Lovely property and beautiful garden. Good location, close walking distance to city centre. The staff were very pleasant and helpful to any needs. Enjoyed nice meals in the dining room.

Being fussy here - not really a dislike, but if Kippers or Smoked Salmon & Scrambled Eggs would have been available for breakfast option I would have scored it even higher

Unfortunately the restaurant was closed every night we were there. We would have cancelled if we'd known in advance as my husband is diabetic and really needs to have easy access to a meal. It proved stressful locating a restaurant and then one that could serve promptly and he having to consume liquid glucose to avoid a hypo
2 of the 3 nights. For this reason and only this we probably wouldnt book here again

The hotel is well positioned - a ten minute walk to the city centre or railway station, and about fifteen minutes to the racecourse. The bar and sitting rooms are worthy of a special mention - very comfortable and a great place to relax. My room, a double, was very good and everything worked as it should - great shower. The breakfast is table service only - basic, but well done. I had no problem with the wifi connection - which is very unusual in my experience. Above all, the owners and staff were all so very friendly and helpful. Well done them. I really enjoyed my stay.
The one thing I would single out as a slight negative is the TV in the room. Small and only Freeview channels, some of which didn't work - quite unusual these days. But, why would anyone want to watch TV when there are so many pubs and restaurants within spitting distance?

The staff were lovely. We were greeted by Maz who is a real asset to the hotel as were the waiting staff. The room was very comfortable & clean (though the bathroom was tiny). There is a well-stocked bar & plenty of seating space both inside & outside the hotel. The hotel is perfectly placed for exploring York being only 15 minutes walk from the centre but far enough out to be quiet & not disturbed by revellers.
There was nothing really not to like. We would say the food (we had Sunday evening meal & breakfast each day) was average; very much catering for coach parties - tinned/packet soup rather than homemade etc.

A very clean and well appointed hotel. 5 minute walk to the nearest gate with pubs and food nearby too.
Excellent breakfast with plenty of choice. Sadly the restaurant was shut in the New Year but I can only assume it would be lovely going off the breakfast. Friendly and helpful staff.good value for money, a family run hotel that has a lot of returning customers. We will be staying there again.

Lawn lights at the front of the hotel still light up the room despite thick curtains. Most may not bother but I like it very dark, so eyemask for me next time.
Pillows too thin for me, I'll bring my own next time.
Noisy road, I use earplugs when travelling, but if you don't, this may be an issue.

What a fantastic location, 10 minute walk to the centre of York. A very warm welcome and a very good breakfast.
The room was a bit tired, I appreciate that renovation closes some of the rooms but the radiators and shower needed replacing in our room - more power through the tap. Some of the breakfast staff (different staff on both our mornings) need some training on engaging with the customers.
