Zyanya is a unique one of a kind oceanfront property located on Punta Sur. The home contains four large master bedrooms each with their own private master baths all with views to the ocean. The downstairs bedroom which is also wheelchair accessible is not only facing the ocean but open to poolside for easy access. Each of the three upstairs bedrooms has a private balcony with the most incredible ocean views. There is one central tub room upstairs with a large oversized bathtub for the whole house to enjoy and escape after a long day at the beach, pool or exploring the island. The large oversized double living room and kitchen with ceiling to floor sliding doors open to the outside allowing for ocean breezes to fill the house. Large Oceanside infinity pool and deck equipped with lounge beds, dining area, and chairs are perfect for entertaining.
There is a Chef's kitchen and an extra-large laundry area. The House has the most amazing curated hand made furniture and vast art collection making this a desirable property on the Island.

Our stay at Zyanya was absolutely incredible! From the moment we arrived, we were greeted by the warm and welcoming staff who made us feel right at home. The hospitality was top-notch, and it was clear that the team genuinely cared about making our experience unforgettable.
The accommodations were amazing—our beds were fluffy and incredibly comfortable, the air conditioning perfectly cold- it was the perfect retreat to return to after a busy day.
One of the highlights of our stay was the stunning views! Each morning the breathtaking scenery took our breath away. It was the perfect backdrop for our vacation.
A huge shoutout to Chef Luis! His culinary skills are out of this world. Each meal (especially the dinner in the ruins) was a delight, showcasing incredible flavors that left us eagerly anticipating the next. The attention to detail and the passion for cooking really shone through in every dish. Also the rounds of fresh cocktails (and mocktails) at the pool and on the lanai were divine!
Additionally, our host went above and beyond in arranging transportation for us, making our travels seamless and stress-free. We felt completely taken care of throughout our stay.
Overall, we had a fantastic time at Zyanya, and we can't recommend it enough! The combination of wonderful staff, luxurious accommodations, and mouthwatering meals made for an unforgettable experience. Thank you for everything! We can’t wait to come back!

The island is picturesque, friendly, safe, and authentic. The house is nearly perfect. Amazing views. But the best part was the chef and other staff. They made our stay relaxed & carefree. Seriously, the chef should be working at a Michelin star restaurant in Manhattan. They made us pretty amazing cocktails too. I hope they appreciated our tip, because they certainly deserved it!
I will come back and will stay longer next time. Highly recommended to book.

Our family vacation at Zyanya was nothing short of extraordinary. The staff was absolutely phenomenal! They went above and beyond to make our stay unforgettable, especially with our kids. The personalized drinks were a delightful touch and kept smiles on the little ones faces.
The food was simply delicious, every meal was a treat. The villa itself was immaculate and the view was breathtaking.Pictures truly don't do it justice. We're already planning our next visit!

It was truly magical. Upon entering, we received fresh and delicious beverages with a charcuterie board. We had the most amazing food cooked for us... something different and special each morning and evening. The drinks Roxanna and Luis made were out of this world delish! It was cleaned every day and the Ruins dinner was so memorable! And that didn't even begin to mention the majestic beauty of Zyanya! If you have an opportunity, go!!!!

We had the most magnificent trip ever ever. It was so nice. The host laid out every day every day had special decorations That made my daughter, feel like the luckiest girl in the whole wide world. Luis was fabulous and gracious. He made even a hurricane bearable!

Zyanya is an amazing property and the staff—I can’t say enough, just phenomenal! Our group stayed there for 5 days and we were pampered the entire time! Luis, chef, is so talented! Every meal tasted gourmet and everyone was so accommodating. The owner organized everything for us- from the moment we landed - shuttles, taxis, golf cart rental, etc. Our kids voted this our best vacation of all time; and we will DEFINITELY be back!

The property is absolutely amazing. Each of the bedrooms would qualify as a master at another property. The infinity pool, the rooms, the views, the artwork, etc. all were next level.
The owner Angel was super helpful and easy to communicate with. The chef Luis was so talented and really elevated the whole experience.

We could not have had a more perfect villa for our family get together. The rooms were all spacious and private with beautiful views. The living/dining space was open plan which was ideal for us to gather. The grand children and adults loved the pool which overlooked the gulf. Angel and her staff were gracious and welcoming. All had a fabulous week vacation!

The property, Zyanya, was as advertised! Spectacular views, incredible open spaces inside and outside of the house. Angel, host, and Luis, chef and daily contact, were exceptional. Luis's meals were exceptional with flavor combinations that only a master could imagine. We have stayed all over the world and this is at the top of our list. We highly recommend to all.

Amazing view and by far the best appointed villa I have ever stayed in. No detail was left undone and the staff was amazing and you barely knew they were there everyday. This house is Amazing!!! From the moment you step into this beautiful home you will be wowed by the views and accommodations. I've stayed at both the north end and now the south end of the island. My friends were looking for more of a private experience and the Zyanya house exceeded all of our expecatations.
Having Chef Louis really was the high point of our vacation. Having never experienced a private chef before I wasn't sure what to expect. His meals and cocktails were phenomenal. If you don't book Louis, you will be missing out! Will be coming back again some day!! Thank you Angel and staff.

Six of us childhood friends stayed 4 nights in this gorgeous location to celebrate turning 50. The property is as described (if not more amazing in person). Angel is very accommodating and responsive and helped us answer all of our questions ahead of time and during our stay.
Luis is an absolute gem and every bite of food he cooked for us was incredible. We are all foodies and I can honestly say every meal was heaven. We all wanted to take him home with us or at least on our next vacation!
The home was well appointed with everything you could possibly need to have a relaxing stay. The beds were very comfortable and the art and lighting throughout was stunning.
We hope to be back sometime in the future and already miss the beautiful views and peaceful setting. This place exceeded all of our expectations for a perfect ladies weekend!

We were a family of 8 people ranging in ages 3 months to 60 years old and all of us had the absolute best time. You walk into the beautiful property and just feel so calmed by the beauty. The kids swam in the gorgeous pool and the adults relaxed poolside and enjoyed the view. Chef Luis and team are so incredible and the food is beyond. So interesting and absolutely beautiful presentation. Not to mention delicious. They took such good care of us and made sure we had everything we needed the entire time we were there. Angel had the best suggestions and was always just a text away to help with any suggestions or questions we may have had. Our last night we did the ruin dinner on the property and it was so so very special. Must do.
Oh and the beds were insanely comfy. Highly recommend this property!

Everyone in our group truly had the most fabulous time!! Angel and her team made this a truly unforgettable vacation. From before we left, to heading back home, they made everything so easy and effortless. The house is somehow even more gorgeous than the photos and the beds were literally like sleeping on a cloud. To say that this was the best holiday is an understatement!! The home is absolutely stunning and every detail has been carefully thought. Luis and the staff truly make this place the special gem that is. We stayed there with 4 other couples to celebrate turning 40 and we were treated with such hospitality from the moment we walked in the door. The views are intoxicating as the listing states and there isn’t an amenity that is overlooked. We are already planning our next trip back!

I have to say my girls trip was a total success! First I want to thank Angel for sharing her beautiful home with us. Everything was set up to perfection upon our arrival and Luiz was on staff our entire stay while accommodating our every need, as well as desires. We had meals prepared daily with love and drinks on command. The overall energy was phenomenal I recommend booking this stay, the home, the views and island is a must!

I rented this incredible property for my sister's 40th birthday and we had the absolute best time. I travel frequently and stay in luxury properties and this gorgeous house exceeded all expectations. The rooms all have amazing ocean views and very comfortable beds. The bathrooms had plenty of toiletries and towels. The pool area also had towels and sunscreen so we didn't have to pack much. The design of the house is really impeccable with beautiful art work and lots of space to socialize. This is one vacation where you really never have to leave the house. We rented golf carts but didn't end up using them much because we never wanted to leave!
The best part about our stay was the chef (Luis) and the staff. Luis prepared the most amazing meals and cocktails and was very considerate of food allergies. We woke up everyday to a pot of freshly brewed coffee followed by brunch. He made my sister a birthday cake that was so delicious and a special way to end our trip. Luis and the team did all of our grocery shopping prior to arrival and which was so helpful.
I can't recommend this house enough. We are already planning our trip back. Highly encourage to book with the chef as that was the highlight of our stay.

We stayed at Zyanya with a group of 14, adults and children aged 44-11. We couldn’t have asked for a more relaxing and luxurious vacation! If you are contemplating booking this property, do yourself a favor and book it now! You MUST add Luis as he makes your stay serene and effortless. Angel has thought of everything and her design aesthetic is amazing! The house is immaculate thanks to Roxann and all the crew that works on and around the house on a daily basis. We truly did not lift a finger and it was absolutely devine! We hope to be back again someday!!!

Everything about Villa Zyanya was magical. Most times, pictures oversell the experience. But that wasn’t the case here. In fact, the pictures don’t do this place justice. The property was immaculate … well appointed to satisfy our every need and want and expertly designed to support and encourage comfort, connection, and celebration. Each room featured top-notch amenities so that all 11 in our group enjoyed luxurious accommodations.
The location was also amazing. Nestled quietly away from the hustle and bustle of downtown but close enough for an enjoyable golf cart or scooter ride to get there, the villa provided the perfect combination of secluded getaway with vibrant city life.
The only word of caution is that this place will ruin you for vacationing any other way. Each detail surpassed our *previous* standards of luxury. I truly believe the secret ingredient was Chef Luis and his crew. They made our stay extraordinary. The meals were incredible, and the service was impeccable. They anticipated every desire and more than delivered every time. They never let a glass get low and literally went above and beyond to ensure our family was able to focus on creating lifelong memories with one another. 15/10 would recommend, and we’ll certainly be back.

I don't 't even know where to start... Words really can't do this property justice. The views are unreal. The house is straight out of Architectual Digest. Then there is the staff. Luis, Roxanna, Nancy, and Paco were on top of everything. They are the definition of hospitality and the food... oh man the food!!!! My guests were all blown away and all stated they have been traveling all wrong before the Zyanya experience. Angel, thank you for creating this amazing vacation location, and being so responsive. (She even helped with our transportation to the island!) I didn't want to go home and will definitely be booking again!

All the previous reviews are spot on! It’s impossible to describe just how spectacular this experience is…and I say experience because it’s more than just a house. Angel is incredibly responsive and available and friendly and Luis is such a value add! His food is outstanding and absolutely worth it. We were in awe of every detail and had the most magical stay! Do the Ruins dinner! We ventured out once and we’re all eager to get back for the house because why would you ever leave? I feel so lucky to have found this property! Thank you for an amazing stay!

I cannot say enough AMAZING things about this property, Angel, Chef Luis, the entire staff, and our overall experience! Somehow the house is even more beautiful in person than in the pictures, and the views from each bedroom make you feel like you’re living in a dream land. The beds were some of the most comfortable I’ve ever laid in and every inch of the house was pristine. From the beginning to the end of our stay Angel was always available by text to help us coordinate whatever we needed. We were blown away by how safe we felt traveling to and from places on the island thanks to the taxi drivers that Angel set up for us. And the food… omg the food! Chef Luis cooked us the best meals we’ve ever had in our lives! I’ll forever be dreaming about the tacos and his famous mashed potatoes! Our stay would not have been the same without him, he truly helped make every single moment special, from mimosas at breakfast to cocktails of the hour served to us at the pool, we were in awe of his skills and kind soul! The house itself is beyond amazing, but Chef Luis and the staff are really what make staying here an unforgettable experience! The housekeepers took care of our rooms every morning and helped Luis execute all of the amazing meals. They were so incredibly sweet! I could go on and on forever about how much I loved this place! I’ll be recommending Villa Zyanya to everyone I know and we will definitely be back again to enjoy this little slice of heaven on earth!

Unforgettable is the first word that comes to mind. Everything that every person reviewing this property says is absolutely true. Our situation might have been a little different than most, a spouse in our group had recently passed away. We contemplated canceling this vacation a thousand times but something in us said to go, that it was just what the kids and adults in our group needed. And we couldn’t have been more right. Luis and the ladies were loving , thoughtful, shared a few of their own stories of life. The food was healing, the people were healing, the ocean and the house was healing. We all decided that good people find good people and I can’t begin to explain how true this is here. I hope with all my heart that this won’t be the last time we are guests!

Oh my goodness, how can I begin to say how AMAZING everything was, every little detail. This was an unforgettable experience for me and my group. It may sound silly but I get a little teary eyed as I write this review because it was truly a very unique experience . From the start when my family and I lost our flight Angel was able to help without skipping a beat, I was a mess since I planned this vacation and was the only one in my group that spoke Spanish ( it really doesn’t matter because most people speak English there) BUT my group was nervous to begin with and I was their peace of mind. Angel was able to guide my group with all the reservations I had along before they got to the final destination ( Zyanya home). She was readily available by text handeling 15 people, rearranging pickups for my husband and I as we were on different flights, making sure everyone was accounted for and not left behind. There’s no words to describe the peace of mind she gave me, hands on all the way.
I planned this vacation a year ago to celebrate my husbands 60th birthday, I am a planner so I researched golf carts and everything you can imagine to make the trip unforgettable, but let me tell you something: do it through Angel! If you are like me wanting things set a year in advanced you need to let go and TRUST her! Use her people, they know what to do! Specially if something goes wrong! I got impatient and just started booking things on my own, I just didn’t know… she called me two weeks before my trip and then I realized she has it all figured out, don’t be scared like I was and trust her and her staff, specially Luis!! The chef! Hire him!!!! It is SO worth it!! My group can’t stop talking on how amazing his cooking was and overall him as a person, just an incredible human being, and all the girls along with him that help him. You will not be disappointed, you need him! He makes the magic!! We had dinner at the ruin and it was exquisite!! Fire dancers! And everything previous reviewers suggested and am SO grateful for all of them because otherwise I wouldn’t have done it.

We recently stayed at Zyanya for a 50th birthday girlfriend getaway the first week of February! My experience planning and working with Angel to coordinate transportation, pre-stock, party decor/extras, knowledge of the island was fantastic. She provided a level of host service that far exceeded my expectations. Chef Luis and team were absolutely phenomenal. They catered to our every whim and each meal was cooked to perfection. He is truly a culinary genius, and our expectations were far exceeded by the meals he prepared. With a large group, planning the meals gave me some anxiety, but I'm so thankful I took Angel's advice to just surrender and let Chef Luis work his magic...he did not disappoint. The home is breathtakingly gorgeous and the views of the ocean unparalleled from the moment you reach the front door. I think it's the perfect vacation home for 4 or 5 couples, a family vacation or girls/guys' trip. I'll definitely be making a return visit to Zyanya and recommending it to everyone who may be interested in an elevated vacation experience in Mexico.

Just returned from my second trip to Villa Zyanya. The style of the home, view, and service CANNOT be beat. Luis, Roxanne, and Nancy will take care of anything you need. Make sure to ask for ceviche and queso snacks. Heaven on earth!
