This modest/rustic cottage, a perfect three season cottage, sits on a little lane right on Sakonnet Harbor in Little Compton, RI. The house is kind of cabin and kind of cottage. It is strictly a summer house as it does not have any insulation. The location is its best feature!! Sit on the deck chairs watch close-up the comings and goings of fishing boats and pleasure craft. Looking west towards the Newport mansions and Newport beaches across the mouth of the Sakonnet River enjoy magnificent sunsets from the back and side decks - Just steps from water's edge! Wow!!!!

A side yard provides plenty of space for games such as croquet and/or an evening cookout with friends and family. The rocks off the harbor are a great place to dive off into the water and an easy place to put in kayaks. When you are done swimming you can rinse off in the outdoor shower!
Inside this one story shingled rustic bungalow are two and a half bedrooms and one full bath. There is a good sized living room plus dining room and an extra den/playroom with TV. The house is not winterized but it has heat in the main room.
This modest rustic yet comfortable cottage is on a private point in Little Compton, RI and is accessed via private road. All bedrooms and living rooms are are furnished with a fun seaside charm, kitchens are well-appointed with everything necessary to cook gourmet meals. Everything you need for a quiet, peaceful spring/summer/fall getaway. The furniture is showing its age, the kitchen needs a refresh and yet the place is full charm.
Walking distance are four beaches, restaurants at the Stone House, Sakonnet Harbor (private), and Sakonnet Golf Club (private). Also nearby are the Town Commons, the shops at Tiverton Four Corners, Gray's Ice Cream, Sakonnet Vineyards, farm stands, antique shops, grocery stores, and restaurants from the Art cafe, casual country breakfasts and fine dining. (Might have to go to Newport for true fine dining. - 45 min drive)
While the house is rustic/modest, the location is simply outstanding!! A few tenants have commented on the old quite unfancy decor. The kitchen cabinets among other things are old. This quintessential waterfront cottage is a truly unique property and in an amazing location. Are you ready to fall in love!?!

Good appliances as well. “Rustic” must refer to wood paneling everywhere. There has been lack of attention to doors and windows that need repair. Kitchen cabinets really should be replaced. Comfortable king size bed. Plenty of room for four adults and two kids easily. We liked our stay, but for the cost the house could be improved.

Lovely cottage
Loved the cottage, the proximity to the water/beach, and the little town of Little Compton. Kitchen was nicely stocked so we were able to cook. We loved that we were able to bring our dog with us. Definitely would stay again if in the area.

Modest annoyance with spotty WiFi and difficulty tuning TV to desired channels (RedSox “blacked out in this area!”

Late summer getaway!
We enjoyed our last minute stay in Little Compton! It was our first visit to this area of RI and it we will definitely return. It is much quieter than other beach areas we have visited in the past. Our cottage was in a great location with views of the water and nice sunsets. Nothing fancy, but everything we needed!

Terrific place, would definitely choose again
We loved our stay in Little Compton. The house is well appointed and comfortable, with more than one spot for people to sit and read/hang out so it doesn't feel cramped. It's light and airy and the deck along two sides is terrific. We needed to contact Tom during our stay and he was very responsive and friendly. We were very comfortable and would definitely go back!

Great place if you have dogs. There is easy access to the beach and plenty of places to walk. Very relaxing.

Amazing Beaches!
Tom's Little Compton house was the perfect getaway for our family. We took daily walks to beautiful beaches, and let the night ease in while sitting on the deck. We watched nearby fireworks from the lawn on July 4th, our friendly neighbors even invited us up to their porch for a better view. Sweet neighborhood, awesome beaches, and relaxing evenings!

Wonderful view
Despite record end of summer heat the evening sea breezes made for comfortable sleep. Have stayed in Little Compton several summers to know this location is special - cooling harbor swimming, quiet early morning biking, & lovely sunsets.

perfect location
This house was the perfect spot for our crew of 6 adults visiting for a local wedding at the stone house down the street (2 double beds + 2 twins). The house itself wasn't fancy and smelt a little musty, but it was clean and all we needed for a couple days. There's also a great deck with an ocean view.

This cottage was everything we hoped it would be.....
We had a beautiful, peaceful, relaxing experience staying here so close to the water. It was so quiet, and the kids loved getting away from the electronics and TV (even though they were available). We played board games that were at the cottage and the girls even dressed in raincoats and played outside in the rain. They made good use of the outside shower, it was their first time experiencing that. All in all, it was amazing and we will definately try to do it again. It was just nice being able to relax and visit with family from the area and friends. Thanks Tom Lyons for sharing your space with us.

Lovely Cottage in Great Location
We had a wonderful visit - highly recommend!
It was clean, comfortable and had everything we needed. Owner was very helpful - answered all of our questions. We enjoyed exploring on our bikes, swimming and taking long walks by the water.
The large open deck was ideal for cookouts, grilling, reading and cocktails to watch the beautiful sunsets!
So convenient to have washer/dryer and dishwasher - loved the outdoor shower.
A special spot - will definitely be going back!
