About this bed and breakfast
Located in the funky Bywater neighborhood (2 miles from the French Quarter), this OWNER OCCUPIED inn is just far enough off the beaten track to enjoy the relaxed atmosphere of New Orleans without the commotion of Bourbon Street. To elaborate, my husband and I live in the front part of the house which is completely separate from the individual, private suites. We are around if our guests need anything but we also completely stay out of the way, respecting privacy, allowing you to enjoy our property.
The Lookout Inn includes FOUR individually themed, large suites, each with their own generous private bathrooms: Mardi Gras, Bollywood, Elvis and Mission. The price you see listed is for all 4 suites. Each suite is complete with a queen sized bed; 3 of the 4 suites also include sleeper sofas. (The Mardi Gras Suite does NOT have a sleeper sofa.) Suites are also complete with complimentary wifi, Directv, coffee makers and mini refrigerators.
There is NO kitchen OR indoor common area space, such as a living room or great room. The 4 suites are private and are arranged so they can each be rented independently. In ground pool, hot tub, BBQ and seating cabana are located in the lush outdoor, common area space. Street parking is available right outside the inn. It is free and there are no parking restrictions. Off-street parking is unavailable.

We are dog friendly, with a $40 per dog fee. Dogs must be housebroken, on regular flea prevention and non-aggressive. Bulldogs stay for free. :)

This is the perfect spot for a NOLA trip! I stayed here with a group of friends for a bachelorette weekend, and we had the best time! It’s conveniently located, decorated creatively, and accommodated every need we had. I would absolutely stay here again!

My friends and I stayed for a girls trip and we all had the most incredible time. Kelly was super communicative and friendly and willing to work with us and answer all our questions! At first glance the area doesn’t seem to be the greatest but my group and I had no issues walking around town to grab a bite to eat. Its about a 10 minute drive to bourbon street, so you wont get all the tourist noise either. There is however a train that will occasionally pass by and can get rather loud. But it so rarely happened it didnt bother any of us. The rooms were all super cute and cozy. We were all so excited to check out each other’s rooms because of the different themes. And the pool was fantastic to have after a long day of exploring. I cannot thank Kelly enough for her hospitality and would recommend to anyone and everyone to stay at her place. I’ll most definitely be coming back to New Orleans, and will definitely be staying here again if possible!

This is an absolutely great place to stay with a group of friends or family. It is very unique and welcoming. Kelly is a gracious hostess and there is everything here that you can imagine for a get away if you want a "taste of New Orleans". The bywater neighborhood is eclectic and charming and there are several great places to walk to for food and bar fun with the group. We felt very safe walking around here. Parking is very easy on the street in front of the house,. If you want to go to the french quarter you can drive and park on the street, or in parking lots. Or if you want to take an uber it is about 5 minutes and 10$: we did both with no difficulties. The best part of this location is the pool and courtyard in the back of the home that we used as our group gathering space: There is a hot tub and cabana with a bathroom, sink and refrigerator - nothing super fancy, but perfect for a laid back place to lounge and gather with friend/family. The pool was not heated, but it was perfect for a hot day:) The backyard is also very shaded after 2p, so if it is hot outside it does not get too hot in that area, which is nice. The rooms are individual suites and they are decorated so uniquely - it definitely felt like a New Orleans experience! We would definitely return and highly recommend:)

We had 4 couples and half of us were celebrating our 40th birthdays. Bywater (the area of the Inn) has a bunch of places to eat and drink all within walking distance (1 mile or less). Alma, Bywater Bakery, and The Joint are just a few of our new favorites, making The Inn’s location great! It was a quick Uber/Lyft ride to the French Quarter, Frenchman Street, Magazine Street, St Charles/Canal to pick up the street car, so we were able to see so much of the city in the few days we had.
The Inn itself was spotless, provided enough amenities that we didn’t need to fret about paper towels, drinking water, toilet paper, soaps, hair dryers, etc and just had to pack the necessities. The rooms are artfully decorated and so fun that we took a walking tour of all the rooms just to check them out. The thought and design of the decor really makes this place stand out. The common area (pool, hot tub, cabana, tiki bar, patio) was big enough for all 8 adults to hang out and not have to worry about being in someone else’s room (like we would if we had stayed at a hotel).
The mural on the fence transforms the backyard into an oasis.
Kelly is quick to respond, gives great suggestions, and is extremely helpful. We felt like we had a friend in New Orleans helping us plan our time which gave us the most out of our trip.
The only downside is that of which is out of Kelly’s control. There’s a train close to the Inn and the horn is loud. There’s a rooster that roams the area and his call can be heard. When we come back, we’ll just make sure to bring a sound machine to help block some of those distractions as we sleep.
I don’t think we could’ve found a better place to stay. Now, we just have to hope Kelly has other Inn’s in other cities so we can continue to travel to new places and be spoiled by her vrbo’s.

We had extended family from age 9 through 66. This property was the perfect place to rest between our New Orleans tours. Kelly was incredibly responsive and thought of every little detail to make our stay comfortable. I highly recommend this rental!!

We went as a group of 4 couples and we all loved the property! Close enough but still had space away from the French quarter which is what we all wanted. Loved the property, beautiful, fun and relaxing! Highly recommend kelly and her property!

Let me start off by saying Kelly and her family are fantastic. We rented all 4 rooms and had the time of our lives.
This place has everything anyone could want and things you didn’t know you needed. Clean and comfortable. Decorations are really cool and had our children fighting over which room they got.
I can’t wait to come back and spend more time here. Thank you Kelly for the great memories.

Everything was pretty great here, The suites were clean, was a nice place to hang out when we were not in the city, wasnt too far from activities. The friends I traveled with met the owner and said she was very nice, when we spoke she communicated clearly and replied quickly. Checking in was simple and straightforward. The pool is a bit smaller than the picture eludes. but overall 5 stars.

Staying at the lookout inn with 10 girls was an absolute dream! Kelly was so responsive, kind, and helpful. The house had so much charm and each room was comfortable. The pool was amazing for cooling off from the Nola heat. The house was walking distance to so many amazing places. We can’t wait to be back!!!!!

Kelly was so easy to communicate with & had literally everything we could possibly need! She even helped my friends out by decorating for my birthday. The house was close to everything & super cute!!! 10/10 would recommend!!! :)

Cute decor and very clean
Overall the property was good. It was very clean and the owners were awesome. The backyard and pool is much smaller than it appears in the pictures. We went in June and it was miserably hot. I can't imagine July or August. The upstairs suites were much harder to cool.

Family Fun Times
The Lookout provided four spacious, gorgeous rooms with great en suites for each room. The backyard had a great French Quarter courtyard feel complete with a pool, hot tub and cabana. It was a great place to unwind after touring the city. We loved the neighborhood and enjoyed discovering the local eateries and bars. The hosts were amazing and very accomodating to our needs. We will definitely be coming back and recommending it to all of our friends heading to NOLA. The Lookout is 5 stars across the board!!! Thanks for an amazing stay!

Family Holiday
We had a wonderful time. There were 3 families. My husband and I with our 4 kids (17,15,11,8) my Brother in law and family (boys 10,8)
And my in laws. It was a bit chilly so not having an indoor meeting room was a little tricky. But we made it work. The pool was way to cold- but the kids did do a polar plunge before sitting in hot tub. Very close to all the things. Brilliant space - I will tell others who need a space when headed to New Orleans!

Best group house in NOLA!
Wonderful in every way. Four lovely suites, each with its own bath. Great pool and one of the best hot tubs you’ll find. Close to fun spots like Bacchanal and BJ’s Bywater. And Kelly the host is a lovely lady who lives in a separate part of the property—completely respects your privacy but always there to help you! We’ll certainly be back!

Amazing place to stay
This property is amazing! We went there with a group of 8 for a bachelorette party and we could not have ask for a better place to stay. Kelly was very helpful is giving us good tips on where to visit and where to go eat. It was the perfect place to stay because everything was so nice and clean it felt like being home while on a trip. The pool was also nice to go in when the group just wanting to hang out.

We loved the house! It was clean, a beautiful historic house in an upbeat gentrificated area. There's a local bar within walking distance, decor was so cute. And the pool was beautiful! A perfect place for a weekend getaway outside the hustle of right on burbonstreet but close enough to not feel out of the way.

Awesome outdoor area and fun suites!! Owners are awesome!
Came here for my bachelorette party with 7 girls total. The rooms were perfect because we each got our own little seating area and mini fridge. The outdoor area is FANTASTIC!!! We didn’t get to utilize it much because it rained our whole stay (bummer) BUT this gives us a reason to come back and stay here!! The owners were great and gave us privacy to hang out and relax. We even got to meet their precious pup who showed up in the back for just a second! The rooms were very clean and it was a great trip! The location is great, very short uber ride to bourbon and all the things we wanted to do. There are loud train horns that go off in the mornings, but that’s just the nature of being near a railroad track. We had so much fun here and loved the layout of the place! There isn’t a shared living room, 4 separate suites with separate keys. Big fans of the space and we will definitely be back (and hopefully when the sun is out)!

Amazing find!!
The Lookout Inn is a fabulous getaway! Kelly has thought of everything you might possibly need. The rooms are so fun and unique, with plenty of space to spread out and relax. The backyard is gorgeous. We enjoyed coffee each morning and nightcaps in the hot tub nightly. Great neighborhood with plenty of things to do and see! We will definitely return. This was such a fun property to stay at. Kelly was a fantastic host and checked in with us a few times. The pool was COLD, but going between the hot tub and the pool was perfect. The rooms were great and beds were comfy. The Bollywood’s pullout is broken, but we just put the mattress on the ground and it was very comfortable. Loved all the decorations! The neighborhood was filled with great people and restaurants. The local bar next door was awesome and we met some really nice individuals. We were there almost every night prior to or after going to Bourbon, Frenchman, etc. The only challenge was waking up to the train which passes directly behind the property. Woke us all up between 4/5am with its horn, but nothing to do about that other than sleep in. Thank you Kelly for everything! We already talked about coming back.

Absolutely perfect!
This place was absolutely perfect for what we needed. The beds were comfortable and the suites were spacious and clean. Check in was a breeze and Kelly was quick to respond to any questions or requests. I was worried about noise from the other suites next to/above us carrying over, but it wasn’t an issue at all despite our friends coming and going at all hours. The location was great - be sure to check out the little dive bar at the end of the block. It’s a great place to get a drink when you don’t feel like getting back in the thick of it all. (And their french fries are amazing.) We would absolutely stay here again in the future, and likely will at some point. Thank you Kelly for the hospitality!
