Location is a big bonus. Room was large.
We were disappointed that there was no breakfast served or a happy hour. This tells me the owners aren't on the premises. Parking is on street and challenging as the B&B sits high on a hill.

The historical features and most definitely the aesthetics. The area was beautiful because the preservation done by the owner.

Nowhere on the Booking.com app does the Inn state that breakfast is NOT served during weekdays, they only serve breakfast on Saturday and Sunday mornings. I was notified about this AFTER I had already booked and paid for my reservation on Booking.com. I felt like this was misleading. Luckily I had a Friday night reservation so I was served breakfast on Saturday morning. Otherwise, I would have been extremely disappointed had I booked a room during a weekday and not served breakfast at a "Bed and Breakfast".

Breakfast could have been hotter and more fresh fruit. It was nice to be together with the other guests sharing conversation. We liked the host sharing historical information and questions with us. The parking was not the best on the street.
Showe in our room was very hard to get in and out. There could have been a rubber slip mat available to stand on and a bath mat as you stepped out.

Beautiful historic Victorian Home with a great view of the downtown and river. Great Breakfast as well! Simon was a great host as well sharing some of the history of the house and Family.

The beautiful house, the extra blankets and pillows in the room, the key in the door, the TV in the room, other friendly guests, and the affordable rate.
We liked our stay very much! I now realize that breakfasts are featured only on weekends but a weekday treat would really complete the B&B experience!
For example, leaving a carafe of hot coffee and a "home-baked" item to wake up to either outside the bedroom door or in the dining room.

Simon was a delightful host! Good breakfast. Elaine was so welcoming. The house is quiet and beautiful and not far from Dubuque attractions.

Needed more ice. Some simple breakfast foods during the week( cereal, toast, pastries) would be great.
There was plenty of parking, but the streets are curvy, narrow, and STEEP. Be prepared. The location does add to the charm.

My wife and I like staying at Bed & Breakfasts where everyone eats breakfast at the same table. Hancock House definitely met this criteria because there were 17 of us eating breakfast together and conversations were easy and enlightening.

Didn’t eat breakfast as time was not convenient to our schedule. Location was fine. Room was fine. House was historic and beautifully restored. Helpful info about the community was available.
Steps and no elevator. No rails next to steps leading to house from street parking. Host had a negative attitude which was not welcoming. We were not allowed to bring family we were visiting to see the house or watch fireworks from the porch/yard.

the Hancock House is a beautiful home, tastefully decorated with antiques. The view from the front porch is worth the trip to Dubuque on its own.
