckily, Mr. Jbara talked to his daughter, but I still felt harassed constantly until the payment had been made.
I wanted to extend one more night as I was tired, but they were fully booked, and Leila (the owners daughter) tried to convince me to move into the room in the upper terrace which her father had originally presented to me as a guest lounge. It wasn't set up, and contained the minimum furnishings, so I felt that was a bit cheeky. The main room is beautifully appointed.
If you're noise sensitive, take a good pair of ear plugs, as being right in the old medina, there are a lot of loud muezzin calls on loudspeakers throughout the day, other than that it's generally peaceful.
This stay is like living in someone's home, so other than breakfast, I didn't feel comfortable asking for mint tea, food etc during the day. I didn't see any staff around, as I think it's family run.
Overall, it's a good stay, perfect for exploring the old town.
