Centrally located on the Grand Canal. Beautiful old building and interior filled with centuries of history. Access to key areas in San Marco, Water taxi accessibility right to the door. Our suite was large and comfortable with a fantastic view over the Grand Canal. The service everywhere was world class - the service at the front desk, the wonderful porters, the outstanding room service and wonderful breakfasts served by attentive staff. A key highlight of this lovely hotel are the dinners....exquisite food served by head waiter Carlo. This hotel was a perfect choice for us and we will come back here whenever in Venice!
Nothing negative to report

We enjoyed every second of our stay at this hotel. Staff were very welcoming and helpful. I am so glad we had dinner at the hotel. We loved the history of this hotel. Also, reception staff helped us booking a taxi so fast when we had to fly back home due to a flight cancellation. We will visit again this hotel.
There was nothing that we didn't like.

The main hotel is beautiful
We were put in a room in the annexe which is a separate building to the hotel. There are 69+ stairs to the room which is very basic. The shower dribbled out water which took 20 minutes to warm up, one very small cake of soap for the three days we were there and no shower wash!

Amazing staff, amazing location, amazing historical building and amenities.
the AC in multiple rooms did not work well. It was a very hot sleep. The staff was amazing at accommodating us in different rooms each night, but the AC in them just didn’t work right, room after room.

The historical home was beautiful with period original furnishings.
The bedrooms had no A/C as listed. The shower fixtures were old and the bathroom tiny. The room we got just had a bed and small night stand. No fridge. No coffee pot. Way over priced.

The hotels appeal is its historic story along with its location. The staff is some of the best and most accommodating we have had the pleasure to deal with. Just wonderful. The breakfast buffet and staff taking care of it- marvelous. Arrival and departure to/from the hotel can be done by boat, which adds to the experience (highly recommended). We had two rooms. One overlooking the grand canal. The floors are slanted by the endless shifting the houses are exposed to- again- adds to the ambiance.
It was pretty much what we expected. The lack of an elevator and the many steps necessary to climb up to your room will be a challenge for some but added to the historic experience we felt.

Beautiful historic hotel. Love its entrance by the music school. Wonderful dining room for breakfast. The suite was spacious with a wonderful view of the Grand Canal.
But this is second time we’ve stayed when the state rooms were used for a private event so there was no where to sit. Our suite was very spacious but there were no comfortable chairs, no chests of drawers for clothes. A catering trolley and ugly pointless IKEA open shelves and weird metal bedside tables

Palazzo storico magnifico , emozionante e confortevole .
Personale gentile e professionale ...

I liked the size of the room and the view to the Grand Canal. The bed was comfy and the room was very very spacious.
It could be hard to find as Venice is kind of a labyrinth. For the price, it didn't include breakfast, but there is option to buy separately if you want to have breakfast at the hotel.

The suite was large and it was impressive to sleep in such an istoric building. The breakfast room was beautifull and the breakfast was decent. It's not an ugly room, but it's not up to 4 **** standards.
The room looked way worse than in the pictures. The bathroom was in a very bad state: the shower had no pressure and I struggled to take a proper shower. The bathroom walls were also dirty and damaged.
The bed was large but not very comfortable. The pillows were rock hard - there was a slightly better pillow in a cupboard but there was only one spare, not two.
There was no complimentary water nor biscuits (not that we needed biscuits but this is how the suite is advertised and I think that a bottle of water should always be included).
The TV was old and the remote looked in a really bad state with bateries sticked up with tape. Again, not extremly relevant, but it looks bad for an elegant hotel.
The building is under repair but it's fine if you stay during the weekend (there was no noise while we where there).
The suite was dark but that was understandable as it was on the interior courtyard.
The room was very warm during the night (we were there in March) but we managed to shut one of the radiators.
There was a particularly unpleasant sewerage smell coming from the courtyard.
The hotel is not easy to find, but you will find it if you follow gmaps properly.

Nuestra estancia fue increíble. Habitaciones gigantescas y lujosas.

- Staff is very kind
- Location is decent, A bit far from Train Station but close to many points of interest. A bit far from the best rated restaurants though.
- The room is enormous.
- The room definitely doesn't look like the photos on booking. It looks a tier below that.
- The bathroom smelt foul, like sewer. Even as soon as we checked in. I assume the pipes and sewage system are a complicated topic in Venice.
- A bit of noise at night, from either the ventilation system, or just old things creaking, like furniture and walls/structure. I guess this happens in most hotels in Venice.
- No door knob locks on the internal doors of the room or the bathroom.

The property is rich with history and much effort has been taken to retain it’s authenticity without overly modernising it. It is quaint and feels like a walk through the past. One almost feels transported into what might have been the order of the day at this grand setting.
After daily excursions coming back to what felt like home was a welcome relief from the otherwise busy city. The staff go the extra mile, including the very hospitable managing director whose humble demeanour was very warming. Little Aaran is autistic and a hugger. No hug was ever a burden and neither was his sudden outburst when mama said no. The staff are inclusive and respectful of hidden disabilities.
Most grateful.
Nothing. It was perfect just as is. One must appreciate it in its totality including the age, structure, location and heritage without any expectations based on past experience elsewhere. With open mindedness you will be surprised at what jewels you might find.

Staff were very friendly and helpful.
The architecture and interior of the old building was beautiful and what was expected. Food was good. Room size very good.
Not being aware of the number of stairs to access the room booked. I have a bad knee.
Room service was erratic. Usually something was missing like a towel or tea or milk. Terrazzo floor needs repairing as it crumbles in part and so walking bare feet is risky.
Shower is only 600mm wide and the tap projects 100mm in the center so showering was a juggle.

Niente

We loved the character of the property. The staff was wonderful. Extremely helpful.
Perfect place to experience the true feeling of Venice.
The bathroom was modern and updated.
It was not a modern hotel. Obviously!
Keys to doors were cool but hard to work. Because it was a very old hotel, there was no elevator. I stayed on the first floor. I had to go outside and go in a door that was old and hard to open. And then down a maze of hallways to my room.

The staff are incredibly good. They will help with any problem. Very friendly. Nothing is too much trouble.
No lifts.
The shower head in my shower - more water came out of the connection rather than the head itself.
Missing handles on drawers and screws sticking out.

Good location. Beautiful old building on the Grand Canal. You need a room in the main hotel, our first room was in the annex. It was not worth the money we had paid. Complained and we were moved to a better room. All staff were very helpful apart from one. Evenings were made amazing by Andrea who runs the bar at night. If you’re lucky he will seat you on the balcony (there are only two, seating just two people) he’s very entertaining and lovely man. The female reception staff are so helpful. Also you can arrive at the hotel by water taxi. It’s very special.
First bedroom was terrible.
Main hotel does not have a lift. Stairs are hard going.

Our room was large, charming in an oldy worldly kind of way. We were overlooking the grand canal which was fabulous. The location was wonderful, only moments from the Academia Bridge and a short stroll to St Marks Square. We didn't eat breakfast in the hotel so can't comment on that. Staff were friendly and helpful. When we checked into our room the history of the hotel was explained to us.

Staff was really lovely and helpful. Great bar! Amazing location and thank you to the property for being so pet friendly!
None of the photos matched the room we booked. I appreciate that the reception looked into alternatives but it was a bit disappointing that what we got was nothing from the website photos. But the shared spaces in the property and the bar are beautiful.
