Large garden with sitting-out area, BBQ and garden furniture. 3-acre grounds with trout fly fishing lake. Indoor heated swimming pool (33ft x 20ft, depth 3ft 6in to 7ft 6in, open Apr-Oct) with changing facilities, available Apr-Oct. Private parking. No smoking. Please note: There are two unfenced ponds in the garden.. This delightful detached holiday home is a fine example of a Suffolk longhouse dating back to 1420 with carved ceiling beams and oak floor boards. The indoor heated swimming pool is private and for guests exclusive use (open between April and the end of October). Set in its own large area of garden with magnificent views over open countryside, the spacious beamed farmhouse, which includes a wood-burning stove in the living room, is the perfect location for a family holiday, a celebration break or a get-together with friends. The property is beautifully secluded and set on a working farm with livestock. Three acres of trout lakes nearby offering fly fishing and abundant wildlife.
The hamlet of St Nicholas South Elmham is steeped in history and surrounded by the beautiful rolling countryside of the Waveney Valley. South Elmham Hall, with its ancient ruined minster and farm café, is reached by footpath. A short drive away is the historic town of Bungay, gateway to the Broads National Park and notable for its wide range of antique shops, restaurants, pubs and other specialist shops; bicycle and canoe hire is also popular. Nearby is St Peter’s Hall with its award-winning independent brewery and restaurant. A little further along the Waveney is the attractive market town and boating centre of Beccles where day boats can be hired to explore the Broads.
The bustling city of Norwich, with its fascinating castle museum and Theatre Royal, is within
40 minutes’ drive. Also within half an hour’s drive is the Suffolk Heritage Coastline with the famous seaside towns of Southwold and Aldeburgh, the RSPB bird reserve at Minsmere and the smaller but equally charming villages of Dunwich and Walberswick. Shops and pub 3 miles.

Stayed with my wife and two kids and we loved every minute. Location was amazing, we don't mind being out in the sticks, and house was beautiful. The pool was one of the main reasons we booked and we used it every day We'd definitely stay again Thanks

Beautiful farm house in a magical setting both hosts Susan and Jack really lovely and helpful people! Had an amazing weekend away, so much character in the property beautifully done up and really comfy and cosy beds. The area is magical if you enjoy long walks and bike rides absolutely amazing for a leisure long bike rides! Only a half an hour away from beautiful sea side too. The pool was brilliant seize to have plenty of great fun the only little improvement we'd recommend is to turn up the heating on the pool a little apart from that brilliant stay! A lovely old farmhouse, comfortable and well equipped. The perfect place for a family of all ages. The kids were in the pool for up to six hours a day, mainly because when we were there the temperatures were up in the 30's. The menfolk were all into fishing so were relishing their time at the fishing lakes. A very relaxing time for all. Only downside was, because of the heat sleeping was difficult and portable fans in each bedroom would have been welcome, or more mesh on some of the windows to allow air through and not the flies etc. A tip for taller people, beware the low door frames or take a hard hat! Old Hall Farm House is a great escape - deep in the country. We loved the garden and the huge pool and bbqs on the terrace and spent lots of time just enjoying some space. The kids loved meeting the farm dogs and feeding the carp in the pond and watching the rabbits on the lawn. The house is a lovely ancient farmhouse with beams and uneven floors upstairs. If I could change one thing - it would be to have access to the garden from the kitchen. Great house and we will hopefully be back. Review independently collected and verified by Reevoo

It is a beautiful House full of character and a perfect setting for our extended family. The large Christmas tree and the decorations in the reception rooms were delightful. The house is very well equipped, comfortable beds and many personal touches. Absolutely loved it.

Just had a great week at Old Hall Farm house. The house was fabulous, very spacious and yet cosy, plenty of room for 7 adults plus a child. All the bedrooms were a good size and the beds very very comfortable. Despite its age the house has most of the necessary mod cons and its a great getaway from modern urban life. Unfortunately the previous week there had been very heavy rain in Suffolk and the downstairs toilet had suffered a leak, which affected the ceiling. But with three other bathrooms this was not a great hardship. We all loved the heated swimming pool, which was a great bonus, particularly in October and was a good size. The gardens with two ponds were a delight and my grandson thoroughly enjoyed feeding the carp. The location was very tranquil and one of our party made good use of the two Trout lakes just 5 minutes walk up the track, particularly beautiful early in the morning with not a sound to be heard but nature. As previous reviews have suggested the location is in the middle of the countryside and whilst beautiful some planning is required as a trip to the nearest town is about 15-20 mins each way in the car. But central enough to enjoy trips out to Southwold, Aldeburgh, Sandringham and Norwich All in all a great week. Thanks very much Susan and Jack, we loved it.
