Set in 40 acres and overlooking its own private fly fishing lake, this superb detached barn conversion provides an excellent holiday location for large groups and families. Maintaining many original features and set in the heart of the Lincolnshire Wolds, an Area of Outstanding Natural Beauty, Eastlands Barn provides an excellent base from which to explore this area of Lincolnshire, and the owners conveniently live on-site. It is located between Louth, Horncastle and Market Rasen with its world-famous racecourse, excellent range of restaurants, pubs, shops and market. Horncastle is renowned for its antique shops and is only a short drive, as is the unspoilt Georgian town of Louth with two busy market days a week. A visit to the sandy beaches at Mablethorpe and Skegness is always worth a day out. The cathedral city of Lincoln, some 15 miles to the west , is rich in history combined with independent boutique shopping, great arts and culture and many places to eat and drink. Within 30 yards of the barn is a well-stocked trout lake for fly fishing and with 40 acres to walk around, there is plenty of opportunity to exercise yourself and your dogs. Stabling is available for your horse by arrangement with the owners. The Barn comes complete with a large open-plan living area with log burner making it ideal for family get-togethers and celebrations with a second sitting area complete with pool table adjacent. There is also an 8-seater hot tub available for guests use, with shower and changing facilities. Should you have a special occasion to celebrate, the owner can arrange for a local celebrity chef to prepare a special meal. All the bedrooms come with a tv and en-suite facilities. The village is approximately ¾ mile and boasts a post office/shop and a pub providing excellent food.

An excellent accommodation, very clean, beds very comfy, friendly hosts, outstanding views. Would definitely recommend this place, the only downside was no champagne glasses for our celebrations of joint 60th birthdays.

Fantastic house for a large group - ours was a family reunion with 2 young children and it was great! The enclosed garden meant the children were safe and the grown-ups could relax!!
The space in the house was perfect - a huge area where everyone could gather together and plenty of bedrooms/bathrooms to accommodate everyone comfortably.
The house was spotlessly clean and very well equipped. Lovely welcome pack as we arrived.
We hope to return!!

We had a lovely family mini-break at Eastlands Barn and absolutely loved it! Sally and Bob were very helpful and on hand to help with any queries we had. We had some unexpected March sunshine so they dug out the garden furniture for us! The barn is in a lovely secluded setting overlooking the countryside; very relaxing views from the hot tub! Would really recommend this if you’re looking for a rural getaway with friends or family.

This place is amazing. Beautiful location, exceeded our expectations on all levels.
Hosts were wonderful offering mobility aids to my elderly mother . Great Venue for someone with mobility issues.
The only problem was, we didn’t want to leave.

Wonderful place to stop very clean beautiful house and heating is superb on these not so hot days. A really good place to chill out and relax away from the noise of the city. Bob and Sally are wonderful hosts who are ready to answer all queries on the spot yet leave you alone to enjoy their lovely house. Shops are only a few miles away and their is plenty to see if you want that wandering holiday all in all it is a wonderful place to stay and the hot tub and pool table just add to the pleasure of this wonderful place.

Beautiful, spacious, accommodation which was ideal for our family gathering - everyone could have their own space if they needed it, but plenty of room to gather together too. A comfortable place to relax, read, chill - and party! Lovely welcoming touches - cake, flowers, fruit, milk, bread and butter - and the bath robes and slippers were useful too. Rural setting was quiet and peaceful with the opportunity for country walks - and, with lovely comfy beds, we all slept well!. The hot tub and pool table were a great feature, as was the Sonus sound system. We thoroughly enjoyed having a sumptuous celebration meal cooked by Rachel Green, the local celebrity chef, and would certainly recommend that. (But book well in advance!) There were no very local amenities as such, but nice towns and villages to visit a short drive away. We did venture out into the nearby area, but were actually very happy just relaxing 'at home', enjoying the facilities! Bob and Sally were friendly, attentive hosts and always on hand if we needed anything.

This is a stunning property in a quiet, rural location.
This is a stunning property in a quiet, rural location. It is wonderfully equipped and modern with lovely welcoming touches; slippers and ferrero rocher on all beds!
The downstairs space is open plan and ideal for large gatherings; ample space so you don't feel like you're on top of each other. All the bedrooms are a good size with a huge master and they all have en suite with 2 sharing a bathroom, both with bedroom access. In terms of mattress comfort, the twins are softer and perfect; the doubles are quite hard. There is a ground floor en suite bedroom for people who might struggle with stairs.
The kitchen has all the equipment you could need for cooking and a huge American style fridge-freezer. There is a big pantry for your ambient food too.
The hot tub is very big, you could fit most of your party in it if you so wished, and cleaned daily. A gas BBQ and outdoor eating area provide a lovely space for outdoor dining.
The attached and gated outdoor space is patio so no enclosed grass but plenty outside the gate. The property is on 40 acres of land so lots of space for long walks which we took advantage of for the dogs!
The owners are on site and around as the barn is behind the main farmhouse and it's a fully working farm.
Overall a fabulous property which we have recommended to our friends already!!

Fantastic time away for 70th Family celebration. Bob and Sally were so friendly and helpful. We were made to feel very welcome from the minute we arrived. Cottage is amazing, as is the hot tub! We will certainly be back.
